Zippity-Do-Da House has been individually designed and built by your hosts George and Gillian and is set amidst the stunning scenery of the Cairngorm National Park. The split level house is on 5 levels with lovely light and great views. The house provides flexible family accommodation as well as fabulous scenery and is close to all local amenities. Cinema Room and hot tub. Family and pet friendly, please note that we do not take bookings for Stag or Hen parties.

Had a fabulous weekend with friends and family at Zippidy-Do-Da! The house was even bigger than what I expected and everything that was needed was there. There was a lovely basket of treats on our arrival too. Our host was really easy to contact and helpful. Hot tub superb!
We had a recent family holiday in the wonderful Zillity-Do-Da house. We all loved this fabulous house that is so well set up with everything that you need. The setting is amazing and we loved sitting out on the deck or in the hot tub looking over the hills. George was great to deal with and we appreciated the welcome pack!
Great long weekend with our family....9 in total and the house was spacious enough for us all to feel relaxed and not trip over wach other. Fantastic location with loads for everyone to do....would book again.
Lovely relaxing week in this fabulous house. Equipped with everything we could need and of course a fabulous pub at the end of the drive. Drying room was particularly useful.
This property was ideal for a getaway with friends. We were all able to sit and eat dinner together and plenty space to socialise. Very clean and the hosts did communicate well through messages. The hosts left a lovely welcome hamper with Prosecco and nibbles which was a lovely touch. Ideally a later check out of 11am would be beneficial. The outdoor area- did look tired and could do with a revamp. Unfortunately it was a very strormy weekend and because there was no shelter over the hot tub we couldn’t get full use of it.
The house has everything you could need to relax and enjoy the surrounding area. We had pretty terrible weather so made good use of the cinema room, and the drying room!

Rachael and her family were a pleasure to host. We had good communication throughout and they left the house clean and tidy. I would happily recommend her to other hosts.
George and Gillian presented a spotlessly clean, superbly equipped, perfectly located, comfortable house. We were a party of four senior gents on our annual golf holiday and Zippity do Dah made a wonderful spacious base for our trip, ideally located, and included plenty of entertainments were the weather to be inclement. A generous arrival welcome box was provided and we had good communication with our hosts.
Top marks to George and Gillian, and we would thoroughly recommend Zippity do Dah and all its bells and whistles!
Just back from 4 days at Zippity-Do-Da house. The house was spotlessly clean with everything you could possibly want. Very comfortable and warm and cosy. We visited the Highland zoo and had a great afternoon on the Steam railway trip in Aviemore. Visited Loch Morlich which was absolutely beautiful and our two Labradors had a great time swimming and walking round the Loch. The house has an amazing drying room which was a great help when we had wet clothes and we all enjoyed the hot tub especially at night under the stars. Thank you so much George for your great communication and helpful guide folder and the wonderful welcome pack that greeted us. This has to be the best place we have stayed at for amenities and comfort. Great location too and Aviemore is so dog friendly in the cafes and shops. Hope to come back soon to this wonderful house.

This has been our family home since we built it in 2006. Originally we had planned to rent it out but loved it so much we moved in!
At long last we have moved out and are happy to welcome holiday makers to enjoy our lovely home in the heart of the Cairngorms. We want you to have a fabulous holiday so we have done everything we can to make your stay as enjoyable as possible.
Our lovely housekeeper Kirsty is on hand to make sure you have all you need during your stay. We hope to welcome you here sometime soon.

Why they chose this property
Zippity-Do-Da House has 4 bedrooms to accommodate up to 10 people and comprises: 1 king size master with shower room en-suite, 1 double room with shower room en-suite, 1 family room with twin beds and a double fold down and 1 single room that can be made up to a small twin as required. In addition there is a shower room on the ground floor and a bathroom on the first floor.
From the front porch entrance there is a laundry/drying room which is great for drying all your outdoor clothing, making them toasty for when you need them next. At ground floor level there is a spacious dining room which is open-plan to a well equipped country kitchen with gas/electric range cooker. A pretty outside deck dining area with gas BBQ is accessed via patio doors from the dining room. There is also a handy shower room on this level.
An open stairway takes you down half a level to the basement family cinema room which has a supply of DVD's and Netflix access, perfect for a rainy day option and providing a valuable second lounge area.
Up half a level from the ground floor is the spacious lounge with 180 degree views of the surrounding countryside and the mountains beyond. This has 55 inch smart TV with Sky Freesat, Netflix. Amazon Prime and other Apps. From here you can access the top deck which has outside seating and a 6 person insulated hot tub.
On the first floor is the double aspect master bedroom with king-size bed and en-suite shower room. There is a double bedroom en-suite with shower room. There a single room which can be made up to a small twin. All rooms have superb views. There is a bathroom with shower on this level.
On the top level is a family room with twin beds and a fold down double. This room again has fantastic 180 degree views. We provide a travel cot which can be located where required, along with highchair, booster seat, baby bath and change mat.
What makes this property unique
Zippity Do Da House is set amidst stunning scenery close to Loch Alvie and is only 2 miles from Aviemore centre. The house is located by a small number of apartments one of which is semi-detached to the house. There is ample parking to the front of the house and in the main drive. We are only half a mile to the main A9 junction and it's a similar distance to access the Speyside Way cycle/footpath.
How to get here.. When traveling to Aviemore on the A9, take the southern Aviemore junction. At the end of the slip road take a right onto the B9152 and travel 1/2 mile south. When you see the Rowan Tree Hotel on the right hand side take the driveway just before the hotel car park and Zippity-Do-Da House is straight in front of you at the bottom of the drive.
At the Rowan Tree Hotel, where you can enjoy a meal in the restaurant or a drink in the bar and it's only a minutes walk away.
Outside the house there is a gated grassy garden with plenty of outside seating areas. There is a secure bike and ski store. From the top deck there is direct access to the fields with a walk down to beautiful Loch Alvie and beyond.
