This unique 19th century village house, sympathetically renovated which provides everyday comfort yet still retaining an abundance of original features. Le Manoir is furnished with French antiques and local finds. The property has comfy sofas and many hidden nooks and crannies in which to relax. The whole property exudes an air of calm and tranquillity. The house and pool are South facing enjoying all day sunshine with views over the Pyrenees and vineyards. There are 5 main bedrooms, 1 en suite bathroom ,a family shower room, a luxurious wet room, 1 additional toilet all tiled with Italian travertine. In addition there is a travertine wet room and toilet in the pool area. The 40ft kitchen/dining area is large and modern with Panasonic/Ariston appliances, oak dining table and 2 sofas. Separate large lounge with 42in plasma and basic sky satellite TV. The games room has pool and darts. Roof terrace with summer room, a large kids play room and a summer kitchen and BBQ area with large dining table. Library and relaxation room stocked with books and DVD's.
The House and surrounding area: This beautiful village house situated just a 25 minute drive from the medieval city Carcasonne. It allows you to escape but to also enjoy good food, wine and relaxation. Le Manoir itself is built into the outskirts of the village walls, and in previous years has been an old school house. It is spacious enough to enable families to holiday together without getting on top of each other, and with local amenities such as a restaurant, bakery, butchers and general store all located in the village of Servies en Val, you need not even leave the village if you so desire. Locally in adjacent villages there are fantastic restaurants and only 10 minutes away by car there is the town of Lagrasse which is one of the 'Plus beaux villages de France' one of just over 100 villages in France that have been awarded this recognition to help preserve traditionally historic villages in France, it has many restaurants, an antique shop,craft shop and market.
The Swimming Pool and Summer Kitchen: The outside pool area of the pool has been designed to allow for relaxation and swimming but allow for alfresco dining with an amazing backdrop view of the mountains, complete with an outdoor kitchen that has a luxury polished marble worktop, a large BBQ and an outdoor electrical grill,a sink and cupboards for cups and outdoor glasses and plates. Luxury teak loungers line the pool with a smaller table and chairs which is perfect for enjoying your breakfast at whilst watching the sunrise. There is a custom built dining table with benches that easily seats 12 -14 people, perfect for enjoying meals with family and friends. There is also a fridge, essential for keeping your drinks cool whilst basking in the sun. Adjacent to the pool is a travertine tiled wet room shower,together with a toilet and sink. The outdoor terrace is perfect for sitting and having an aperitif or cocktail and watching the sun go down whilst waiting for your BBQ dinner, bliss!

The house was beautiful and the pool and outdoor eating area perfect ( bigger than it looks in the picture ), the pool is across the road from the house but very few cars pass by. The village was great with a bar serving food, a general store, butters and bread shop. You can find everything you need in the village. The bus to Carcasonne and Lagrasse were 5 mins walk. The hosts were really helpful and quick to respond. A great holiday and sad to leave.
La maison était spacieuse et propre, la cuisine impeccable, l'environnement agréable mais la connexion wifi et la TV ne marchaient pas (nous avions en revanche une boîte internet pour le travail), la piscine n'était pas chauffée alors que le temps était frais au début du séjour et que c'était le motif principal de notre choix. La propriétaire nous a dit faire le nécessaire pour pallier ces désagréments et modifier l'annonce.
Na een week Spanje kwamen we aan in Frankrijk. Het was er gelukkig iets koeler. Het huis toont niet groot maar heeft verassende ruimtes als je eenmaal binnen komt. Het zwembad is te bereiken door de straat over te steken. Dit is geen probleem, want er rijdt niemand door de staat. De buitenruimte is fantastisch. Prachtig uitzicht en een lekker briesje. S avonds koelde het redelijk af. De fans kunnen wat vervangen worden. Het huis was niet overal even schoon. Er lag veel

