*1/27/26 update. We have decided to list this property for sale at the end of the 2026 ski season, so we are not taking short term reservations beyond May at this point. Very private, located at one of the highest points in East Warren, 36 acres on a private 1/4 long driveway.
By far the 'most scenic' of our luxury properties in Warren! We completed a full renovation in 2019 including a new kitchen, 4 new full bathrooms, redesigned main floor living space and a new bunk room/man cave. Less than a 10 minute drive to the Lincoln Peak base at Sugarbush and the Robert Trent Jones Sr design 18 hole golf course, and 1/2 mile down the street from Ole's X-country Ski Center (the Warren Airport in the summer). Only 4.2 miles to one of our favorite places, Blueberry Lake; great for swimming/hiking/mountain biking in the summer an lots of x-country trails in the winter.
This modernist 3/4 bedroom home that sits on 36 acres at the end of a 1/4 mile long private driveway, with a spectacular mountain views (Sugarbush to the west, Camel's Hump and Mt Mansfield to the North) and in close proximity to all of the Mad River Valley attractions. This is a house of wood, stone and light. Everywhere you look you see outside, like living in a tree house. Open spaces with floor to ceiling windows in every direction make this house bright, friendly and beautiful. Originally built in the 1970's this home has recently undergone extensive renovations including all new bathrooms (4 full) and new kitchen, with designer furnishings, all in a very mountain chic style. With our 36 acres surrounding the home and two of our neighbors owning hundreds of acres, this property is very private and full of untouched forest, this is an outdoor enthusiasts dream! Lots of nearby hiking and biking trails. Have fun exploring the woods, swimming in the small fire pond on property (dogs love it), or just relaxing by the fire with a great book and enjoying the views. We also have 'pond front' property at a second bigger pond towards the beginning of the driveway
This airy and bright split level home features an open floor plan and a wrap around deck with its own small wood fireplace that is excellent for entertaining and enjoying family and friends. There is a Weber grill on the deck. The master bedroom features a king bed and an en suite double shower bathroom. There are 2 other bedrooms, each with queen beds and full bathrooms in close proximity. The 4th room is a bunk room that has beds for 3. The was recently added and designed to function as a separate family room where with a big sectional coach and a 60 inch flatscreen smart TV where kids (or adults) can have their own private space, equipped with board games. This house is excellent for couples or families. There are 9 different 'levels' in the house, so lots of steps. There is no central air (I'd bet less than 5% of homes in VT have central air) however there is a Mitsubishi Mr Slim mini split in the kitchen that has a/c and heat.
It is available as a short-term rental year-round. Longer duration stays will be considered in the spring, summer and fall. Dogs will be considered too (we have 3 labradoodles)!
PLEASE NOTE DURING THE SUMMER MONTHS, OUR LANDSCAPER COMES EVERY WEDNESDAY AFTERNOON TO CUT THE GRASS (THURSDAY IF WEATHER HAS BEEN BAD) AND TRIM AROUND THE PLANT/FLOWER BEDS.
We recently finished a big landscaping project, including clearing invasive plants and trees to improve the outdoor space and views of Lincoln peak. We also repaired and improved the stonework around the house.

This VRBO in Warren, VT, was awesome! The amazing views of the surrounding mountains from the deck were unforgettable—waking up to that scenery. Huge home, very cozy and very clean. Ideal for a big family’s looking for a peaceful getaway. Highly recommend!
Loved staying here—lovely house, in a very secluded spot with AWESOME views!Only thing i would comment on is the entry roads are dirt & get very rutted—could pose problems for some vehicles.
We came up with some friends for a ski weekend and enjoyed this unique home, and would recommend. The beds were very comfortable and all the bathrooms were recently renovated, along with the kitchen.
Was a pleasure to spend a long weekend here. Ample space and wonderfully appointed. The surrounding area is in my opinion one of the most beautiful in the state. Would absolutely recommend this location to anyone if they want a relaxing weekend in Vermont. The hosts were informative and the property was exactly as described.
The house and surrounding property were as nice and nicer than described. We were looking for a get away to a quiet place and this home and environment was all we could have hoped for.
We had a great time. House is very clean, kitchen well stocked, comfortable beds. Location is very private. The only concern is the many steps/levels inside the house, which requires some extra attention in the beginning, but we got used to it after a day. We will be back.
