Peace, privacy, magnificent sea views, glorious sunsets, lush mature gardens, a swimming pool, a high standard of comfort and service; all contribute to making Karavotsakisma one of the most enchanting places on Skiathos. This secluded retreat is two minutes drive from excellent sandy beaches (Elias, Koukounaries, Banana, Ag. Eleni, Agistro Mandraki, Kriffi, Maratha) and the facilities of tavernas, bars, supermarkets, horse riding and water-sports (the Salto Watersports at Koukounaires offers our guests a 20% discount) .
LEPHTERIS HOUSE
Lephteris House with two bedrooms is situated
in the garden below Karavotsakisma House. It has stunning sea views yet
being almost hidden from above provides privacy on its large terraces and in its private garden. The design finish and furnishings are of a high standard. All rooms and terraces have sea views with French windows opening onto the terraces.
This has one double (king size) bedroom and one twin bedroom which has ample room for an extra third bed (also space for a bed in a halfway gallery, carpeted but without full headroom); a stylish marble bathroom. A practical kitchen well equipped with electric oven and hob , dish washer, micro wave, fridge freezer, toaster, coffee machine, electric kettle. There is a washing machine and ironing facilities etc. The living room has log burning stove, soft chairs and dining table. There are two terraces (providing sun and shade) furnished with marble dining table and sun loungers and a shady swing seat . There is a built-in BBQ kitchen in the house's private garden. Ceiling fans in each room, hairdryers in each bedroom. A safe deposit box. Cleaning is daily and bed linen and towels are changed regularly. Provisions for infants include cots, high chairs, car seats, toys, baby monitor.
A private garden door (lockable) leads to the POOL TERRACE with panoramic sea views and wonderful sunsets; this is furnished with cushioned loungers and big sun umbrellas. The pool is over 14 meters long with a shallow end. It is salt water chlorinated; an Australian system making it kind to the skin. There is a BBQ area. The pool is exclusively for our guests. There is a separate shaded GAMES TERRACE with table tennis, a pool table, table football and library.
SERVICE. Cleaning is daily and bed linen and towels are changed regularly. On arrival accommodations are arranged with fresh flowers, fruit, drinks and provisions for the first mornings breakfast.
CAR-HIRE is recommended not only as it is a steep walk up but also to allow you to enjoy the island fully. I am happy to arrange this for you. The car would be picked up and dropped off at the airport…. Or you may prefer to arrange this yourself.
FREE WIFI is available in the house, on the terraces and at the pool..

A beautiful and very comfortable little villa fitted out to a high standard with lots of personal touches. The host and regular cleaners were lovely and thoughtful, with welcome groceries and respect for privacy. The private outside space was just right with both comfortable shady and sunny spots and of course mesmerising views. The use of the pool area which was very well maintained was a real bonus.

A wonderful find on our first trip to Skiathos. Gail has created such a beautiful property, everything is thought through for your comfort, from the welcome food package and flowers to the unobtrusive cleaning. The towels and bedding smelt so fresh! We had 8 days in October at the end of the season, the weather was intermittent but there is a library and table games to help when the weather was raining plus beautiful Skaithos to explore. I wouldnt hesitant in giving this property 5 stars, we would love to return. Thank you Gail

Captivating views and perfect place

It was difficult to tear ourselves away from the terrace with its views of Greece and sea over the glorious garden. Comfortable and attractive villa, very private in beautiful surroundings, fabulous pool and all on a lovely island. Many thanks to Gail, we really had a peaceful and happy week.

Beautiful house with amazing views

We had the perfect week staying at Karavotsakisma. The properties and grounds are beautiful and set away from the busy areas of Skiathos to guarantee peace and tranquility. Our apartment had everything we needed to relax and enjoy our stay. Gail is a fantastic host and was very accommodating when our plans changed and we needed to arrive early. We will definitely be booking again when we return to the island.

Karavotsakisma - the perfect holiday

If you're looking for peace and quiet, top class facilities and perfect surroundings, Karavotsakisma is just about as good as it gets. Gail, her family and team have created a little piece of heaven on a hillside above the beautiful Koukounaries bay. Our villa was outstanding, the view from our terraces of the Aegean and the distant mainland was breathtaking. The houses and apartments are rustic and lovely, with every mod con provided including a gorgeous communal pool. The mature gardens are so cleverly designed that we were hardly aware of the other guests or buildings. We were looked after superbly with daily cleaning by Dina and Spiros. Although the setting is all about peace and quiet, there are excellent restaurants and bars not too far away once you've driven back down the hill. We would highly recommend Karavotsakisma and hope to return again.

