Longing for the sea? Casa Levante is a cosy oasis in the heart of Viareggio, which enjoys a strategic location to reach local beaches and discover the many attractions of Tuscany. The flat has two balconies and a communal garden which allow guests to enjoy a meal while refreshed by the sea breeze. The apartment offers all the comforts to relax and fully enjoy your stay in the "Pearl of the Tyrrhenian Sea".
Casa Levante was recently renovated with a modern-minimal contemporary style and all the comfort you might need: heating, air conditioning, laundry area + iron and ironing board, dishwasher, high-speed internet access over a wireless network.
The apartment, located on the first floor (out of 2, and with no lift!), features a very bright room with its balcony looking out over the neighbourhood & a comfortable queen-sized bed with cotton sheets and bedding. In the bedroom, there is also a huge closet which offers enough space for your belongings, so no need to live out of a suitcase! On request, an extra baby cot can be accommodated.
You will enjoy your bathroom with an oversized shower glass box. You will also find personal care items such as soap, shampoo and a hairdryer at your disposal.
The rest of the house is embraced in a spacious open space drenched in natural light: a living room with a charming electric sofa and chair where you can enjoy a book from our library; a dining room, and a fully stocked kitchen with a stove, dishwasher, oven, espresso machine, and kettle. Be ready to challenge your loved ones to cook delicious Italian dishes!
There is nothing like a home away from home, so feel free to settle in and enjoy your meal on one of the two balconies or in the communal garden on the ground floor to savour an al fresco meal with a fresh breeze and a sprinkle of nature right in Viareggio city centre: BBQ & courtyard are all yours to use. The only request is to be respectful of the silent hours during the afternoon (14.00 -16.00) or in the evening (after midnight).
If you need, you may wash and dry your clothes in the laundry point on the balcony.
DO YOU HAVE DIFFICULTY CLIMBING STAIRS? - Please note: The flat is on the first floor of a building with no elevator. However, the staircase has a gentle rise, and is just 10 steps up to the first floor!
If there is anything else you need, simply ask!
ACCESS TO THE GUESTS
Guests will have access to the entire apartment, the two balconies and the shared garden on the ground floor. In addition, they will have the opportunity to use an internal bike space.
**Unfortunately, pets are not allowed.
WHAT IS INCLUDED IN THE PRICE
Utility bills (G/W/E), Wi-Fi, fresh cotton sheets, clean bedding and towels (Towel change is scheduled for rentals of at least 1 week), and personal care items such as soap, and shampoo are included in the rental price. Basic products such as mineral water in the fridge, coffee, tea, sugar, pepper & salt, and olive oil will not be missing upon arrival.
The apartment is equipped with AIR CONDITIONING, DISHWASHER, WASHING MACHINE and WI-FI Internet with fibre.
If requested, we can provide our guests with a couple of beach towels, a beach umbrella and some children's books and toys.

- HEATING (from October to March included) and AIR CONDITIONING (from June to August included), a small integration may be required for these services. The price must be discussed at the time of booking.
- FINAL CLEANING: €59, to be paid upon arrival
GENTLE REMINDER: During the check-in, you will be asked to show your ID or Passport for registration practices and to pay the Tourist Tax in cash.
Currently, the tax rate is 1,5 €/night for each guest over 18 years old for a maximum of 10 nights. Children are excluded. A regular receipt will be issued.
NEIGHBORHOODS & NEARBY AREAS
Casa Levante overlooks a quiet pedestrian street, from its balconies you can listen to the sound of the waves crashing against the beach, while the smell of salt water regenerates you.
Don't be afraid of being too distant from city life, the apartment is located right in the heart of Viareggio: on Tuesday just in front of the house the local fruit & vegetable market takes place, and on Thursdays the city market. Furthermore, Casa Levante is located 500 meters from the sea (5 minutes on foot) and only 400 meters from the train and bus station: a strategic position both for accessing the beach and for moving towards other towns in Versilia and Tuscany (Lucca, Pietrasanta, Torre del Lago, Pisa, the Cinque Terre, Florence ..). Within walking distance from the flat, you will find the main services: a small supermarket, tobacco shop and restaurants. Newsagents, pharmacies, bars and ice cream shops are within a 3/4 minute walk.
A short charming walk will take you to Viareggio’s famous Promenade where you can enjoy the Art Nouveau buildings, shops, many bars and cafes. You can easily reach the small picturesque pier, where you can taste freshly caught fish while watching the fishing boats leave towards the horizon and the sunlight reflecting on every wave. On the Promenade, there are also many beach resorts, where you can surf, play tennis or beach volleyball and enjoy many other activities with your little ones. The beach resorts are 500 mt away from home, while the free access beach area called “La Lecciona” is reachable in just 10 minutes by car.
If you want to refresh yourself, you can enjoy the shade of the two beautiful pine forests, Pineta, in Italian, located in Viareggio (the first is 100 meters far from the apartment (while the other is in the "Ex. Campo d'Avizione" district, 5 min by car) where it is possible to take relaxing walks, immerse yourself in the scents of the Mediterranean or jogging or taking part in the many activities available even for the little ones.

HOW TO MOVE AROUND VIAREGGIO
The flat is located right in the centre of the city: on foot or by bike, you can reach all the places of interest in just a few minutes. It is possible to rent bicycles within 300 meters from Casa Levante, in the Mercato area (200 meters) or inside the Pineta di Ponente in one of the numerous rental points (“Noleggio Patrizia” is the closest to home).
If you travel by car: remember that almost all the parking lots in the centre of Viareggio are paid, but you can easily buy daily/weekly/monthly passes in the tobacco shop/tabacs near the house (Tabaccheria N° 35 in Via Antonio Fratti, n. 240) o though the EASYPARK App.
Since 2019 in Viareggio and in the surrounding areas is possible to rent an E-scooter through the "Bit Mobility" app. Once you arrive in the city, you can even forget where you left the car - You will not need it!
