Beautiful place with ample space for gathering, socializing, cooking, playing, sleeping, etc. Gorgeous property in a pristine country setting. We had so much fun here. Our hostess was very available, communicative, accommodating and helpful. Highly recommend.
This house was perfect for our new year celebration. I accompanied a large group of friends to stay the weekend and ski. We had a blast throughout and enjoyed many of the amenities and features of the property. Would absolutely book again.
My group of friends does an annual trip to a New England mountain area every year and we all agreed this was one of the best houses we’ve stayed at! Plenty of space for sleeping and hanging out. Fully stocked with any kitchen resource you’d need. Listing is very accurate and the yard space is large too! We skied at both Killington (about 60 minutes away) and Sugarbush (25 minutes away if the mountain pass is open) and loved coming back to relax and cook.
We were bummed that the hot tub was broken though.
We look forward to returning!
We were blown away by the size of the great room on the property, and the overall size of the home and many amenities. The owners were great communicators and our guests had a fantastic time as we were all there for a Norwich graduation and commissioning. It really is a fantastic gathering place to build memories, with plenty of activities. I would recommend this for 2-3 families to consider renting for a college graduation as it is very close, very convenient and facilitates many people gathering. We enjoyed the fire pit, the hot tub, the pool table and the TV room. Most of all we enjoyed grilling and spending time together in the great room. There was plenty of room, deck space and yet big enough for many private conversations while all being together. Really a fantastic property and a once-in-a-lifetime experience! Thank you for giving us ours.
Excellent home base for our total eclipse weekend!
We were a large group of 13 longtime friends who wanted a home base from which to drive to experience the total eclipse of the sun in April. The house was exactly what we were hoping for--and more. Finding this house made me a hero to my friends. We were all celebrating turning 60 this year and being friends for many of those years and the house was a perfect place for all of us to gather to do that. The great room was an amazing gathering place for all of us. The house is very large with many bedrooms and other gathering areas. The week before our trip, they had 2+ feet of snow in the area and the power was out the day before we were supposed to start our trip. Joan was very communicative, flexible, sympathetic, and accommodating as she conveyed that information the day before. As it turns out, the power was on by the end of the day Friday and it didn't affect our trip at all. And we all took in the total eclipse of the sun in Montpelier at the College of Fine Arts. It was a magical day, capping a special weekend!
Fabulous place to stay and relax! AWESOME Professional Kitchen. Can't say enough about the Great Room. Plenty of room to spread out. Had 32 people for the birthday dinner.
A great gathering space for a large family gathering
The house is large and can accommodate a large group. Grounds are beautiful. The fenced in area provided space for us to play all types of lawn games. Kitchen well stocked.
The house is huge and great for large groups. The living room and dining area was great for keeping people engaged in multiple activities. The open concept was great for the chef to feel included as well. The kitchen was amazing and had everything one would need. The number of rooms was fine for the 15 adults. Loved the stream across from the house. I would definitely consider revisiting this home again.
Went up to Vermont for a ski weekend with a group of friends, the house was perfect for hosting everyone. The living room kitchen has an incredible amount of space to gather and play games, eat dinner, and relax after a long day of skiing.
The hot tub, pool table, and other amenities make this place a great all-around stay!
The owner was easy to contact and very helpful as well with any questions.
Joan and George are the perfect hosts. The property is beautiful and private. The creeks and the river were lots of fun. But most important is how friendly and available the hosts were. We highly recommend this vacation spot to all...
All amenities, great size, felt like we were visiting friends.

Wonderful house located in an away from it all setting yet only 30 mind to Sugarbush and Montpelier!
Our group of 16 had an awesome time enjoying this spacious house and its 100 acre property. The “Great Room” was exactly that! Seperate sitting areas allowed for some to sit around the wood stove others to hang by kitchen bar and yet others to work on a jigsaw puzzle on the huge dining table! The younger ones enjoyed all of the games and entertainment items in the lower level which permitted the adults to have their time together on upstairs level. Sleigh riding, xcountry skiing snowshoeing etc all available to enjoy within steps of the home-the owners were fabulous to work with from beginning to end! Would highly recommend this home for future guests!

About the host
Hosted by Joan Cocuzzo
We are a retired couple who love to travel and share our wonderful estate with other families and friends. We enjoy hosting and getting to know our guests. Being a host allows us to connect with people from all walks of life and create lasting memories.
Why they chose this property
We especially love the solitude away from the rush and bussel of Town and City life. This area is adjacent to Route 12A and nearby Hospitals and super markets, theaters but when you arrive at Lemery Road all the noise disappears and you are home and you will love it as we do on this 100 acre property..
What makes this property unique
Our guests consistently remark on the incredible size of our 40' Family Room upstairs. They are amazed by the space, complemented by numerous windows, providing ample natural light. To enhance downtime after skiing, swimming, cross-country excursions, picnics, and other activities, we offer a selection of games, books, and puzzles for everyone to enjoy.
