3 Barley Lands, Aldeburgh

This comfortable holiday home with off road parking and an enclosed garden is just a short walk to the heart of the picturesque town and the shingle beach – ideal for a short break, seaside holiday or corporate stay. Interiors are homely with a living/dining room, kitchen and cloakroom on the ground floor; two twin bedrooms, a single, family bathroom and an en-suite shower room on the first floor.

You’re welcomed into the hallway with the cloakroom to your left, stairs to your right and the living/dining room and kitchen ahead of you.
LIVING/DINING ROOM
A sociable room with double doors opening from the dining area to the garden for easy indoor/outdoor living in the spring and summer months. Furnishings are comfortable and traditional with a couple of two-seater sofas, and armchair, footstool and occasional tables, with the TV sitting on a corner unit. (Please note that the fire is currently out of use). The dining area has a table and six chairs so you can enjoy home cooked meals or pop into town to choose from one of the many take-aways.
KITCHEN
Well equipped for home catering with an electric Belling double oven with four rings, a microwave, a Delonghi coffee machine (which takes ground coffee), a slimline dishwasher, an under counter fridge with an ice compartment, a Bosch washing machine and the essential kettle and toaster.
CLOAKROOM
Fitted with a WC and wash basin.

FIRST FLOOR
Carpeted stairs, with handrails on both sides, rise to the first floor landing.
TWIN BEDROOM WITH EN-SUITE
Twin beds sit on either side of a chest of drawers and there’s additional storage in the wardrobe in this bedroom at the back of the house.
Good use has been made of the space in the en-suite to provide a shower cubicle with a hand-held shower on the riser, a WC, a wash basin, and a window with a radiator and towel rail beneath it. Towels are provided for all guests.

SECOND TWIN BEDROOM
Also sitting quietly at the back of the house, furnished with twin beds and ample space for you to unpack and settle in with drawers and hanging space in one unit and additional chests of drawers.
SINGLE ROOM
The single bed sits beneath the window and there’s a built in wardrobe and chest of drawers with hanging space too, plus a little chair in the corner.
BATHROOM
A lovely light room where the bath has a hand-held shower attachment and a shower curtain, and there’s a WC and a wash basin.
OUTSIDE
3 Barley Lands is in an excellent location on the outskirts of the picturesque town of Aldeburgh on the Church Farm Estates, close to the Co-Op and Tesco at the roundabout if you're familiar with the town. It's also within a short walk to the heart of town for restaurants, take-aways, shops, independent cinema etc., and also close to the pebble beach and wonderful walks to Thorpeness or through the woods and marshlands. You can park on the gravel drive to the side of the house or on the roadside in front of the house.
There’s a fully enclosed garden, mostly laid to lawn, with a patio area which has a dining table and chairs for you to enjoy al fresco dining.
