Welcome to Your Home in the East Midlands!

My air-conditioned, underfloor heated, spacious 3 bedroom barn conversion, is the result of a loving conversion of the standalone Victorian red-brick barn at my family home, Rectory Farm.

The Barn is set in a private 14 acre estate in the rolling countryside close to Market Harborough (1 hour by high speed train to London).

The Barn has literally just been converted for luxury modern living so everything is brand new and sparkling clean. Its filled with custom-made furniture, original art, premium appliances and fun gadgets.

The Barn is a large 160m2 sq metre / 1800 square foot space which welcomes friends and families or work colleagues travelling together.

Ideal for those who want a relaxing and luxurious place to stay which is a world apart from the chain hotels and poor quality accommodation otherwise available.

Luxury doesn’t have to mean squandering precious resources – we use Solar Power, Air Source heating, Filtered Well Water and more means you can enjoy your stay without it having to dwell on your conscience.

If you are coming in a bigger group why not consider also booking my other listings at the same location, The Loft - Its a beautiful 2 bedroom relaxing Stable conversion that sleeps 6 adults and has its own balcony overlooking its pond, terrace, BBQ and private parking . The ideal house for a perfect get away

The house was kitted out perfectly, it had everything that we needed. The garden was lovely with a BBQ and different seating areas. The house was very clean and modern and the black out blinds were a fantastic touch! Thank you so much for a great weekend away, we can't wait to come back.

Country living at its cosiest.

The Barn was the perfect base for our Autumn family visit to the UK. The stunning interior is matched by the beautiful garden. We even managed a late-late-Indian Summer barbecue. Susan is a fantastic host and we have already booked our next visit. For great local food, try Mortons in Gilmorton and Market Street Kitchen in Lutterworth.

Simply Stunning

My partner and I stayed in the Barn for a few days. As the pictures show, it's a magnificent modern property in a wonderful location. Every facility you can imagine is provided and more, and we particularly enjoyed the fresh bread and balsamic on arrival. The Barn is a true smart home with things such as lights, blinds and music all fully integrated - very swish! I'd highly recommend a stay there and we hope to return soon.

Just what it says on the tin!

Myself and a few of my closest friends stayed at The Barn for a long weekend and unanimously agreed that we would return and recommend to anyone looking for a weekend away! The beds were very comfortable, it was spotless and everything was as advertised. We didn’t want to leave! The booking process was seamless and Susan responded very quickly and was very helpful. 10/10- will definitely be returning!

Fantastic house in a lovely peaceful setting

The barn is a spacious house with a large kitchen dining area opening on to an attractive sunny garden. All the facilities and equipment are of a very high standard. It's a short drive to the small, pleasant town of Market Harborough, which has plenty of restaurants and cafes, and within walking distance of the village of Clipston which has a pub. We took our grandson to Mini Meadows, a children's farm and playground, which is only about a 15 minute drive.

Myself husband daughter and partner stayed at The Barn Clipston 31st May until Friday 4th June 2021 The Barn met all our expectations and even more. Beautiful holiday home in a peaceful location

My family (me, my wife & 2 teenage boys) had an amazing time staying in the Barn (5 nights). Susan has to be the most thoughtful and considerate host i've ever happened upon in my travels, she really does think of everything (from communication, to recommendations & the attention to detail that's gone into the design of the Barn). It's an amazing space, opening up the doors fully and linking the living space with outside, eating BBQ'd food in the evening sun, is a great reminder that holidays are good for the soul. My only (slight) regret is that because it was so peaceful and lovely spending time in the barn, we explored less of the surrounding area than planned!

Excellent place to spend your vacation

First of all i would like to thank susan for the hospitality we have during our stay at the barn , although its only three days but we enjoy so much in the accommodation. The barn is magnificent place and they it make more enjoyable by the preparation the staff made ( baby games , x box , netflix , grill area , pop corn , coffee , baby chair and bed and other staff…) Also i would like to have special thanks to suellen , she welcome us very nicely with big smile and she was there when we need her help . The barn is perfect place and we notice the effort made to build such place thats why we stay and we keep every thing as we take it .

Our second visit to The Barn!

