Sweet Tea Cottage lies nestled in the hills and hollers in Boston Community of Williamson County. Perfectly located just 4 miles from the Village of Leiper's Fork and 13 miles from historic downtown Franklin. Columbia and Spring Hill TN close by also. 45 minutes to downtown Nashville. Close to the Natchez Trace and Interstate 840 exits. The furnishing are hand-picked antiques with flair to the rustic spirit of our home that has charming interior full of wooden detail. Quite here except for the sounds of animals and nature. Enjoy the vista from the porches. Our country home is surrounded by picturesque 50 acres. Our animals include Texas longhorn cattle , miniature horse and donkeys, plus all kinds of untamed animals. Quite here except the clucks and crow of our hens and rooster, bray (hee-haw) from the donkeys, mooing from cows, and sounds of nature like chirping crickets, gobble of turkeys, grunts of deer, and tweets and chirps of the birds. Children and adults have fun chasing fire flies during warm weather.

The property is a house with all of the amenities you could ask for. Nice Kitchen, Laundry and Living Room. The best thing is the setting which is far back from the road overlooking a cattle field containing the quietest cattle I have ever encountered. Very peaceful! There are plenty of places to walk. The Davis General Store is within walking distance and is a great place for breakfast and lunch.
Great stay at Sweet Tea Cottage. Mike and JoAnn are great hosts. The cabin was well stocked, had everything we needed! Clean and well maintained! Beautiful setting with peace and quiet! Enjoyed the front porch watching the birds and the cows in the mornings and all the fireflies at night! Will stay at Sweet Tea Cottage again if in the area!
I love animals so staying where the Longhorn cattle, their baby calf and goat that could be easily seen was a joy for me. It is a beautifully manicured working farm. The house is a country home with two bedrooms, a fully equipped kitchen and carport you can pull under to protect your vehicle.

Amazing. JoAnn and Mike are truly amazing. Their little VRBO family home is exactly as described. They provide everything you could possibly think of. The farm with the long horn cattle was right out out front door. The best and forme the most embarrassing part of our stsy wss whe I accidentally broke a glass top onthe kitchen table. When we told JoAnn what happened she quickly put my mind at ease. She wasn't angry shegot a quote for a new glass quickly and a said "Ypu know stuff happens". I dont know anyone who would have been as gracious. If you choose to stay in this beautiful place and you are asked if you would like the sweet tea.. Say yes. Its amazing. Thank you JoAnnand Mike for sharing your home .

We came from Chicago to visit two daughters who live in Nashville. The Tea Cottage was right in the middle of the two of them. Since it was just my wife and me the cottage had plenty of space. The Jackson Farm is set in a very beautiful rural setting a few miles from Leiper’s Fork. It’s like stepping back to a more peaceful time. Anything you need is available in the cottage. We made day trips to visit kids, explore the Natchez Trace, Leiper’s Fork, and Nashville. We look forward to our next trip. Thanks Mike and JoAnn!

Owners were waiting at the door at 9:30 at night for us to get there. I didn’t book for my 11 year old child so we were immediately asked to leave (fine) but then the host physically pushed me away and her husband threatened to shoot mine. 0/0 stars I will NEVER book again and some recommend anyone else does either. Horrible experience!!!!!!!

You are correct that you were met at the door at 9:30, but that was because the two people that arrived prior to your arrival were people that you told could stay there without checking with us. You also told us your daughter was 10. You did however, admit to us that you never include (which means you aren’t paying for her in most bookings) her in your reservations. Booked for 2 and I know 7 we’re planning on staying. You repeatedly used disrespectful/vulgar language in front of our guests at a private event we were hosting. You then proceeded to come to that private event where you continued to be patronizing in front of our guests and where you were asked to walk away. You and the extra car full of friends (there were 3 vehicles with people in them), who we are assuming were planning to stay also, continued to use vulgar language until you finally left the property while your friends continued to yell obscenities from the road. You also left a vulgar message in our guest book.
As for future guests reading this review, please read what our other guests have said and please do not base your opinions on this one review. If you have concerns, please feel free to reach out to us and we will be glad to discuss further.
We came for Grandson’s HSbgraduation and birthday party. We also visit dbFralin and Mashville bookstores.
She ch a great place to stay. Quiet with only lightening bugs flashing. Owls hooting, 14 year cicadas mating and bluebirds nesting.
Cabin was excellent comfortable and spacious. Homelike feeling and many antiques to look at in house. We loved it!

We stayed one week at the cottage. The cottage was very clean and had everything we could need to enjoy our stay. JoAnn and her son were very responsive and helpful to any questions or needs we had. We had such a relaxing stay at this beautiful and peaceful location. We will definitely stay again if in this area. JoAnn left wood in the firepit and we had a good time with family cooking hot dogs and smores over the fire.
We really enjoyed our stay at “Sweet Tea Cottage” it was clean and comfortable. The cottage was equipped with everything we needed. The views were amazing from the front porch. Mike and JoAnn were very gracious hosts. We will be back again!!

Mike and Joanne treated us like family! The home was beautiful and clean and was a step back in time to grandmas house! We stayed during Easter and my fiancé and I cooked us a small Easter dinner. Everything was fully stocked! Perfect place for a romantic getaway or with the family!

We had such a wonderful long weekend up in leipers fork at the sweet tea cottage. It was so relaxing and we all felt very comfortable there. The decor was all beautifully decorated with antiques and even special touches for fall. I would highly recommend.
The owners were so friendly and helpful when we had questions. We enjoyed talking with them when we arrived. We loved the beauty and peace of the area. Everything you need for cooking was available as well as laundry. Bed was comfortable and had three great nights of sleep. Would definitely recommend it to others as well as come back ourselves!!
This is a beautiful property and home. My daughter and I enjoyed the animals. The house was clean and comfortable .We had everything we needed. Mike and Joann were kind and welcoming. We enjoyed our two night stay and will be back.

Very clean and comfortable. Close enough to Leipers Fork and Franklin, but far enough away to kick back and relax. We enjoyed the shops in both those towns.

The cottage is a perfect place to get away and enjoy some relaxing porch sitting watching the Longhorns. The cottage has everything you will need while there and the owners Mike and JoAnn are awesome. We will definitely be back.
This property was a great location as we were interested in the Leipers Fork area. The value compared was our draw. Very quiet and quaint.
Our only negative was the continental breakfast and snacks. We did not know if the food in the freezer was what we were to use. Weren't sure if it was left by previous guests. Of course we never asked either.
Interesting bit of information, we felt we were sharing the house with another "guest".
Overall, nice location, quiet and a quick trip to Leiper's Fork which was a great experience and fun time. Met my cousin at Puckett's Market at lunchtime, haven't seen her for 50 years...now that's a really small world!
Mike and JoAnn’s cottage was absolutely the perfect place for a down home country stay. Not only was it extremely peaceful and very clean, the hosts went out of their way to provide breakfast of our choice and complimentary sweet tea. We had the pleasure of meeting the owner, Mike, on our last day and he treated us like old friends. We would stay again in a heartbeat. Thanks for making our TN stay so memorable!

Just As Promised!
The cottage was just as described, maybe even better! The location was perfect for exploring the area. Close to distilleries and a winery. Close enough to go enjoy an evening of music! We couldn't have enjoyed our stay more. Mike and JoAnn thought of everything! I highly recommend this cottage and plan to return!
