About this property
Beautiful Grade 2 Listed Thatch Cottage in a Quiet Village, Close to Beaches.
Our home is a beautiful and quirky grade 2 listed thatched cottage, with a modern extension. On the ground floor there is a large lounge, kitchen and garden room, along with the master bedroom with en-suite. Up three stairs takes you to bedroom 3 which has twin beds. Up a short (but steep) flight of stairs you get bedroom 2, which has a very large landing we use as a play space. Bedroom 2 has a double bed.
The house was originally built in mid 1600s and there is an inglenook, remains of a bread oven and low ceilings (in the lounge). The heavy oak beams in the lounge started their lives as ship masts. There are wonky walls and floors in the cottage but these contrast nicely with the modern extension which is spacious, light and bright.
The garden is beautiful, with a large lawn perfect for football or croquet.
A small brook runs through the garden and on the other side, over a small bridge, we have a rewilded area where there are wild flowers and fruit trees.
The house is down the end of a lane, there is no passing traffic and all you will hear at night are the local owls, foxes, badgers and deer.
The village is very quiet; lots of footpaths crisscross the fields so walking about is very popular. Bring your wellies!
The local beaches are Seaton, Lyme Regis and Charmouth. For fossil finders young and old, head to Lyme Regis and Charmouth.
Exeter is a 45 minute drive away, and well worth a day out. Sidmouth and Bridport are both bigger towns with lots to do.
As hosts we will be able to advise possible itineraries based on individual bookings.

About the host
Hosted by Amy hardy
We love hosting! We love showing people around and giving advice tailored to specification. I am grateful that we have our lovely big garden, and I am happy to share it with others. I think it's important to sometimes just stop and breathe, and I feel here, at Franklyns, it's easy to do this. Although that's probably also got something to do with the rubbish reception we get (there is wifi - don't worry!).
Why they chose this property
We chose to live here in Smallridge because we wanted to live near the coast, and rurally - but not THAT rurally. Smallridge is a lovely small community of people with beautiful local walks. It's super quiet, and super safe.
What makes this property unique
Our home was built in the mid 1600's so it's weathered through two world wars. Thinking about how people lived, all those years ago, makes me very grateful for our home comforts. The twin room used to be a pigsty or a stable - having the animals closer would add to the warmth of the house! Our beautiful garden with it's stream and all the birds and animals who visit us, and live here, is extra special. My favourite spot on a warm summers day is to sit on the deck and be cooled by the water vapour from the stream. We have been vistied by many different types of birds: Black birds, Robins, Great Tits, Blue Tits, Coal Tits, Long Tailed Tits, Buzzards, Song Thrush, Mistle Thrush, Tree Creeper, Wood peckers, Jays, Wren, Nut Hatch, Gold Finch, Bull Finch, Green Finch, Chaffinch, Gold Crest, Field Fare, Redwing. Foxes and deer frequent our garden too. I think that's super special.
