Villa Aperolli is a charming stone farmhouse that has been recently renovated, located just outside the medieval town of Todi. Surrounded by olive trees and meadows, it is the perfect retreat for a family or a small group of friends. The property offers spacious, bright interiors, featuring a unique blend of refined design elements: exposed wooden beam ceilings, traditional details, vibrant touches of color, and elegant finishes. Its strategic location, within walking distance of Todi’s historic center, makes it an ideal base for exploring the medieval towns of Umbria, the green heart of Italy.

Interior:
The property covers a total area of approximately 170 square meters, distributed over two floors connected by both internal and external staircases. GROUND FLOOR – Living room; fully equipped kitchen and dining area with French doors opening onto the garden and the outdoor dining area; double bedroom (with a 1,50 m wide bed) with adjacent bathroom with shower; study; bathroom with shower (no bidet); laundry room. FIRST FLOOR – Suite with a living room, double bedroom with panoramic balcony and en-suite bathroom with tub, as well as a covered terrace with direct access to the garden through an external staircase.
Park:
Fully fenced, the villa is located along the avenue leading to the historic center of Todi, on a hill at 325 meters above sea level. The garden, about 750 square meters, features a green lawn and olive trees, which are the true stars of the landscape; the area between the pool and the villa is set up for outdoor dining, with a table, chairs, umbrella, and portable barbecue; several shaded areas in the garden create inviting spots for reading or relaxing. Just beyond the iron automatic gate, there is a parking area with two uncovered parking spaces; on the opposite side, a pedestrian gate provides direct access to the main entrance of the house.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool is located 5 meters from the villa and on the same level; freeform shape; dimensions: 6 meters in length and width ranging from 5 to 2.50 meters, with a constant depth of 1.30 meters; PVC lining in grey/blue color; chlorine purification system; equipped with a counter-current swimming system. Access via a submerged Roman staircase; terracotta pool terrace furnished with sunbeds, deck chairs, and an umbrella; internal and external lighting. Open from the last Saturday in April to the first Saturday in October.