Great venue for a 3 week visit to the mad river valley…..someone (architect and/or owner) had a fabulous vision for this property back in the 70’s….yes it is on many levels but the flow works well and there are views of the ski runs and sorrounding mountains from every room…..all the bathrooms and the kitchen have been tastefully renovated with out taking away any of the original vibe…we were 3 generations and a dog and thoroughly enjoyed our visit….easy access to sugarbush or just take in the atmosphere of Warren …..highly recommended
The 6 of us had a great weekend and was a great spot to view the Solar Eclipse. Due to recent snowfall we also got some skiing in. The home had great views and we would love to visit during the other seasons. The home is nestled in the woods and private. Great indoor spaces for hanging out. Luckily we brought our truck, need to be careful in mud season in Vermont.
This house was largely as advertised. A lovely setting, very private and plenty of space for my adult family and their partners. The torrents of rain this summer seem to have posed a challenge for many in Vermont, this house no exception. The driveway, which is unpaved and steep, was caving away in a disconcerting manner. Also, while there is plenty of space, this house is not at all soundproof. The master bedroom is separated from the living room by a thin folding panel. Upstairs and down, when one person awoke, so went the rest.
The owner, Kevin, was responsive and accommodating to our request for late checkout. Overall, the house was perfect for our needs - access to the outdoor biking and hiking trails and local lake(s).

This past July was the rainiest month in Vermont's history (since they started recording rainfall). As mentioned in the description this home sits on one of the highest points in East Warren on 36 private acres and Fleming Road (we bought the house from the Fleming family) is a 1/4 mile long driveway. Having spent much time in VT, I would not say it is 'steep'. I would say 90% of the roads and driveways in the Mad River Valley are dirt, it is a very rural area. As far as I know, no one (59 VRBO reviews) has complained about the road or got stuck on the road, even in the winter. We have a great local road maintenance company we use year round. The road after the rain storms was certainly navigable. I checked in with the current renters staying there and they have 3 vehicles and said the road is not an issue. However it is going to be repaired this week. As you can imagine with the many areas that were flooded by recent storms, the road repair providers have been incredibly busy and are scheduled to do the necessary repairs after the current renters leave after Labor Day.
As to the noise in the morning, we do not soundproof any rooms in any of our properties. Of the 100 + renters we have had at this property, this is new. The house sleeps 8-9 people comfortably. The 'thin folding panel' in the master is a 11ft long folding door (panel) made of wood to match the rest of the wood in the house. You can see it in picture #14 on the VRBO listing. The goal of the Flemings/architect was to have huge window views throughout the house, including the master and living areas. As you can see from the photo, the master has a small landing just outside the folding panel with 5-6 steps down to a living room couch area.
I will definitely update my description that Warren is very rural area and it's advisable to have a 4WD vehicle no matter what season you visit. Also keep in mind most homes in Vermont (anywhere in the state) do not have a/c and are not soundproof. If traveling with a group and you need peace and quiet in the morning and early evening from fellow guests, best to find a home with a separate inlaw quarters. Or if you do rent this home, the bedroom on the lower level is most quiet/away from the main living area.
My family and I fell in love with Kevin and Rayna’s iconic contemporary Vermont mountain retreat, built on the edge of a mountain meadow with wonderful Mad River Valley views from wrap around windows and a wrap around deck.
We were impressed that every detail necessary for a vacation home experience seemed to be attended to. There was a well stocked kitchen, and comfortable multi level couches and seating. The bedrooms are roomy and well appointed with state of the art bathrooms. There was plenty of room and beds for our family of seven. Our grand kids were able to hide out in the lower level family/bunk room, when they weren’t hiking or jumping into a waterfall. We grilled fish, burgers and Vermont summer corn on an awesome Weber grill.
While perched at the end of a secluded country road, the house is still minutes from the Sugarbush access road, Blueberry lake, Warren Waterfalls, and incredible hiking trails. We loved that it was also minutes to the Warren Country Store, for a morning coffee and a scone. We found it convenient to marketing, dinning, and antiquing in Waitsfield. We even spent a day in Burlington with the kids biking up to South Hero and back on the Lake Champlain Island Rail Trail. Overall, we had a great family vacation, thanks in large part to our time in Kevin and Rayna’s home.
Most importantly, Kevin and his caretaker Chris were incredibly responsive when we reached out.
We are are already making plans to come back.

