Lovely country farmhouse with shared games barn and enclosed garden. Sleeps 9 in 5 bedrooms and cots available for younger guests as well. Downstairs has ramped access and level access to whole of ground floor, a single bedroom level access wet room as well as porch, hallway, spacious kitchen, utility, spacious open plan lounge/dining with patio doors to the garden. Upstairs are 4 bedrooms, a twin room, a double, a bunk bedroom and a king size master bedroom with ensuite shower and wc, also a family bathroom. Holly House offers family friendly, accessible and environmentally aware holiday accommodation and nestles in 60 acres of beautiful farmland on Wester Derry farm, on the edge of the Cairngorm National Park on the border of the beautiful counties of Perthshire and Angus. A peaceful and scenic rural setting yet only 4 miles from nearest small town, Alyth and 30 minutes' drive to Dundee, City of Discovery. Guests share use of the large adjacent games barn which is equipped with enormous 18ft trampoline, pool table, table tennis, darts and children's ride on toys. Beautiful hillside and burnside walks and in winter, a sledging/nursery ski slope on the private hill land. A fun all year-round family holiday home catering for all ages.

Hosts where amazing and couldn’t have done more to help us during our stay. The house was absolutely beautiful, well equipped and clean. There was 7 of us staying plus the dog and there was more than enough space for us all. Some beautiful walks around the house. We loved it that much we are booking for next year.

We had a fantastic holiday at Holly House,it's a spacious, cosy home in a lovely scenic peaceful setting just perfect for a family and friends get together. The house was spotlessly clean, well maintained and very well equipped with everything we needed and more. The games barn was a great feature and thoroughly enjoyed by all! Alastair and Diane were great hosts very helpful and friendly. A real gem of a holiday home which we will certainly revisit. A perfect place for a relaxing holiday
We had a great week you need a car to get about as it's far out in the country side but we made our own entertainment and visited blairgowrie and surrounding places a few times the owner had left us details of a few places to eat and visit which we did recommend the lands of loyal hotel for a treat for dinner it was a beautiful place

This is a beautiful house, in wonderful countryside. Our hosts were very friendly and helpful. The Information book provided enabled us to visit some local beauty spots we wouldn’t otherwise have known about and also some great places to eat. We can’t recommend ‘The Wee Bear Cafe’ enough. We all enjoyed the walks, the waterfalls and the castles. The weather was very kind to us. A wonderful week over too quickly.
Very nice house - exactly according to description. I would always recommend the house. The house is well equiped - everything needed. The landlord are very helpful. We brought motorbikes which were safely and dry stored - even technical support was available. Everybody who wants to explore Eastern Scotland by motorbike has a perfect location.
A nice and calm stay in a beautiful sourrounding. The house was prepared very well, with a nice big garden. Warmly contact to Diane and her husband. Very good prepared brochures with all needed information. Shopping facilities a few miles away in Alyth or Blairgowrie with big supermarkets and also small stores. All in all a very highly reccomended stay in this home. Anytime again.

Lovely Weekend Away
Our stay in Holly House was excellent. There was plenty of space, a superb back garden, wonderful layout, and very child and dog friendly. The kitchen was stocked with most of the things we needed to cook most of our meals with, and the house is situated in such a superb location, we were easily able to find plenty to do. Our only concern was with the bed in the master bedroom, the bottom bunk bed, and the single bed downstairs. The mattresses were very uncomfortable; we could feel the springs through the top of the mattresses. It might be worth considering replacing these?

Place of no return
Been and gone after 2 weeks and not one sighting of the owner. They communicated by email from next door, not even a hello on arrival. In desperate need of some TLC it’s obvious that the owners don’t want to spend money. The windows were filthy the varnish was peeling off the window frames and doors, on opening the windows the frames were filthy. There was food pieces under the microwave, the front door was difficult to shut it had to be slammed, the fire/smoke alarm in the entrance hall was falling off, the single back door handle is falling off, The rotary clothes line needs binning, the bbq was past it’s best, garden table was falling to pieces, the small decking needs treating, a garden hose was stretched from our property across the back garden into an adjoining property for 24 hrs a potential trip hazard. There is a secondary driveway between the property and the door into the games barn. On 3or4 occasions a quad bike came flying along this drive, an accident waiting to happen if a child had come running out of the barn back towards the holiday cottage. There were two other entrances to the farm but this appeared to be a short cut for the quad rider
7 hour power cut while we were there and we asked for something to heat things for children&adult with medical needs.We were told there was a cafe 5 miles away to buy meals or there was a bbq in the garden eventually got 2 ring stove I have photos of all these complaints but nowhere to download them unfortunately

