About sergio panchetti
Hi, my name Sergio and I am glad to make happy the guests who come at the villa giving them the best services as much as I can. For making comfortable their stay, I am glad to give them all the information they need for the best tuscany experience.
sergio panchetti purchased this Villa in 1970
Why sergio panchetti chose Montespertoli
My father bought this property in 1970. He worked as a sharecropper on a small farm cultivated with olive trees near the house, but in 1956 due to a large frost many trees died and he and his family left the farm. He moved to Florence where he undertook various activities. In 1970 he was offered this property and he bought it. Now I think it was a great satisfaction for him because after 15 years of work had bought the house of the landowner for whom he worked. I lived in Florence, and every afternoon I was with my father at the villa and I remember that I was so excited for all those rooms and those old furniture in the villa. I grew up here and this house is part of my life. I loved the property and now I am happy when guests enjoy their stay here. It is located in one of the most beautiful and quiet locations in the area on top of a hill surrounded by a ring of hills around. Because of its position every view from the villa in any direction is really fantastic. The villa is at the centre of the triangle Florence-Pisa and Sienna so in more than half an hour drive you can reach the most important towns in Tuscany. For who loves golf there are two colf clubs in the area; one is well known "Ugolino Golf FClub"
What makes this Villa unique
Remembering old times, In front of the villa two ancient stone lions statues guard the entrance (picture n. 4th). Many of my guests love to stay and have their meals in the large garden behind the villa whose many big trees provide shade and fresh at any time of the day. 'SPECIAL INTEREST HOLIDAYS' COOKING CLASSES WITH JACOPO - your chef and cookery teacher. WE CAN SUGGEST SPECIALISED PEOPLE ARRANGING BUS OR MINIBUS WITH DRIVER FOR WINE GUIDED TOURS OR A FLORENCE GUIDED TOUR. Within walking distance there is Montagnana village where you can find a very good restaurant well known for its Florentine steak, the best pizzeria in the area, bar, post office, Bank , newspaper and grocery shop . The bus stop to Florence is 300 metres away. Because of my job I know a lot of farm, so I can suggest some of the best wines in the area.

A lovely week for the most part
Villa Leoni is a very nice property, and the owner, Sergio, and his family are lovely. A few things -- not necessarily negative but just unexpected -- surprised us.
If you have a big group that would like to vacation together BUT like a good deal of individual privacy, this is great for you, because the original villa has been separated into ten entirely separate apartments with either one, two or three bedrooms, each with their own kitchens and bathrooms. For us, though, this was disappointing, as our big group loves renting intact big historic homes, where we all saunter down to the main kitchen in the morning, and we all hang out in the big lovely big living room in the evenings.. The point of these trips is to all come together, and the complete separations and no real indoor common space was an impediment to that. Again, this is NOT a negative -- actually it could be a GREAT feature -- IF your group wants more individual privacy than we do. The misunderstanding may be "on me" for misinterpreting the description. Past villas have used the word "apartment" for bedroom suites that were still part of the original architecture, so it didn't occur to me that this one would have been so separated.
Another surprise is that Sergio's family lives in the villa itself. I'm not sure if the ad said "owner on site" but even if it had I would not have thought that the owner would be living there in the midst of us -- "owner on site" generally means in a separate house on the property.
Sergio was lovely and accommodating in every way however. He immediately responded to every request, both in emails before the trip and while there. The local chef he recommended (Loredana) to cook our first dinner for us was FABULOUS -- a completely sweet person and AMAZING chef!
The pool filter was broken while we were there, and the whole pool was surrounded by a rickety wire fence, so it was not as enticing as it might have been, though they were working on fixing the filter. Friends renting Sergio's smaller house nearby had a beautiful clean pool, so the filter problem in the big villa was probably just temporary.
Location was great, with Firenze 40 minutes away and an abundance of small towns and large towns within easy reach.
To be noted is that Villa Leoni is considerably less expensive than other villas of the same size, so taking this into consideration, it was a VERY good value, a VERY pleasant clean place, and a VERY nice owner.