Mixed experience for Us
We are not family or friends -- we paid for this rental. We had some big challenges -- more than any other rental -- ever. For this price point, that was tough. The owners responded -- sometimes within 4 hours and sometimes after being out fishing on their tuna boat for fun. The house had issues with kitchen being understocked, deck broken, chipped paint, landscaper arriving with a brush hog and waking our whole house at 7 am, fireplace not working, filthy vacuum and active wasp nests. The welcome letter which was sent the day we arrived stated there are 10 levels to this house, the description makes it seem there are 3 -- so be thoughtful of your family's/families' comfort. We had to text or call the owner everyday -- not a luxurious experience or one we have ever encountered with VRBO. Not even close. The owner did take our feedback and update the house's description to be more accurate -- we hope we helped other potential renters with that effort. Beds and couches are very comfortable, the views are lovely. We enjoyed the fire pit. We asked for a refund and easily got it and we checked out early. Bummed this didn't work out better. We really wanted it to be a good week; much more restful and easy!

Thank you for the feedback and commentary, it is much appreciated. I am very sorry you did not enjoy your stay more. This is our first ‘mixed’ (bad) review and it is very helpful for me as a small business owner in dealing with the changes we have seen and experienced since this pandemic began. For this property, the other 34 Reviews (including 2 stays immediately after these folks left) have all been 5-Star Reviews. Since everyone interested in renting this property in the future will read this review first, I apologize for the length of this response but find it necessary.
I want to make it clear that I am the owner of this property (primary residence is MA), I have a full time property manager that lives in the mad River Valley whose name and cell number is on the VRBO website, in the Welcome Letter and in an information binder at the property. Our property manager is a local (4th generation Vermonter) property manager who is not only is the property manager for our 4 rental homes in Warren but is also a licensed general contractor and close friend. Not sure why this came up in the review but I do not go tuna fishing for fun nor do I own a tuna boat. My good friend is a commercial fisherman out of Gloucester MA and owns a tuna boat and he called me to fill in after one of his deck hands called in sick.
Unfortunately I was out of cell phone range for 7-8 hours while out at sea and did not get the renters’ text messages about the gas fireplace not working that chilly July morning. The battery was replaced that night while the renters were out to dinner and has worked fine since. Unfortunately the batteries (2 AAs) for this gas fireplace (igniter switch) need to be replaced every 6-9 months, tough to time the replacement.
I appreciate the 20+ photos sent during their first couple days of the ‘broken deck’, peeling paint (all outdoors) and the dirty filter from our personal Dyson vacuum cleaner. However I was a bit confused when told the parents/in-laws that live locally took some of the outdoor photos of the deck more than 3 weeks before they arrived (without asking my permission).
It is important to note the deck is safe, it is not ‘broken’. About a foot long section of one of the 2x6 planks that is part of the railing had cracked. We hired a professional painter to paint the entire exterior 2 years ago. This part of the deck is in the sun about 8+ hours a day during the summer months. Since these renters left in July, we had our painter prime and paint (stain) the small areas of the deck that needed it. The cracked board was also replaced and primed/painted. We did have our painter sand/prime/paint the peeling areas below the roof trim.
There was an active wasp/bees nest on the deck hidden under a side table next to the Adirondack chairs. Bees/wasps stings can very dangerous and it was taken care of the same day. Bees/hornets/wasps are very active in Vermont in early July so I have informed our cleaning service to check for wasp/bees nests in ALL outdoor areas going forward. Fortunately our property manager keeps an ample supply of bug/wasp spray in his truck this time of year and was able to spray and remove the nest. We have not had complaints from the 4 groups of renters about wasps/bees since these renters left July 11th.
As far as the kitchen being understocked, the only issue I was made aware of was there was not enough glasses to host dinners when they had family/friends over. That they had to keep re-using glasses. I immediately ordered a dozen new wine glasses and a dozen new large drinking glasses for the house. Our professional cleaning staff is responsible not only for the cleaning after each renter, but also to check inventory with such items as dishes, glasses, tp, paper towels, etc. After these renters left my cleaning service did inventory and there were 10 wine glasses, 12 regular glasses and 8 coffee mugs. So there are now 22 wine glasses, 24 drinking glasses and 8 large coffee mugs at the house.