Wat spullen van de vorige bezoekers. Goed contact met de eigenaar. Er was een spectaculair dorpsfeest. De dorpjes in de buurt zijn niet heel levendig. Wel leuke riviertjes en een waterpark. Klimpark en waterski. Mooie kastelen en natuurlijk Carcassonne.
Een actieve week. En heerlijke bbq’s in de avond.
Nous avons passé une semaine très agréable. Le lieu se prête parfaitement pour des vacances reposantes. Nous étions 10 amis d'une trentaine d'années et nous avions chacun notre espace. Il y un billard, une table de poker et plein de jeux. Tout est fait pour passer un super séjour !
La maison est très agréable et particulièrement l'espace extérieur avec piscine. Nous avons passé un séjour entre amis très reposant. Le village est petit mais très mignon et il y a beaucoup de choses à visiter dans le coin en voiture.
Notre séjour s'est très bien déroulé, nous étions un groupe de 12 amis et nous avons apprécié le manoir et ses environs.
Les habitants du village étaient tous très acceuillant et respectueux, le petit marché nocturne du mercredi nous a offert ses merveilles (bon vins et saucissons locaux)

A lovely property for groups of wide age range with plenty of space for everyone. Excellent facilities in a friendly village surrounded by beautiful countryside. The wonderful pool and dining area with barbeque added the finishing touch to a lovely relaxing holiday
A lovely, well equipped house in a quiet rural village
La Manoir is an impressive house, which is very roomy & more than adequately accommodated our party of 11 (7 adults, 2 teenagers & 2 children). The house is very well equipped, not only with functional items, but also little extras that made our stay more comfortable & interesting. For example, the children enjoyed riding bikes around the village, there are plenty of books to read, pool floats, board games to play, toys for the youngest of the group to use, etc.
As mentioned previously, a great feature of the property is the pool area & outdoor kitchen. As well as being a great space, the views are wonderful. It was a popular & comfortable space for adults & children alike. We also spent a lot of time on the terrace, at the front of the property, in the evenings. It was a nice social space to drink wine whilst the kids watched a movie in the playroom!
Another very popular space for our party was the 3rd floor viewing terrace. Having some keen star gazers in the family, we would retire up there when the sun had set; we were rarely disappointed. On a clear night, we could see an abundance of stars, planets, constellations & even the Milky Way with the naked eye!
Serviès-en-val is a small village. Although it could be argued it has everything you might need, I would highly recommend ensuring you have a car to access the surrounding areas. The village highlights are definitely Le Cellier, the Co-Op Art & the very friendly lady in the Epicerie.
Overall, a very enjoyable stay.
We stayed for a short week to celebrate a 60th birthday and a fantastic time. There were 10 of us plus one infant and we had more than enough space. Natalie and Gavin were great hosts.

This large comfortable/homely villa is ideal for a large or multi family holiday in this beautiful part of France.
The villa is very spacious with rooms for all to spread themselves out, the bedrooms are all good sized doubles with the ones at the front of the house having spectacular views over the surrounding countryside. Bathroom facilities were perfect for our large family including grandchildren. Social space in the house meant we weren’t falling over each other with a toy room for the very young, a games room for teenagers/adults, a tv/sitting room plus a library. The large kitchen again made sure we weren’t falling over each other. The outdoor courtyard with seating worked perfectly for alfresco breakfast and evening eating or just chilling out when our children were in bed. For us the separate swimming pool area from the house was a huge benefit as we weren’t constantly worried about the children accidentally getting into the pool without supervision. It has a super seating area next to the pool with outdoor lounging chairs and a large refectory table and seating, plus a barbecue area with a fridge, sink and good supply of plastic glasses. There are plenty of inflatable toys for the pool. Overall we had a super week at villa.