Villa I Leoni
Our family of 13 had a great stay last week. Sergio put us in touch with a wonderful chef, Loredana, and we really enjoyed our tour guides, Silvia, Roberto and Lorenzo recommended by Sergio. We hated to leave.
What a great place for a large family vacation!
What a wonderful destination for a large family vacation.
We rented the villa out for two weeks at the end of November and early December. We dealt with some typical Fall weather. Some days were cloudy, some days we encountered lite misty rains. Most days we had at least some sun.
The villa is exactly what it appears to be in the pictures. It isn’t a new and modern hotel. It’s a charming house in the country with a great kitchen and dining area. My family is all cooks; some professional, and all talented. We brought a few of our own cooking knives and a large do-it-all all pot. We could’ve gotten by with what is at the house but this made it much easier for us. It’s a rental house and we never expected it to be outfitted like my own kitchen so we planned ahead.
The outside area is a beautiful place to eat, drink a glass of wine and read a book or enjoy a conversation whilst looking across the olive groves. There’s even a grill that we used a few times to cook vegetables, the delicious local sausages, and a few 1 kilo steaks.
Everyday we took day trips. We went to Pisa, Sienna, Cinque Terre, Venice, Florence, and The Vatican(stayed overnight in Rome for a night prior). There’s a train station in Empoli, and another in Florence, that can help you get around the country but we mostly relied on our rental cars. There is so much to see that I never felt like we ran out of things to do.
Sergio was a wonderful host and if we ever needed anything he was always available to answer our questions or fix any small problem that arose.
Many thank for your appreciation.
Beautiful Tuscan Villa!
The villa was perfect in every way. Very clean and well equipped. It accommodated all 16 of us with ease. Sergio, the owner was extremely helpful and would check on us every day. He arranged travel for us as well as the most wonderful chef in the world! We will recommend the villa to all of our family and friends as a beautiful get away, tucked inside the Tuscan countryside. The views were spectacular! We loved being able to walk to the villa, to a local winery and to very good restaurants. We will look back on our trip here as one of the most memorable!
Wonderful villa in the Tuscan countryside
What a wonderful place to spend a milestone birthday with family and friends! This is a lovely, rustic Italian villa. It is not a luxury hotel so expectations should be managed. It is a great villa in a fantastic location. The villa is broken up into different apartments so everybody had their own space but the ground floor apartment has a large dining area, kitchen, and a couple couches where we could all spend time together. We were a group of 19 adults and children and all were very pleased with the accommodations. The pool was a welcome refuge from the record heat wave that was hitting Italy while we were there. People in our group did excursions to Florence, San Gimignano, Lucca, or even Rome via the high speed train out of Florence. I couldn't have asked for a better vacation. Sergio and his family were wonderful. He was very accommodating and helpful whenever anybody asked for something. He also put us in touch with a cook named Loradana who exceeded all expectations with the two meals she did for us. She was lovely. So much delicious food and a chocolate ricotta birthday cake to top it all off. Thank you to Sergio and Loradana for helping to make such wonderful memories for us.
Thank you Karey, you have been really very nice. Sergio
Very nice spacious villa with large pool
We stayed at the villa in June 2018 and we loved it. There was 11 of us including one year old girl. Sergio was very nice with providing us with everything we needed and his Mom helped us with a grill when we could not figure out how to use it, There are plenty of rooms and bathrooms that are clean and comfortable. The pool is large and we had lots of fun swimming there.
Many thank for your appreciation.

Wine tasting in a very large farm in San Gimignano where is possible to enjoy a cellars tour, comprised a visit under the roof of the "Vinsantaia" where an old typical and famous dessert wine called "Vinsanto" is matured along many years. Then you can enjoy the test of numerous red wines including white wine called Vernaccia which was the first "controlled origin" wine in Italy. Between one wine and one another you can also test some local good tuscan salami. All this in company of Lorenzo and his wife, the simpatic owners.
It's also possible to hire a very good cook for a wonderful dinner and/or a Tuscan cooking class.
