This fantastic property is in an elevated position with fabulous views over the estuary beach with coastal walks from your door including a walk up to the historic castle which overlooks the estuary. The nearest town is the oldest town in Wales, Carmarthen with its plentiful cinema, shops and restaurants.

Enter this fabulous property into the spacious hallway where there is access to all of the ground floor areas. On your right hand side is the large open plan kitchen where you can cook up a feast before enjoying at the large farmhouse style table with all your family, catching up on the events of the day. The kitchen is well equipped with a gas hob, electric oven, dishwasher, filter coffee maker and full size fridge freezer. There is a large living area with comfy sofas and a warming wood burner for cosy nights in. The main living room is also located on the ground floor with french doors to the large garden, and a Smart TV for nights in watching a movie.

Just off the kitchen is the utility room, where the washing machine and tumble dryer are located, with access into the garage which has a games area with pool table, table tennis and table football.

There are two ground floor bedrooms, a pretty double and a lovely twin, with ample storage for clothes. There is a family bathroom with a shower over the bath and WC. Upstairs there are two further bedrooms, the master king size and a twin bedroom which boasts spectacular waterside views. There is a second bathroom with a shower over the bath and WC.
Outside, there is a large garden which wraps around the entire property. With a lovely patio area with picnic bench, wooden chairs, a parasol and a large brick built-in charcoal BBQ in the garden for outside cooking and dining. To one side of the property there are vegetable beds and a greenhouse. There is also a shallow wildlife pond to the back garden and it is not fully enclosed to the front driveaway, so children must be supervised at all times. The drive to the front of the property has ample parking for 4 cars.
Local Area
Llansteffan itself is a popular seaside town on the Carmarthenshire coast. The village is dominated by its impressive castle which stands on a headland overlooking the sand-flats. The Green and Scott’s Bay are the two main beach areas at Llansteffan. There are a small number of eateries and a local shop.
Just a 15 minute drive away you will reach the lovely market town of Carmarthen, with so many amenities. Carmarthen offers a large selection of restaurants and you will be spoilt for choice for eating out.
There are an abundance of attractions in Carmarthenshire and Pembrokeshire, ranging from Stunning castles, Award Winning beaches, Botanical gardens and Country parks.
West Wales is slowly becoming a hub for foodies with many new restaurants opening, catering for a wide variety of tastes and budgets.
For the younger generation we are a short drive away from the likes of Folly Farm, Oakwood, Manor House Wildlife Park, Wild Lakes Water Park, Heatherton World of Activities and Dinosaur Park to name a few.

A lovely place for families

Area was lovely, just a short walk to the local amenities. There were games available in the garage to set up yourselves. Ample parking and a great, light, airy space to relax in. Wheelchair friendly too.Unfortunatley, during our stay (April 2025) building houses/flats, which we were not aware of and this was quite noisy at times.particularly noisy at times
