Great view, great parking, great accommodations. We used the unit predominantly for sleeping and breakfast, but we did once use the bbq area for dinner and it was quite nice and well equipped. Overall we enjoyed our stay.
Clean and convenient location, not far from town. Ocean view balcony is nice with sunset. Follow the driving direction from the owner instead GPS, we were able to get to the place even after dark.
Location and property is amazing. So close to shops and restaurants. Lovely place to have dinner and breakfast on the lanai. The place is clean and a sufficient amount of supplies are included. Bed was comfortable and it was nice to have the air conditioning even thought it is a bit nosy. We really enjoyed our stay there. We will miss the lovely ocean view breakfast every morning.
Easy all around. Had everything I needed. As advertised.

Think twice about this place
Stayed here with my wife for 7 days. Good things about this place were the location, ease of parking, washer/dryer, and fairly good privacy. The not-so-good things about this place included infestation of ants (requiring us to contact property manager..who was responsive), very loud portable air conditioners (good luck trying to fall asleep while running), poor quality of drinking water, old and tired furniture, including the mattress. Bottom line, the building is fine but the interior could use a major upgrade.

Please be assured that your concerns have been shared with our management team to be addressed. We appreciate you taking the time to share them with us. We are in the process of setting up additional pest control. We assessed the furniture and found that its in good condition, besides some wear on the dining room chairs, we will look into having them restained. The mattress is about 5 years old and will assess it as well. We recognize that everyone has different preferences when it comes to a mattress. There is also a Brita water dispenser in the refrigerator to filter water if you don't care for the tap water. We are very pleased to hear that you enjoyed your stay & hope that we can welcome you again.

We loved being able to hop on the free trolly to head to the beach or to Kona. The pool at the condo is lovely and we enjoyed the sunsets from the lanai.
Clean condo with everything you need, even buggy board and beach chairs. You can walk to the side of the community for a beautiful sunset after dinner.
Excellent experience and would stay again for sure. Easy check in/out process and the condo had everything you would need for beach a stay at the beach.

Beautiful view from the balcony. We were sad to leave. Just be prepared to haul the luggage up to the third floor as there are no elevators if you have any mobility issues. The concierge system was amazing and they were very helpful when the email photo of the buildings didn’t match the building number on the address. Once that was straightened out, everything else was smooth sailing. Quiet community. The shared grill space was good. Pool and grounds are very well kept. The evenings down by the water to watch the sunset were lovely as well. Would definitely stay here again.
The place itself is great, old but spacious, well cleaned and equipped. It has great ocean view and decent parking space for residents.
The biggest problem we had was we were not notified that there were constructions going on for exterior wall during weekdays starting from 8am. It caused really bad noise and the condo is not sound proof at all.
we had to leave the condo to go somewhere everyday when it started. Imagine how bad that is for travelers who could potentially be jet lagged.
I can only give a 2.5 star because of lack of information and communication.
There is 1 assigned parking spot with the condo. Condo is located on the 3rd floor (no elevator)- be ready to carry your luggage. Keypad entry and contactless check in was great. The day after we checked in Property Mgmt called us to see if we needed anything- that was appreciated. There is A/C in the living room & bedroom- which is needed in the hot humid summer time. There are ceiling fans in the living room & bedroom. The kitchen (microwave/fridge/icemaker/stove/dining ware), living room, lanai (sunset/beach view) was great. The king bed was comfortable, linens soft. There is wifi & a washer/dryer in the condo. The closet has a few boogie boards, beach towels, beach chairs, cooler provided.
The condo is in good shape other than the bathroom.
The bathroom is a bit dingy- needs to be re-caulked, painted, showerhead was spraying all over the place (I just tightened the connections). Bedroom needs new pillows, the ones provided were flat & lumpy.
David from Kona concierge was great. He arranged a few excursions for us and fit us in last minute. I would recommend to contact David & book your excursions prior to your trip, they fill up fast. He knows the best companies to go with. Overall a nice stay & a great trip.
Condo was perfectly set for a get away. The patio was perfect for dining, the kitchen well equipped and multiple items like a cooler and beach chairs made life easy. We would rent it again.
What a great condo! Honestly one of the best we've stayed in. Great location, excellent view of the ocean from the lanai, good floorplan, and well equipped kitchen. We'd definitely stay here again.

The location, position to the ocean, the pool and all the accommodations were perfect for us. We really liked having a washer and drier (but could have used more soap), the ice maker, the coffee maker and toaster. There were plenty of kitchen utensils and dishes for us to make every breakfast and one grand meal for us and my son and daughter-in-law who happened to be on the Big Island at the same time as we. The little clothes rack on the deck was great for drying our swim wear when we returned from the pool. It would have been nice to have one more towel hanger in the bathroom so we each could have had our own. Dragging our bags up three stories after 8.6 hours of flying wasn't real fun, but with the design of the buildings, elevators would be impossible. Concierge services were available should we have needed them. If we can return next year to Hawaii, we hope to be able to stay in this same condo. Thank you for having such a wonderful place available to us.
Clean, fully stocked, attractive, quiet and right on the beach. I highly recommend this unit and the condominium buildings.

Working away in Kona
We were in #324, Alii Villas for 3 weeks in May. The apartment was lovely and so well stocked with really nice kitchen appliances and tools. Name brand stuff, not the usual Dollar Store things that I have found in other rentals. Bed was good, sheets were soft and there were plenty of towels. The view from the lanai was spectacular. My coffee and the ocean make the perfect combination. We were actually in Kona on a working vacation so this made a lovely home to come back to after "work" each day. There was a sunset crew down by the water each evening to search for the green flash. Oh and the pool was beautiful, small, but so well cared for. Many times I had it to myself. I had a small issue working the TV. Turned out I had an old channel list. Kona Coast, who manages the property, sent someone over to get it straight. They were responsive to all my questions. I would definitely use them again to stay in Kona.