Thanks for the photos of the filthy Dyson vacuum filter and the wet dog hair that came out. We had not thought of this. This vacuum is rarely used, mostly as a backup if our cleaner’s need an extra. Our property is professionally cleaned after every renter. We also offer an additional cleaning to renters staying 2 weeks or more. Thankfully the renters had the same model vacuum at their home and knew how to clean the very dirty filter. My solution was either put our personal vacuum in the locked owners closet, or pay the cleaner extra to check our personal vacuum cleaner filter regularly. I opted for the latter, to satisfy those renters who like to vacuum every day. Thank you for cleaning the dog hair from the filter and leaving the house so clean.
As far as the landscaper starting work at 7AM on their first morning, that was a bad mistake. It was actually not our landscaper that cuts the lawn during the spring summer once a week (wed afternoons) but was a farmer hired by our property manager to brush hog the huge meadow out behind the house. We invested in a very large landscaping project at this property last year and this annual brush hogging is part of the maintenance and is done once/twice a year. The local neighbor/farmer hired to do the brush hogging by our property manager is 80 years old and as far as anyone knows has never been outside Vermont. He was scheduled to do the job a week earlier when there were no renters at the property, however his tractor broke down. When he got if fixed (had to wait for a part I am told) he headed over to our property at 7AM that Tuesday morning, not knowing he should not be there while renters are there. Needless to say, he was there for a couple hours before our property manager got over there and told him to stop. However the damage was done. I am certain very sorry for this happening on the first day of vacation. That will not happen again. We are adamant about not disturbing renters. With the exception of our plow guys in the winter months, landscaper in the summer months (cut grass only and always in the afternoon) and the trash/recycle pickup Monday mornings…No one is allowed on our properties while guests are there.
These renters were very helpful with offering updates to our VRBO listing, our Welcome Letter (which we discovered VRBO stopped sending renters as of June) and things we can do to improve future guests’ stays. We did make some good changes/updates.
Thankfully I was able to give them the partial refund of 2 nights stay ($1400) they demanded before their weekend began.
Our holiday trip could have turned out awful. Ice storm and weather in the teens hit Warren right as we drove in. The electricity was out at the house. The property manager, Chris, immediately contacted the owner, and lucky for us (and because the owner was a kind man), he had another home just a few miles away that had the power on. So we headed there and were allowed to stay until the power came back on at the original home. In the interim, the property manager worked well into Christmas ensuring that the pipes were manually heated. Then after moving back to the first place, we left some things in the 2nd place. I could go on and on but in a nutshell, Chris did us right and it turned into a magical vacation for all of us. The property is beautiful and the house was unique. Perfect for our large gathering of 9 very tall adults. The things to watch out for - if you do not have a four-wheel vehicle, the drive up to the house can be treacherous in the winter. It gets quite icy and it's somewhat isolated - which is super nice but could be scary if there is trouble getting up the road. Also, there are many levels in the house - some with just a couple of steps without railings. We didn't have any missteps and that was surprising with our adult kids celebrating the holidays with a lot of cheer! The living spaces are great for large groups. We loved the shared space. The bedrooms are great but there is only one king bed - not two. I have to imagine that visiting in the shoulder season or summer must be spectacular. The 180-degree views were breathtaking. Each morning we were so happy to welcome the day and say hello to the mountains. One of the best things was the small towns around us. So many breweries and great restaurants. Your family will love this place!
Everything with our stay went smoothly and that is hard given the winter season.

We started to visit Sugarbush regularly in 2006 after a single weekend visit early in the ski season when we made the impulsive decision to find a last-minute seasonal rental. We were hoping to find a property as modern and luxurious as some of the properties we had stayed at in Nantucket and at Western skiing resorts but realized quickly that luxury rental properties are a rarity in the Mad River Valley. After multiple mediocre (to be nice) seasonal rentals in the area, we decided to invest in our own property in 2013. In 2015 we began renting our property and had immediate success. Luxury home rentals are a rarity in the Mad River Valley. This reinforced our belief that there were other families like ours wanting a more luxurious experience when they visited the Mad River Valley. Bringing together our love of investing, real estate, and interior design, in 2017 we formally started a small business and purchased 3 more properties in the area and some land that we intend to develop in the future (5 lots ranging from 8 to 13 acres that already have been subdivided and approved for 4 bedroom homes). We have been busy renovating and decorating these properties and are excited to share them with you. In the past few years, we have sold two of our renovated properties to families that had previously stayed for a short term visit visits.
