Large Flat Near Beach, Hospital & Brighton College

This accommodation is spacious and modern. It provides a home away from home, and is perfect for Relocators, Contractors, Business professionals, friends and family.
Located in a quiet residential area, it is a peaceful sanctuary away from Brighton's busy town centre but is still close by to enjoy Brighton's favourites - The Lanes, North Laine, the Seafront, the Pier and the Racecourse. Importantly you are also close by to the Royal Sussex County Hospital and Brighton College.

The space

Situated within a property housing just 3 apartments, you will access the building through a communal entrance and then have a private entrance into your own accomodation. You will have full use of the entire 2 bedroom apartment where the rooms are spacious, warm and inviting.

The kitchen is fully equipped and has a dishwasher and washing machine for guest use. The dining area is alongside the kitchen and has a large dining table and chairs for up to 6 people.

The living area has a TV and a comfortable sofa bed which can create another sleeping area, equivalent to a king size bed.

The master bedroom has a King size bed, an ensuite with shower, a clothes rail and a comfy reading area. The second bedroom has a double/queen bed and clothes rail.

There is a family bathroom, with toilet, basin and full length bath to relax in. Clean towels, Shampoo, Conditioner and bodywash are all supplied for your stay.

Outside you have private access to a small fenced area with a picnic table to relax and enjoy the sunnier days.

Other things to note

Parking is available on local roads where it currently costs £9.10 for 24 hours (correct at March 2025). This is paid for through the Paybyphone App. More detail of locations to park are available either on the app, or in the guest information pack within the apartment.

We do not make the sofa bed up but if you require it, we will leave clean bedding ready and accessible, with instructions on how to open it out. This allows you to use the sofa during leisure time before retiring to bed.

We kindly request that you read the house rules prior to booking and respect them during your stay.

Smoking or vaping is strictly not allowed inside the property - outside areas are available for your use. Monitoring equipment is in place for enforcement of this.

No Pets allowed.

The lead guest must be 21 years or older.

Parties or events of any kind will not be tolerated and noise monitoring equipment is in place for enforcement of this.
Violation of this rule will result in you being asked to vacate the property immediately and charges made for any damages or additional cleaning required.

Lost keys will incur a fee of £50 for replacement of both the door key and entrance fob.

The number of persons - including children - occupying the accommodation shall not exceed the number of persons on the reservation form at the time of booking. Only the families/persons quoted when booking are allowed to stay at the property. No third parties are allowed to stay at the property and bookings are not transferable.

The Proprietor or their representatives shall be allowed access at any reasonable time during occupancy for the purpose of emergency maintenance or repair or any other need.

Guests are responsible for the condition of the apartment and the furniture and fittings therein. Whilst accepting that the apartment is cleaned between “lets”, the guest shall leave the apartment in the same state of cleanliness and general order in which it was found.

In the event of misbehaviour or other necessary causes, the owner reserves the right to terminate the let without any refund of monies.

The owner is not liable to the guest, or members of the guest’s party for the loss or damage to any property belonging to any of them.