Beautiful large house in Great Location
Surprisingly large house ideal for two families. Plenty of space for privacy. Pool area fab - over the other side of a very quiet road - quaint village - very friendly. Lagrasse beautiful and good restaurants. House itself Lovely - v well equipped - comfy beds if slightly short for us tall people but fab bedding and v clean - great bathrooms and kitchen - ice machine a great bonus. Sky tv great for restless husbands and bikes great for teenagers . Really couldn’t fault it and would highly recommend

Beautiful home in an idyllic setting in a fabulous region of France.
The house is traditionally but beautifully finished. It has a really authentic and homely but also luxurious feel. It has enough bedrooms bathrooms and sitting rooms to please even the most cautious sharers! everything works beautifully and is well thought out.
The house it self has everything you could possibly need from a well kitted out play room for the kids to a fabulous sitting room/ library for the adults. it also has a large TV room and seperate games room for when the kids and adults want to be together! But the piece de resistance is the pool and outdoor kitchen area this is pretty much where we spent most of our time, swimming, sunbathing, chilling in the comfy seating area in the shade or having lunch or evening BBQ's. And if you feel you need to get out of the house there is so much to see and do for all the family, form the Canal Du Midi, to the Market at Carcassone, La Cite du Carcassone, there are lakes to swim in rivers to play in places to walk, cycle, visit, sit and relax with a coffee/ beer/ ice cream/ wine etc or all of the above! The area has it all and so does the house. Do yourself a favour and book this place. You won't regret it, the kids will love you for it too! Also the owners did everything they could and more to make our stay perfect. Thank you Natalie.Looking forward to coming back again soon.

Very lovely house with a homely atmosphere.
The house was even larger than promised, and the pool area was avesome. We were 7 adults and 6 children without any trouble at all. Everything was to our full satisfaction, and I will recomend a stay to anyone.

We had a super stay in this warm and cosy house. Everything was as promised, or even better. The owners did their best to make the stay as good as possible. I would recommend the house to anyone, and would like to visit again.

A wonderful house for a wonderful holiday.
We all loved the house, the village and the area.
We really liked going to get our croissants etc in the morning,in the village. The butcher, the general store and the cave can provide you with everything you need if you don't want to go further afield. however the supermarkets are not that far away.
Not only does the village provide for your needs but so does the house. It was clean and the description accurate. We were a mixed generation party including a teenage boy and everyone was catered for. We all loved the pool area which had seating in the sun and the shade. the fridge was much appreciated as was the barbecue.
The owners were always helpful, easy to contact and always replied to emails. All in all we had a great time. There were days when we stayed by the pool and days when we explored the area. We found the area interesting with lots of places to visit.
I would certainly recommend this property.

Beautiful location, fabulous facilities.
Located in a lovely village within a short distance of some stunning countryside and historic sites. A great place for two families, with plenty of room and a fabulous outdoor pool area, including kitchen work surfaces, bbq, shower, toilet and a fridge to keep the drink cool. Plenty of space in the house with 4 bathrooms, a games room and upstairs play room. Spent several evenings gazing at the stars from the rooftop terrace. A great place to stay for all ages with much left to explore for future visits (hopefully).

Best house ever stayed in.
Fantastic house for a family, loads of space and storage. Great kitchen with all mod cons and plenty of dining space. Plenty of bathrooms with modern showers yet the house has plenty of period French bedroom furniture.
The pool and out door barbecue area are great for lounging all day in sun even has its own shower and covered dining area.
The village is small enough to be friendly and yet has all you need like small convenience store, butchers, bakery, bistro and winery.
Picturesque local walks in quiet country roads which take in mountain, open vine country and local river which you can take a dip in.
The immediate area is steeped in French history and culture and always something new to explore.
Gavin is originally from Ireland , having studied veterinary science at Liverpool , set up practice in Manchester. I, Natalie am from Sheffield and we are the proud parents to Seamus age 6, Molly age 4 and Nainsí aged 8 months.
Why they chose this property
The house was a complete ruin when we first found it. We fell in love with it straight away as it still retained its original old features. It took us 7 long years to completely rebuild. A complete labour of love! Last year we spent 9 weeks there in total but with school holidays dictating otherwise we then decided to rent it out . We would rather quality than quantity though and would look to eventually have just repeat bookers who like us love the place.
