About this property
Rossland house - elegant and spacious seaside home
PLEASE NOTE - SUMMER HOLIDAY BOOKINGS ARE 7 NIGHTS ONLY FROM SATURDAY TO SATURDAY.
You can enjoy relaxing in the wood fired hot tub or make the most of the full Sky TV package (with Netflix and Disney plus).
The lounge has a lovely wood burning stove whilst the kitchen boasts a large Aga, a wine cooler, and a Nespresso for the coffee lovers.
The space
Please note that there are some days of the week that we do not usually accept bookings on but.... we want to try and accommodate guests when we can so if there's a particular day of the week you would want to check in, please message us and ask - we'll do our very best to accommodate guests if we can.
Our holiday home is a mid terraced victorian town house built circa 1870 with large rooms and high ceilings.
Many of the original features have been preserved such as the original victorian range cooker in the kitchen and beautifully tiled fire places in almost every room. Although they can no longer be used, they really add to the character of our home.
However, we live in a modern world and we all love some 'mod cons' so we've tried to blend the old with the new and hopefully have provided something for everyone!
Outside
The front of our home has a pretty garden with roadside parking.
There are Indian sandstone slabs laid throughout the rear garden with room to seat 16.
We have also just installed our new 'wood fired' Skargards Regal hot tub!
In the shed you'll find the wood store and plenty of buckets, spades and picnic bags for days at the beach (beach towels also provided) as well as a Broil King gas BBQ.
Please note that children shouldn't go in the shed due to the wood pile and when removing the BBQ, while it's easy to move, the patio slabs could make it a little awkward so we'd recommend two people manoeuvre it into place.
Kitchen
The kitchen is fully equipped and features an Aga range cooker (converted to use electric with new Aga electrikit) which is really easy to use but we have also added an Aga module with a gas hob (with two electric ovens) as well to make sure everyone's cooking needs are met.
The island and granite work surfaces throughout the kitchen make this a lovely space to cook and entertain.
There is a combination boiling hot water tap and a Nespresso coffee machine for the 'cofficianado's' out there.
Around the island you'll find power points (with USB and apple ports) and an integrated wine cooler.
There is also a wall mounted TV, again with all Sky / Netflix services.
Lounge
The lounge has two large Chesterfield leather sofas, Sky glass TV and a wood burner for the cooler evenings (all wood and kindling etc provided).
Dining room
The dining room is elegant and spacious with a table and chairs to comfortably seat 10 guests but can seat 12.
The Hall
There is one fitted stair gate which is at the foot of the stairs on the ground floor.
Bedroom one (master bedroom)
A superking bed with Simba mattress and wall mounted TV (full sky / Netflix package).
Bedroom two
Kingsize sleigh bed with a Simba mattress. USB / apple ports behind the head board, and a sea view.
Bedroom three
Kingsize bed (Laura Ashley bed and mattress) with a sea view.
Bedroom four
This is the top floor bedroom which has a Laura Ashley double bed (and mattress).
There is also a separate lounge on this landing which is accessed from the top flight of stairs.
It has a Laura Ashley day bed with a trundle underneath which can be pulled out to form a Kingsize bed or two singles with Laura Ashley mattresses.
This lounge area also has a wall mounted TV, again with full Sky / Netlix / Disney.
Bedroom five
The 'bunk bed' room.
Bedroom six (Ideally a single bed room)
A single Laura Ashley day bed (Simba mattress) with a sea view.
There is the option of using the trundle bed to form a super king size bed in this room or two single beds.
Bedroom seven (Ideally a single room)
Adjacent to Bedroom six but with closed door separation.
This room also has a single Laura Ashley day bed with a Simba mattress.
Again there is the option of using the trundle bed to form a super king size bed (or make it into a twin).
All bedding is made from luxury Egyptian cotton.
Bathroom one
First floor bathroom with bath, shower and under floor heating.
Bathroom two
This is on the top floor and has a lovely roll top bath and shower with a sea view.

About the host
Hosted by Sarah

Rossland House is our holiday home. We fell in love with it the moment we walked through the door and just had to have it.
We have a large family including grand children and are animal lovers.
Ever since David retired 2018 we have wanted to do something together, and this is it!
We hope you love it as much as we do.

Why they chose this property
Our home is a two minute walk from the lovely south beach at Lowestoft.
We are at the most easterly point of the British isles and are the first place to see the sunrise in the UK, which means an early morning beach walk (as our dog Coco would tell you), is a must.
There are also plenty of shops close to home so you don't have to walk more than a couple of minutes to find one but if you really want to take it easy, shopping home deliveries are available from all the big supermarkets.
Takeaways are also readily available and can be delivered to the door by various companies such as Just Eat, Uber eats and MacDonalds.
There are however plenty of lovely country Pubs and restaurants in the area that are well worth a visit.
The Norfolk Broads, (a network of mostly navigable rivers and lakes in Norfolk and Suffolk) and in particular Oulton Broad, are close by and a day out boating or paddle boarding for example can be lovely past times.
There is also a riding stables close by and they take bookings in advance for all abilities (they can often be seen hacking along the beach!).
A 20 minute drive south will take you to towns such as Southwold (where you can take a tour around the famous Adnams brewery) or perhaps hop across to Walberswick and take the children crabbing!
For the thrill seekers, the Pleasurewood hills theme park and Great Yarmouth's golden mile are also close by.
Other attractions include Africa alive, Somerleyton Hall or for the keen bird watchers, the RSPB at Minsmere is a 30 minute drive away.
For the golfers, there are several nice courses in the area, Rookery Park and Gorleston being the nearest (10 minutes and 20 minutes away respectively).

What makes this property unique
Our home truly is spacious and comfortably houses 14 people with room to spare (please note - maximum of 10 adults for insurance purposes). Beautifully decorated with luxury fixtures and fittings throughout, we think you would be hard pressed to find a more luxurious and spacious home to stay in so close to the beach.
With a Swedish Skargards wood fired hot tub outside combined with tables and seating for 14, it's a wonderful setting for families and friends getting together to enjoy each others company or celebrate a special occasion.
Inside the dining room is also large enough to cater for everyone and on the cooler evenings, the new wood burner in the large but comfy living room will keep everyone warm.
And with four TV's throughout the house, everyone should be able to watch what they want, especially with Sky, Netflix and Disney plus available on all TV's!
Enjoy cooking in the kitchen with the latest four oven Aga (electric conversion and an additional gas hob if needed), or get in touch and we can provide details of Chef's who will come in and cook for you!
The area has so much to offer as well so that whether you like dining out, dog walking, thrill seeking rides, horse riding, bird watching or just sunbathing on the beach, there really is something for everyone!