Great location with fabulous views. Wonderfully quiet and peaceful. Car essential - up a steep track at the farthest point of the island from airport and Skiathos town. The setting of the accommodation, in skillfully landscaped surroundings is magical. Everything was spotlessly clean, well equipped and simply, comfortably and tastefully furnished. Delightful private outside sitting areas. Glorious swimming pool. The stunning northern beaches(within 10mins drive) are backed by protected pine forests and are significantly quieter than those on the south of the island. Gail is very welcoming and offered suggestions on places to visit and excellent recommendations on where to eat. She is a talented artist and her eye for detail is evident everywhere. She was happy to share recollections of her fascinating time living there since the 1970’s and her local knowledge is encyclopaedic. Last week of September and it was blue sky from start to finish and 25-28 degrees - perfect! We would have loved to stay longer so will have to make a return visit!

Lephteris house

We had a good stay at Lephteris house.The views over the sea are amazing. The shared pool and gardens are lovely.The house is in a peaceful location and surrounded by wildlife. Access to the property is at the end of a steep track so it is private.The accommodation was spacious with a well equipped kitchen and comfortable beds.As expected given the time of year the house was extremely hot, the issue with this was that there where no mosquito nets so the windows or doors couldn't be left open and you weren’t allowed to run the ceiling fans above speed 2 of 6. We were kindly lent an extra desktop fan which we used alongside one we purchased.The cleaners pop in each day but this felt like more of a daily inspection. Unfortunately a small marble table was damaged on our first evening and we were promptly presented with an invoice (paid) the next day before we had even had a chance to mention it.Some aspects could be improved on. The BBQ was just a gas non stick hotplate, a lot of the sun beds and chairs are worn and wobbly and the games area is tired. There are laminated signs everywhere informing guests of what they can’t do. New ones regularly appeared during our stay. There is no splashing, inflatables etc allowed at the pool.We felt constantly watched. There are obviously a lot of guests who have been going year after year and plenty of great reviews. I’m not sure if we possibly caused an inconvenience to the host by being newcomers but we did not feel entirely welcome

Jewel of Skiathos

I almost don't want to write this review because Gail's beautiful hillside with the most gorgeous places to stay on Skiathos are clearly a well kept secret amongst her loyal guests who all seem to become friends and come back year after year. We found it by chance and stayed for the first time at Lephteris house and it was the perfect holiday. The owner Gail and her son William live in a house above and the family created, landscaped and built the most magical places, all hidden from each other, in amongst citrus trees, olive groves, and all with the most exquisite view of the peninsular. The pool is in a walled garden which looks over the sea, Lephteris house itself has it's own lovely garden right next door with a beautiful terrace and a secret door to the pool. We had the place to ourselves as we went off season but it's easy to imagine the fun guests have in the summer too when Gail hosts bbq's around the pool. . The attention to detail everywhere is perfect as you would expect from an artist, the beds comfortable, everything was lovely and the location is the best on the island being near to the most beautiful beaches. You need a car but the island is so beautiful you would want to explore it anyway. Being half Greek myself I have travelled extensively in Greece and this is somewhere I would love to be able to come back to again and again. Beautiful place!

We had an amazing 8 days here! The grounds are absolutely beautiful and so we’ll maintained. The house was absolutely amazing! Really well equipped and the view from the terrace was just beautiful. Gail was a perfect host. She was very quick to respond and very helpful. She actually moved our booking to a larger property which was greatly appreciated as we have two young kids. We would thoroughly recommend this place. We would gladly book this property again if we are able to. Thanks Gail

I was born & grew up in Tynemouth ; then went to Manchester and studied art.
In 1970, I first visited Skiathos where I met my late husband Christos. In our early years together we lived in a hut on the famous Koukounaries Beach; with no fresh water or electricity; everyday life was hard work but stunningly beautiful and of course, it was lots of fun. For 25 years we operated a water sports business from here; in the meanwhile we built our dream home and holiday accommodations on the hilltop above the beach. Here, at Karavotsakisma, with a magnificent view over the sea to Pelion is where I live with my son, William. My daughter Elena holidays here.
