Stunning lake view countryside Irish property. Cozy and comfortable.
Our fabulous guest cottage with gorgeous views has been newly upgraded but still retains plenty of character and charm! New kitchen leads directly into a large living/dining room with open fireplace. Deep comfy sofas and a large round table make relaxing and entertaining easy. Sleeps 4 people in 2 bedrooms upstairs. 1 king bedroom with en-suite with large walk in shower and a twin with large single beds and en-suite with bath with shower over. Extra wc & basin downstairs. Patio, extensive garden, lake and woodlands to explore on a beautiful property in Co Limerick.
Well located to explore the South of Ireland with loads to do and only 2 hours to Dublin by train. Lots to offer locally, half day or day trips (I will be happy to help if you need guidance). 30 mins to Limerick city, 1hr to Cork city. Both offer plenty of history, culture, good food, pubs and craic! Our local town Kilmallock (1 mile) has a good supermarket, butchers, pharmacies, pubs etc and Charleville is a bigger town , approx 10 mins away, with 4 supermarkets (including Lidl & Aldi). Adare is 30 mins , known as Ireland’s prettiest village and is a lovely place to visit.
We run a thoroughbred horse stud farm in this stunning location. It is beautiful and peaceful. A perfect place to relax and unwind . Enjoy the views, walks round the lake and through the grounds, tennis court (we can provide racquets and balls). For the more adventurous we are close to the Ballyhoura hills with Mountain biking and hill walking, There are riding centres, zip wires centres, go - carting, water adventure park and much more to keep you busy too, all within about an hour.
The cottage is detached and we live in the main house. We will give you plenty of privacy but if you need any help - just ask! We are really lucky to live in such a fabulous place and hope you will come and enjoy it too!

Our second visit to the Cozy Cot this time for my mother’s 90th birthday. We absolutely love it here and the house is amazingly spacious and grand. Surrounded by trees, parkland and in view of a lake, the sound of birdsong is deafening and I picked up a few new ‘life list’ birds on my Merlin app. It is easy to feel at home straight away and a very relaxing place to stay, thanks to the welcoming hospitality of Tabitha and family. We will return again!
Cozy cottage on a spectacular and serene property. Very welcoming and comfortable stay. Nicely appointed kitchen, bathrooms and bedrooms; completely met our needs. My friends and I thoroughly enjoyed our stay and really appreciated Tabitha’s attentiveness to details… and to us! The furry 4 legged visitors were a bonus!
The house and the property were beautiful. It was magical being in such a gorgeous setting. We loved the ease of the house and the beautiful nature. Tabitha and Luke were very kind, warm and welcoming. An absolute delight overall

My husband and I stayed here for a few nights and really felt comfortable on this beautiful state. The personal touches Tabitha had ready for us were welcoming. The house had everything we needed!
The property is beautiful and peaceful. We felt at home as soon as we walked in. Tabitha kindly left us some essentials for the first morning. I can’t think of anything that we needed that wasn’t provided. The location is perfect for many day trips. Thank you!
Beautiful property and wonderful hosts! Old house with lots of charm and character, larger than we expected. Relaxing atmosphere away from the hustle and bustle of the tourist places but central enough for easy half day trips to sightsee.Enjoyed meeting Tabitha, Luke and their pets :)
Overall, we had a great stay at the cozy cot. The location was very quiet and peaceful. The accommodations were clean and well equipped. Communication with Tabitha was easy, although we didn't need any extra attention. We would stay again.
This was a beautiful, idyllic property. Absolutely lovely and quiet with lake (with swans). Easy check-in, clean, comfortable, and spacious. All the basics included in the kitchen plus more including breakfast supplies. We used this as a base for various trips throughout the south, and it was so lovely and welcoming to come back to each day. We were sad to leave. I highly recommend.
The house is charming, well equipped, a 'starter kit' was provided to get you through your first morning. All situated in an idyllic landscape. Rescue swans with cygnets, chickens, geese, guinea fowl and a lovely trio of dogs kept us company. Super chill stay!
Cozy Cottage is an amazing place to stay. And we had a difficult time leaving. It is a beautiful home with a view of the lake, swans, sheep and cows. The accommodations were perfect. Tabitha (our host) is a wonderful woman who provided eggs, homemade bread, jam, butter and milk for our first meal. We loved the dogs that would visit us. This location is easy to find and there is a lot to do in the area. We enjoyed the Friars Abby in Kilmallock and Lough Gur. We plan to return. Hands down one of the best places we've stayed.
It is a delightful cottage on a stud farm. Very peaceful. Access to small town nearby for shopping. We visited the Dingle Peninsula and other places on the west coast though they were quite far away. Thoroughly recommend it for the peace and quiet and beautiful srroundings
Excellent spacious property with an old charm feel. Located at Mount Coote Stud farm - wide expansive beautiful location. Great for family with kids as plenty of walks , small animals and play area to keep engaged. The lake, walk ways are beautifully. Close to Limerick and Cork and for those who don’t mind driving an hour or so to reach destination - plenty of sight seeing and historical sites with walks and picnic areas available.

The magic starts as you drive in. Gorgeous grounds and impeccably clean home. I cannot wait to return. Our host was so welcoming. The fridge was stocked with eggs from their chickens and breakfast item. All spotless
This is a very special place to stay. Beautiful house with everything you need while on vacation. It has a very unique atmosphere where you feel instantly at home. The grounds are simply outstanding. It’s like waking up in a magnificent private park. It’s a perfect place to base yourself if you’re planning on day trips or even better if you plan on staying put. Couldn’t recommend this place highly enough. Tabitha, her family and all their animals are a joy to behold. We hated leaving and are planning on coming back
This property is a unique gem set in beautiful green parkland and overlooking a serene lake. Entering along its winding drive makes you feel as though you are coming home to your very own country house. Inside the rooms are large, light and comfortable, and there is a fabulous view from every window. We felt very much at home immediately and enjoyed every minute of our stay. The house is well-equipped with everything you need to create a home-from-home and help you to settle in quickly. Tabitha is very friendly and welcoming and always very responsive to any requests or queries. Lovely hosts in a fantastic part of the world. We will be back!
This property is truly beyond amazing. The accommodations were extremely comfortable. The amenities that the host provided were perfect for our needs. Eggs bread milk on hand for our first meal. The location just outside Kilmallock (a beautiful historic town) was perfect for day trips to Tipperary, Limerick, Cork and Kerry. We felt very much at home with the wonderful hostess and especially enjoyed the visits from Fizzy, Munchie and Crumbles - the pups!! The views of the lake including swans and horses in the distance was a super addition. We highly recommend this quiet yet convenient location and we hope to have the opportunity to return in the future. We give it 5++++ stars.
We had An absolutely magical stay at the Cozy Cot. Beautiful, clean accommodation, space, quiet and privacy- we felt like we had the whole estate to ourselves. Our children had endless fun exploring the pretty gardens. Tabitha and Luke were fantastic hosts and kindly catered for our every need - we appreciated the little touches and their generosity. The accommodation itself was very well appointed, the kitchen modern and convenient and we had everything we needed. We even had plenty of gorgeous Irish sunshine! We would have no hesitation in returning or recommending this accommodation to others. Doug and Ruth.
