Leighton Banks - Silverdale Area of Outstanding Natural Beauty
We are delighted that this property has joined our portfolio - built in 2010 in a traditional style with cedar-wood cladding, Leighton Banks is a really charming, spacious detached house set at the edge of the rather magically named Cringlebarrow Woods. The house is set in the grounds of the owner's property and feels nicely private, with a good lawned space and patio to the front.
You may never have heard of the village of Yealand Redmayne, but if you have never discovered this area (within the Arnside and Silverdale Area of Outstanding Natural Beauty), you have missed a trick and will be sure to keep coming back for more. There is an endless choice of superb walks from the doorstep in the wooded limestone countryside. Cyclists will be equally spoilt for choice on the lanes nearby, or further on to the Lake District, or the Yorkshire Dales. Birders too will recognise the name 'Leighton' from the nearby, nationally famous, Leighton Moss wetland nature reserve - home to the elusive booming Bittern (if lucky you may hear bitterns, owls, and kestrels while staying here).
The property owner is a keen advocate for cycling, and there is an amazing variety of cycling-themed books, maps, and artwork. There is very easy access from the M6 (10 minutes), or railway stations at Silverdale or Carnforth (taxi service available - provided by the owner), which makes Leighton Banks ideal as a base for a relaxing or active holiday, as you prefer.
The property is approached on a private drive, set back a little way off the road and has plenty of parking space. Enter the property via the kitchen, which is well planned out, with plenty of storage and preparation space. Also, here on the ground floor, is a mini-library area with a table and chairs for a quick brew or snack. The bathroom is also on the ground floor and has a good-sized walk-in shower, basin and WC. Next to the bathroom is a great space for storing outdoor gear / muddy boots, and this area also has the unusual feature of static training bikes, and a cross trainer, which guests may use (subject to being used with care). Upstairs to the lounge and bedrooms. The lounge is really spacious with ample room for the sofas and the dining table and for a bit of fun, there's table football for you - family tournament anyone? Both bedrooms are spacious and peaceful - there's a double and a twin. There are views over the countryside from the lounge and the twin bedroom.
Outside, there is a flagged patio with outdoor furniture and a nice level lawn. Ample parking for two vehicles and two EV charging points. Behind the property, there is a gate to access Cringlebarrow Wood (joins a public footpath) and you can walk on to historic Leighton Hall as part of a lovely circular walk. The pub in the village of Yealand Redmayne (The New Inn) has recently benefited from a complete refurbishment and is a delightful country pub with upmarket food and a beer garden. The pub is around a 15-minute walk from Leighton Banks. There are too many outdoor activities and places to visit to list here - see more in 'About the Location'. 'Boot room' for outdoor gear. This area also has static exercise bikes with rollers (can be used if proficiency demonstrated), and a cross trainer.
Bathroom with a walk-in shower, heated towel rail, WC and basin.
Upstairs: 14 steps with a handrail -open-tread wooden steps.
Lounge with sofas, dining table, Freeview TV (not a smart TV), table football, views towards Farleton Fell.
Bedroom 1: Standard size (4'6") double bed with bedside tables and lamps. Wardrobe and dressing table with drawers and a mirror.
Bedroom 2: Two 3ft single beds with bedside table and lamps. Wardrobe and chest of drawers. Countryside views.
Outside:
Flagged patio with bench, table and chairs. Lawn area.
Undercover storage for cycles and motorcycles.
Two EV charger points. Costs apply for use of the EV charger - pay on site. The owner can take payment on-site.

Due to the layout and open-tread steps, this property is not recommended for younger children.
Up to two dogs are welcome at this property (£20 per dog), but please note that dogs must not be left unattended in the property or permitted on any furniture, including beds. You must also please remove and properly dispose of all dog waste.
Bicycles and motorcycles can be stored undercover (owner on-site will assist with any bicycle-related queries)
Electric bicycles, scooters, or motorbikes must not be charged at the property without the property owner's express permission.
The property is within the grounds of the owner's property.
Neither a travel cot nor a high chair are provided so please bring these items with you if required.
