About this property
Kerstin 3 - by SMR - Close to Gondola and Spa
Kerstin 3 is a modern chalet apartment on the first floor. It offers an open kitchen with dining and living room, a washer and dryer, two bathrooms and three bedrooms. It can accommodate a total of 8 people when the sofa bed is used.
The slopes are only a 4-minute walk away and can be seen from the apartment's living room.
The apartment itself offers a magnificent panoramic view of the mountains.
The slopes have access to two excellent ski schools (Adventure Rauris and Karl Meier Ski School).
The slopes also have a nursery suitable for children and beginners.
On the mountains there are many bars and restaurants serving classic Austrian food and drinks.
On certain evenings during the week, you can sled on the other side of the mountain until late at night.
Experienced skiers will enjoy the many red runs and the black run that leads from the top of the mountain to the children's slope.
Larger ski resorts such as the Kaprun Glacier and Zell am See can be reached in less than an hour by car.
Alternatively, a ski bus departs directly in front of the apartment complex and connects the nearby ski areas.
The mountains are also busy in summer, offering hiking trails and gold panning for children. More distant destinations offer canyoning and white water rafting.
For those looking for a relaxing stay, there are many lakes and waterfalls in the mountains where you can relax; the most famous is Lake Zell.
For indoor relaxation, the complex offers a sauna, steam room and heated pool - perfect after a hard day on the slopes.
Bad Gastein also has a geothermal spa that has an adults-only area, as well as a water slide for kids and daring adults!
The town itself is small and quaint; we have two wonderful bakeries and several restaurants serving classic alpine cuisine and a few pizzas from our Italian neighbors!
There are also many bars open for apres ski, as well as a small supermarket (billa) on the main street and a larger supermarket (spar) just behind the church.
We wish you a pleasant stay in Kirsten 3 and a great time in picturesque Rauris.

The Rauris Valley is a world of nature and great experiences during the summer: 295 km of marked hiking paths and alpine trails in Rauris Valley, 780 km of hiking paths in Taxenbach, the great birds-of-prey including bearded vultures, griffon vultures and golden eagles, as well as other free-roaming wild animals, evidence of bygone days when this area represented the heart of gold mining, places of immense natural power such as Rauriser UrQuell spring and natural jewels like Rauris Virgin Forest and Kitzloch Gorge. Lush green alpine meadows at the valley head with mighty 3,000ers, Europe’s highest permanent weather station on the Hoher Sonnblick, and numerous mountain huts and inns giving visitors a heartfelt welcome. In Winter, Rauris Valley and Taxenbach greet guests with winter landscapes that invite you to go winter hiking, cross-country skiing, ski touring and snowshoeing far removed from the hustle and bustle of the outside world. And of course, we can’t forget the climate-friendly family ski area served by the Rauriser Hochalmbahnen, which never fails to excite rookie skiers and families alike..
Care of Property and Acceptable Usage
The Client shall take reasonable and proper care of the property, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as they were at the beginning. The property will be professionally cleaned after your departure but should be left in a reasonable state of cleanliness which means
•Floors swept
•all furniture returned to its original position
•all bins emptied and rubbish taken and placed in the available re-cycling containers
•fridges and freezers emptied and items removed
In addition Guests are reminded about our approach to acceptable use of the apartment during their stay. The resort is for the benefit of many guests including a number with young families. For the benefit of all users we expect;
•noise to minimised between the hours of 11pm and 6am,
•rubbish to be removed to and placed in the available containers and for
•apartments to be used as intended with the facilities provided.
•The of wearing ski boots or outdoor shoes within the apartment is strictly prohibited, to prevent damage occurring to the heated wooden flooring. There are heated boot rooms in the cellars of each apartment building with lockable doors which can be opened and locked with the apartment key.
The apartments also have an automated fire alarm system that is connected to the local fire brigade. In the event that the fire alarm is unnecessarily triggered by the actions of the Guests a charge of €500 will be made to cover the costs imposed by the local fire department.
In the event that guests do not adhere to our acceptable use arrangements or fail to make payment against false fire alarms guests may be asked to leave for the benefits of the resort and other users.
Breakage or Damage and use of Security Deposits
For the benefit of the next clients staying in the apartment, please immediately advise us of any breakage or damage that occurs during your stay. A refundable breakages deposit will be charged will be required (currently €300 euro’s but subject to change) and will be taken upon check in by the resort operator. We do not charge for damages which occur as a result of normal use, but reserve the right to take payment and, if necessary, demand further payment for damage, breakages or additional cleaning which is a result of deliberate misuse.
- Access & Check-In
Your apartment has an electronic key system. You’ll receive your keycode before arrival. Once all payments are complete, you can go directly to your apartment. If payment is pending, you’ll get a SumUp link to complete it.
