Set just outside of Emsworth town centre with lovely safe walks to Westbourne, this beautifully refurbished three bedroom home is the ideal spot for you to explore this area.

Entering the home into the hallway then into the lounge with a smart TV, and plenty of comfortable seating for 6. To the rear of the living room, is a cosy dining area. A wonderful spot to enjoy dinner with the family. The kitchen has been thoughtfully planned and offers everything you would need to comfortably self cater including, oven/hob, kettle, toaster and delonghi coffee machine.

There is a ground floor king size bedroom with a sofa and a ground floor shower room with a washing machine and tumble dryer. For any guests that are working from home, there is an office room with its own desk and printer.

Upstairs, there is a further king size bedroom and a twin bedroom. There is also a family bathroom with shower over bath.

This property comes with 2 parking spaces.


Birch Tree is nestled on a quiet residential road equally distant of Emsworth. You are perfectly positioned to enjoy everything both villages have to offer with Emsworth being a charming fishing village and Westbourne having a charming semi rural feel. You can easily walk into both villages to get to the shops, pubs, and various restaurants...in fact a week wouldn't be long enough to sample all the amazing culinary delights both villages have to offer!

By road, rail or bus you are perfectly located to get to the nearby historic city of Chichester, famous for its grand cathedral and famous Chichester Festival Theatre. Goodwood is a short trip away with easy access along the country lanes, perfect to skip the traffic on your way to events such as The Goodwood Revival. To the west of Ems Cottage lies the city of Portsmouth which offers wonderful attractions including the Historic Naval Dockyards and the impressive Spinnaker Tower or enjoy some retail therapy at Gun Wharf Quays, you could even hop on the catamaran or ferry to the Isle of Wight.

Very comfortable, well-appointed house in a quiet yet convenient location with very responsive hosts
Birch Tree is very comfortable and ideally situated in a quiet residential area, yet close to the coast, the A27, and all amenities. The three bedrooms are a good size with very comfortable beds. The ground floor office is excellent if you have to work while visiting. Having two bathrooms, one on each floor, is also very convenient. The washing machine and tumble drier in the downstairs bathroom are great additions. We were delighted that the kitchen had everything you could wish for - full-sized appliances, including a brand-new dishwasher, a double oven stove, a microwave, and even a DeLonghi coffee machine. The open-plan living area was cosy and comfortable, although perhaps changing the sofa for a larger L-shaped one would benefit bigger groups staying as it only seats three. That said, it is a lovely room. Outside are two generous off-road parking spaces. The small rear garden was tidy and ideal for our dog. The hosts were very welcoming and responsive to our questions. They even provided a festive gift and a Christmas tree! We would be delighted to stay here again in the future.

Disappointed with certain features & your curt response to our complaint
As per our email the property lacked comfortable seating for 6 people contrary to the property desciption. Also no shelves or chest of drawers in both main bedrooms so we had to keep our clothes in a suitcase for the week. Both these are to be expected if the house is to be rented by 6 people. When the owner emailed us half way through our stay to welcome us to the property we also raised the above issues but received no response at all! There was no outside seating &table for eating- just a couple of deck chairs. The property inside is lovely & also spacious. & the location perfect for visiting family so hopefully the above issues will be resolved if we choose to book again

Holiday with family
Nice location, very quiet. Could have done with a mirror on the dressing table I had use the one in the bathroom. Not ideal for drying my hair.