I am so disappointed you did not enjoy your stay Richard, I am wheelchair bound so unable to pop over to say hello hence my messages by email. The power outage was unfortunate but planned by our network provider for repairs to our area so apart from giving you ample notice and providing you with a gas stove/hob and gas for the day and recommending local cafes there was nothing else we could do. I have never in fifteen years of hosting in this house had any cleanliness complaints as we pride ourselves in doing our very best with housekeeping and property maintenance so I am astonished to read your comments
This cottage is exactly what it says on the listing, a lovely spacious property in the quiet countryside with fields in every direction. The garden was fully enclosed making it very safe for our 16 month old grandson the games barn was a godsend for the older boys. Diane has thought about absolutely everything you could require while away a huge selection of games books etc also everything you would need for a toddler stair gate high chair travel cot. Diane has also taken the time to put together a very informative folder of everything in the area and around the cottage.
We ordered our shopping via a well known supermarket to be delivered to the property on arrival this was fab saved us taking shopping with us.
All in all a very chilled relaxing week was had by us all the weather was terrible but that’s Scotland for you didn’t hamper us in any way.
Would highly recommend this cottage it’s ideal if your looking for peace & quiet beautiful walks cold water dips and beautiful surroundings.
Holly house was a welcome home from home experience with lots of space for everyone to enjoy. The boys thoroughly enjoyed the barn games room and used it to their full advantage. We had a comfortable sleep and enjoyed the walks on our door step. Diane and Alistair were lovely hosts and always happy to help and keep in touch. Would highly recommend staying there.
Very happy with our stay at Wester Derry. The house is large, well kept, and we had a great time. Games barn was also great, albeit a little chilly as there is no heat, but our kids loved it.
Had a fantastic holiday, we all enjoyed the games room, suited all ages, great area for walking, so many signed routes to follow, tried out many local cafes which were all first class.
The property was large and had everything we required. The games barn was great as the property is quite rural so the gave the kids something to do and they had a great time playing table tennis! The only downside to our visit was having to bring our own bed linen & towels but apart from that we really enjoyed our stay.
The property was very large and spacious there were 9 of us staying there some parts of the week and it wasn’t at all crowded, there was everything there you could need from BBQ to outdoor games and loungers, badminton nets the play barn was worth the cost on its own, our kids & grandkids loved it their ages from 5-27 hrs lol. We also booked the next door property so our whole family could holiday together and that property although smaller was still amazing and there was only 4 staying in that so with Covid it was ok for us to share the barn. There is not great WiFi signal which suited me fine the kids had to actually go outside which they did and weren’t stuck on phones and gadgets🙂 the host Diane was lovely & helpful with great communication, there is so much to do if you want to or you can just relax and do nothing.. highly recommend this to families.
We enjoyed a wonderful week in Scotland and the house was perfect for us. It was very clean and the kitchen is very well equipped for family cooking.
The bedrooms are spacious with comfortable beds and lovely views across the countryside. The children loved the garden and the games barn which was such a lovely addition!
We enjoyed various days out in the local area but our favourite was the beach at Montrose.
Diane and Alistair were very welcoming and we would love to come back again one day.
The property was everything we could have wanted. It was clean, well presented and exceptionally well equipped.
The area was peaceful and beautiful with everything within a reasonable drive. Would highly recommend.
Great farm stay property with generous garden and games room in rural location. Has everything you need for a group get together at a reasonable price. We had three boys under ten and three dogs to entertain and managed to tick most things off on the list of suggested activities. Pub and shops 15 mins away in Alyth, coast 1hour, river/loch swimming and lots of beautiful walks within 10 mins. Only observation would be a separate wine/beer fridge in the utility would be useful but that may say more about us than the property! If you have a camping one maybe bring it with you.
The house was perfect for our stay with everything we needed. The only issue we found was to do with the wifi/internet. This is the third thing we always look for in a property after allowing dogs and onsite parking. Having 2 grown up children we do require fast internet as they watch tv etc via their laptops on an evening when everyone has retired. We found the internet very slow and understand that this can happen in remote areas but feel the internet speed should be mentioned on the property details as other sites do. Other than that the property was fantastic.

We had a great short break. The cottage was immaculate and very spacious. The games barn was a big hit with the kids. It felt quite remote but close enough to drive to amenities so very relaxing.
The owners kept in regular contact on the lead upto our stay and were very friendly
