Caiplie Farmhouse is a stunningly renovated traditional house occupying a spectacular south-facing position on the north shore of the Firth of Forth. The house dates from the 1800's and the surrounding steading was developed in the 1990's to provide 7 properties known as Caiplie Court. The settlement is reached by way of a tarmac road leading from the main road past the Caiplie Dovecot, cresting a hill to reveal the collection of houses below. Caiplie Farmhouse has a generous driveway through stone pillars with ample parking. There are two EV charging points provided which can be accessed via an App at your own cost.
Entering the house through the side door there is a small vestibule with a utility area off where you will find a washing machine, tumble dryer and Belfast sink. There is also a small storage cupboard. Turn right and this leads you into the modern kitchen with fridge/freezer, dishwasher, induction hob and double oven. There is a Nespresso coffee machine, a Quooker tap and a wall-mounted TV. There is a counter with six stools and the kitchen also has a wood-burning stove.
Through the kitchen you enter the conservatory with a full dining table and additional seating area on a lower level with bi-fold doors opening onto a small patio area. The main glazed section of the conservatory has a door leading out into the beautiful walled garden. This area together with the kitchen benefit from underfloor heating and there is an air-conditioning facility in the conservatory. There is also a Sonos sound system serving both areas. Together these two spaces provide a wonderful area for socialising and relaxing.
Leaving the conservatory you enter a small hall off which you will find the formal living room which is a gorgeous room befitting a house of this age and quality. The room has a wood burning stove, large screen TV and comfortable seating for 10. Back in the hall, outside the living room there is a cloakroom with toilet and wash hand basin. You then come into the snug, a comfortable sitting room with wood burning stove and wall mounted TV. Passing through the snug you come to a fabulous family bathroom with free standing bath and separate walk-in shower. Beyond the bathroom lies the first of the house's 5 bedrooms which is best configured as a king rather than twin beds.
The TV's in the kitchen, living room and snug are all UHD Smart TV's.
A couple of storage cupboards and a second door leading to the side garden round out the ground floor.
On the first floor you will find four double bedrooms, one with a en-suite featuring a double shower and a further family bathroom. Three of the bedrooms can be either super king size, one king size and all can be twin. The Master suite has a wonderful view over the gardens to the Firth of Forth and the Isle of May - quite stunning.
The walled garden and outside space are spectacular and add so much to the overall offer at Caiplie Farmhouse. Access to the Fife Coastal Path is literally at the bottom of the garden. The walled garden also houses a sauna, hot tub and ice bath which can be made available to guests for an additional charge.
