About this property
Stylish Craftsman in the Heart of PDX
Welcome to the William B. Waters House, a 1911 gem just across the Fremont Bridge from downtown, combining new renovation and modern amenities with the charm and character of vintage Portland. The home is in the cultural center of the city, 5 minutes to downtown, 5 minutes to the hot Alberta Arts District, and 5 minutes to the equally trendy Mississippi street restaurants, cafes and bars.
The impeccably appointed William Waters House resides in the upscale Irvington neighborhood, a national historic district noted for remarkable architecture, and just one block from one of Portland's loveliest parks, the 16 acre Irving Park, into which our street dead-ends. Irving Park features tennis and basketball courts, children’s playground, open fields and wooded, rolling hills.
You'll enjoy a very spacious, renovated, 1st floor apartment, with living room, dining room, kitchen, one bathroom and two bedrooms with king beds, plus a bonus side room with daybed. Please note, that while this is a generously sized apartment on the 1st level of a historic home, there is a strict 5 guest maximum, and parties are strictly prohibited. An extra guest fee of $20 per night is added for each guest beyond the first two. The price is automatically added when you indicate the number of travelers in the search.
Features include:
10 feet high ceilings
Large original windows throughout
Slate entry and new oak floors throughout
Original vintage fixtures
Rough hewn stone fireplace
Quartz countertops.
Well equipped kitchen with pots, pans, serving dishes, silverware and dishes for 8 people, French press, various kitchen utensils and tools. Kitchen appliances include Vitamix blender, Microwave, Cuisinart coffee maker, toaster etc. Please note there is no dishwasher.
Linens and towels provided, along with organic bath products
Solid hardwood live-edge dining table
New, high-end mattresses. One king bed is from Nectar (gel memory foam) and the other is from GhostBed (latex and gel memory foam). The single is a new memory foam mattress from Zinus. All mattresses are CertiPUR-US Certified, free of flame retardants.

Guest Access: You will have exclusive use of the entire 1st floor, a generously sized apartment with separate entrances and complete privacy. The front porch is shared, but the porch furniture is for your exclusive use. While visitors are welcome, please note there is a 9-person maximum on the property. To discuss exceptions, please contact us in advance.
A smart lock keypad allows for convenient self check-in upon arrival. Check-in time is anytime after 3:00 pm, and check-out time is 11:00 am on the day of your departure. Our cleaning schedule is tight, and the hours between check-out and check-in are necessary in order to thoroughly clean between guests.
Additional Guest Fee: Please note that there is a $20 nightly fee per guest after the first two guests.
Parking: Free parking is available on the street in front of the house. There is a 2-car limit for guests staying the night.
Respect for Neighbors: The William Waters House is on a quiet residential street and we have amazing neighbors on all sides. We strive to maintain positive relations with them, so for this reason we ask that you respect house rules around the 9-person maximum, noise level and parking.
Interaction with Guests: We enjoy meeting guests upon your request but also understand and respect your privacy. We are usually nearby, and always available by text or phone to address any needs you have.
Other things to note: The apartment is the entire first level of a 3-story historic home and the upper levels of the home are separate living quarters that we live in. While generally very quiet, there is some minimal sound transference. Quiet hours are between 10pm and 7am. Again, parties are strictly prohibited.
Security Camera: There is a motion-activated security camera on the front porch directed toward the sidewalk which can record audio/visual. The field of view is limited to a small section of the front porch and out toward the street.
The Irvington neighborhood: Our location provides the best of both worlds. We are uniquely situated very close to downtown and hip east side neighborhoods, while also being tucked away on a quiet residential street next to a park. Our neighborhood, Irvington, is an upscale, historic, architecturally splendid area, great for quiet walks or for getting downtown in a heartbeat.

We just completed another wonderful stay at this amazing property. Everything about the home was perfect. The hosts are super communicative, patient and kind (when I over-communicate). There was nothing wrong at all with the stay. 10 stars plus! One thing we learned is that the Wishing Tree is right around the block. Super cool and a beautiful experience casting some wishes to the universe. Portland is NOT in decline, it’s a vibrant, cool and quirky city. And this home is a great place to launch your experiences from.
So enjoyed staying here! Comfy beds, beautiful space, lovely neighborhood. Would like to come back! And Susan and Jim were very responsive and helpful.
We loved our stay! We were moving our two oldest daughters into college and needed a calm, comfortable, and beautiful space and neighborhood. This house had it all! The little touches of a welcome note and drinks left out for us made this bittersweet time as a family a little easier. We will definitely stay again!
This property was incredible. The decor is gorgeous and the home is spotless. We enjoyed the beautiful landscaping. The neighborhood is safe and quiet but also close to restaurants. The lovely porch was a great place to catch up with friends. We would definitely stay here again anytime we are in Portland!
Everything was great. Easy check-in and communication with the host. House was clean and inviting. A thoughtful welcome gift was left for us along with a binder of information. We enjoyed relaxing on the porch with a cup of coffee and reading in the front room. Our 7 year old enjoyed playing with the provided sports equipment. Thank you for a great stay!
Charming and comfortable house in beautiful neighborhood!
My husband and I stayed at the house with my parents for our daughter's college graduation and everything was wonderful - the beds are comfortable, the house is really nice, and the neighborhood is great. Definitely recommend!
We enjoyed our stay very much. The place is comfortable and immaculate. Everything worked well, and the Owners are helpful and communicative. We will definitely return.

We came to visit our family and had a wonderful time. We enjoyed the house as just the two of us but were also able to host a dinner for a few family members as well. The house is beautiful in every way.

About the host
Hosted by Jim Carlton
We are native Oregonians and have lived in Portland for the past 25 years. We love the pioneer spirit of Portland, the DIY, bespoke, earthy ethos of the city. The urban amenities of Portland are fantastic, but we also love the easy access to towering mountains, sleeping volcanoes, deep forests, sandy Pacific ocean beaches etc. We have two school-aged sons whose primary interests include reading, sports and film.
We are also experienced travelers who appreciate and practice the art of hospitality. We have traveled and lived in Europe, Central America and Asia, and many times in our youth we relied on the kindness of strangers to ease our way. We take very seriously the trust our guests place in us to provide a home away from home, and we manage to have good fun doing so. We look forward to hosting you soon!
