Summary:

Situated in 41 acres of picturesque natural bliss, this newly refurbished New England style lake house is a perfect getaway whatever the season. Here you can explore the Cotswolds or relax as you watch nature unfold on your own south facing sun deck. On-site you have access to 3 tennis courts, a table tennis pavilion, children's playground, 3 lakes for dog walking, kayaking/paddle boarding or free fishing and plenty of local activities to keep everyone happy.

The Space:

The property has gone through a transformation with 2 exquisite bathrooms and a state of the art kitchen, featuring marble tops throughout, with luxurious gold fittings. In the morning you will be woken up by the sounds of ducks and when opening the master bedroom curtains you will be mesmerised by the morning sunrise across the lake. This southerly facing property deck is simply an idyllic place to be. All of the bedrooms are fitted with high quality beds and there is ample storage across the property to sleeps 6 + Toddler (travel cot onsite). We hope you love the hand picked furniture as much as we do.



Surrounded by landscaped gardens, in 41 acres across 3 lakes, the Emerald Lake House is located in a quiet part of the development with the children's adventure playground, indoor games room and tennis courts only a short walk away.



On-site facilities are excellent and are available for guests to use. Guests are able to fish on Isis lake and also have use of the neighbouring sailing lake - 'Windrush' for both kayaking and paddle boarding adventures.



Opposite the development is the De Vere Cotswold Water park hotel with a restaurant and spa facilities, as well as the Gateway centre - an information centre with a cafe, take away pizza, bar and a Cotswold Camping store.



The Accommodation

The Emerald Lake house is entered via a covered porch way, in to a hallway where there is plenty of space for shoes and coat storage. There is a recently renovated luxury spacious shower room with WC.



- The Living area consists of two large sofas, a 32" flat screen TV with built in Free view, a dining table with seating for 6, a selection of board games and books as well as lots of information about the local area including maps and leaflets. Wi-Fi is included. There are patio doors which open out on to a south facing sun deck with stunning views of the lake.



- The state-or-the-art Kitchen is well equipped with a built in single oven/grill and four ring ceramic hob, a built in fridge/freezer, a built in dishwasher, washer/dryer, a microwave, toaster, kettle and Nespresso coffee machine.



- The Decking - there is a BBQ and a table with seating for up to 6 people on the decking. In front of the decking there is a gravel area with a bench and then a grass area which leads down to the edge of the lake.



- Master bedroom there is a comfortable king size bed for 2022, a large built in wardrobe with lots of storage space and two bedside drawers. A hairdryer is also provided. This bedroom has stunning views across the lake.



- Twin Room - this room is fitted with two (4ft singles) There is a small bedside chest of drawers with lamp between the beds, a larger chest of drawers and is beautifully presented. The room has a velux window with black out blind.



- Double Bedroom (3) - this room features a standard adult double bed nd guests love its comfort. There are two small bedside chest of drawers with lamps, a larger chest of drawers and a mirror along with some peg hanging space. The window overlooks the grassy area in front of the lake house and the window has black out curtains.



Family bathroom - newly refurbished, bath with shower over, grey stone marble hand basin, storage and WC.



Towels and bed linen are provided in each bedroom.



All rooms have electric panel heating to make the property nice and warm in all seasons.



Parking: One allocated parking space directly opposite the entrance and plenty of visitors parking on site.

Cirencester: Known as the "Capital of the Cotswolds," this charming market town is just a 10-minute drive away. Explore its historic streets, boutique shops, traditional pubs, and the impressive Cirencester Park, perfect for a leisurely stroll.



Bibury: Just 25 minutes away, visit this postcard-perfect village, famous for Arlington Row, one of the most photographed streets in England.



Bourton-on-the-Water: Often called the "Venice of the Cotswolds," this idyllic village with its quaint stone bridges is a must-see, about 40 minutes by car.

The property has plenty of lakeside walks and pedestrian access. Driving on site is restricted to 10mph and there is 1 dedicated parking space for the house plus on site visitor parking a short way from the property for extra vehicles.



The Neighborhood:

Opposite the development is the De Vere Cotswold Water Park Hotel with a restaurant and spa facilities with several neighbouring lakes for a wide variety of water sport facilities. 10 minutes drive away is Cirencester a beautiful market town dating back to Roman times, in every direction you will find rolling hills and picturesque Cotswold towns and villages. Several country pubs are easily accessible for when you don't want to use the stunning new kitchen!



Getting Around:

On site you have your own personal parking space and further visitor parking is available for additional cars. The development is a fantastic place for leisurely walks, cycling or scootering on the private development where cars are restricted to 10mph.

This is our first AirbNb property, we hope you love staying there as much as we do and we cannot wait to make you feel welcome so that you will want to make a trip to the Emerald Lake House an annual vacation for your diary whatever the season.



As new owners launching on airbnb in Feb 22 we have re-branded the property which was previously known as Elm Lodge and has been off the market for the last 12 months.
