This 18th century Tuscany vacation rental offers exceptional value for money and can comfortably sleep up to 22 guests in 10 bedrooms. It is very family friendly with plenty of cots and highchairs if required and it also accepts pets on request.

The Space:
The interior living space of this Tuscany vacation rental measures 500 square metres and is laid out over three floors. It is furnished throughout with antiques and on entry you will almost feel like you have stepped back into a past era. Plenty of original features have been preserved including cotto flooring, brick vaulted ceilings and original stone walls.

The main living room in this Tuscany vacation rental has a rustic, country feel with vaulted ceilings and a large fireplace. This is adjacent to the kitchen and works well if guests are looking to enjoy a cookery class during their stay. The kitchen is traditional in style and is well equipped. It has doors leading out to the garden. There is also a second living room which is both elegant and colourful. It's the perfect place to catch up over a glass of wine (or two!) with friends and family. Also on the ground floor is a dining room and a bathroom with shower and WC.

You'll find the first five bedrooms on the first floor of this Tuscany vacation rental. Three of these are double bedrooms with ensuite bathrooms. There is then another double bedroom which enjoys access to a terrace and which has an ensuite bathroom with shower. Finally there is a twin room on this floor with two single beds. Again this has access to the panoramic terrace and an ensuite bathroom, this time with both shower and bath tub. Each bedroom is decorated in its own style, giving each bedroom a unique look and feel.

The bedrooms on the second floor of this Tuscany vacation rental are more rustic in style. All these rooms have air conditioning and again they all have ensuite bathrooms. Two of these are furnished with both a double and single bed, whilst the other three rooms have double beds..

There is a separate laundry room within the gardens.

This Tuscany vacation rental is surrounded by substantial parkland which includes mature woods, olive groves and vineyards, offering guests complete privacy. We particularly love the pine woods which offer an idyllic shaded spot to sit and read a good book with a glass of wine in hand! Of course, there are plenty of other outdoor seating areas. A lovely terrace has a large table that can comfortably seat everyone for dinner, whilst there are plenty of loungers and seating around the private swimming pool. The pool measures 18 x 9 metres (140 cm deep) and enjoys panoramic views over the surrounding vineyards. There is also an adjacent children's pool (6 x 6 metres and 50 cm deep). Parasols provide shade if needed and there is a table tennis table to provide additional entertainment.

Please note that there are some additional fees to be paid locally when staying at this Tuscany vacation rental. These include a 500 euro cleaning fee and a refundable 1000 euro security deposit. Heating is available on request and payable on departure based on usage at a rate of 3 euros per cubic metre. Air conditioning is charged at a rate of 1.5 euros per kWh. Pets can be accommodated on request but there is an additional charge of 100 euros per pet per week. Finally there is a local tourist tax of 1 euro per person per night payable locally on arrival in cash.

The Neighborhood:
This Tuscany vacation rental is situated near Palaia, a historic town that dates back to the 11th century, famous for its incredible truffles. The town is 5km away and offers a wide range of amenities. It's also the perfect base to explore the wider Tuscan region, close to Montopoli (9km), Pisa (45km), Lucca (50km), Pistoia, Florence (60km), Volterra (40km) and San Gimignano (45km). Please note that access to the house is via a tarmac road but access does include a brief stretch of unpaved road.