Finished to an exceptional standard, this property is a must! First it is spotlessly clean which with a vulnerable guest within the party, was so important to us. We also had a baby within the group so cot/high chair/baby bath etc are all available which definitely made life easier. For the rest of us, the comfy beds, soft towels, complimentary toiletries, Christmas tree and mince pies all made the stay a complete treat. Of course, last but not least, Susan is a fantastic host and replies so quickly to any questions you have. We really can’t recommend the Barn highly enough and no doubt will be back again.

A must repeat visit!

The host was excellent, showed us around the whole place. The place was in immaculate state, and it was very high spec. The Barn, had brilliant features inside and outside that was just hard to believe. The open plan had so much light coming in, there was a big tv for everyone to sit around. There are also games left so you dont have to worry about travel games. Even a Xbox was there for anyone.The rooms were really clean and cossy, so you didnt feel like you were away from home. The outside is really nice to roam around and relax also. The place works for the summer and the winter, and we shall be revisiting it soon! Highly recommended with the families and couples, it such a nice place to unwind and put the troubles away.

Perfect getaway for all the family.

My family and I have just spent an amazing weekend at The Barn in Clipston, Leicestershire. All I can say is wow, wow, wow. The moment we walked in the door we were blown away by the beautiful decor, the high spec of all the appliances, the luxurious bedrooms and the bathrooms that even came with rain showers. All the lovely little touches made it feel like home. Our 4 year old granddaughter absolutely loved the teepee and the quality wooden toys that had been left out for her to play with. And the popcorn machine was just the icing... Susan, our host, was amazing. Answering my questions and requests with great speed. Don’t hesitate to stay here. I cannot recommend this perfect getaway highly enough.

A stunning luxury property – perfect for a relaxing get away with friends

The Barn is even more beautiful than it appears in the photos, and it was the perfect location for a relaxing weekend away with friends. Every little detail has been considered in the design of the property (I had serious cutlery drawer envy!) and everything was immaculately clean. Apart from a short walk around the lovely grounds, we didn't leave the property for the whole weekend as it was such a lovely place to relax and enjoy each other's company: gorgeous gardens, a fabulous well-equipped kitchen, a comfy lounge area, beautiful bathrooms with amazing waterfall showers and huge comfortable beds. Maybe next time (and there will be a next time!), we'll be able to drag ourselves away from the Barn and explore the surrounding area, which looked lovely. The owner, Susan, was very friendly and helpful, and nothing was too much trouble. All in all, a brilliant find!

Super luxurious high spec barn in beautiful remote country setting

The Barn is part of a complex of three rentable cottages. The Barn is totally private and self-contained. It is amazingly well equipped and high tech with everything being remotely controlled. Big living room with well equipped kitchen at one end and sofas at the other. Huge glass doors along one side to garden. Garden beautifully laid out and equipped with chairs, table etc., and a barbecue. Three double bedrooms - very spacious. One with ensuite shower room and another bathroom services the other two rooms. Beautifully done. Nice bedlinen. Nice kitchen equipment. Utility room with iron, board etc etc. Really can't fault it! We were there over the hottest weekend on record and the a\c was much appreciated!

Delightful oasis of calm in the countryside!

The Barn is FANTASTIC! Beautifully decorated and furnished to a very high standard the Barn emanates peace and tranquility. Set in stunning grounds with great space indoor and out this is a real treat for all the family. High end kitchen equipment to rustle up great meals, comfortable beds and bedding, luxurious bathrooms along with state of the art technology combine to set this apart from other self catering properties. And with Netflix, a popcorn maker and X-Box there’s entertainment to suit everyone, whatever the weather! Susan, the Manager is excellent and a credit to the hospitality industry, from giving directions and handy tips to managing the fine detail within the property, thank you:). There’s plenty to do locally including lovely walks, a trip to Foxton Locks and a Farm Park for children which our grandson adored. We also made good use of the well stocked farm shop and rustled up delicious meals every evening whilst watching the local wildlife. We highly recommend a stay at this wonderful sanctuary to relax and unwind, away from the hustle and bustle of everyday life, a real tonic for mind, body and soul. Enjoy:)
