As a guest, you have the luxury of a private double bedroom with en-suite, plus exclusive access to the wet-room featuring a 6 persons seater luxury 40° heated hydrotherapy spa pool with powerful individually adjustable directional hydro-hurricane air/water massage jets, relaxing fading perimeter underwater LED lighting system, LED lit safety handrails, cascading LED backlit waterfall. With built-in Bluetooth speakers for you to connect your music.
Also the the wet-room has a walk-in shower & fitness area.

The Spa hydrotherapy pool can also be booked separately without an overnight stay.
This is not a hot tub that you would get in a gym. It is a “hydrotherapy pool” which is far more powerful than a hot tub, with four powerful pumps for heated oxygen/water massage.

There may be times (optional) when your host will be at this part shared property. Even so the areas mentioned above still remain exclusively private to you as a guest.
Pls ask before booking if you would prefer the property exclusively to yourselves as a couple for an extra 20, or 0 extra part shared with your host.
This option is also available for single guest at an extra premium of 25, or 0 extra part shared.

Your bedroom with en-suite are your private spaces for you as a guest.
You will also enjoy exclusive private access to the wet-room hydrotherapy spa pool with powerful air/water massage jets, walk-in shower & fitness area during your stay.

Guests are welcome to enjoy full access to the kitchen/dining area, lounge, hallway, & garden. These spaces may occasionally be shared with the host.

Couples are invited to message me with their preference—either part sharing the property with the host or booking for double occupancy. Either way, your bedroom is private & the use of the pool.

Single guests will have a private bedroom; however, the remaining areas of the property will be shared.

Your privacy is very important & will be respected in this part “Shared accommodation” with the host.
However there are times when your host won’t be at this “shared property”, so please check availability if you would prefer sole occupancy before booking.

Pls note there is no access to the host’s private office & bedroom. They are alarmed & locked.

The main guest booker must verify their identity with Airbnb prior to booking. Your profile photo must clearly show your face for identification purposes.

Interactions with guests & host is done via phone, text or in person.

By booking a stay, you agree to the following terms. Pls note: this is sometimes shared accommodation (ask before booking).

Spa Pool – Guidance & Rules

1) All guests must shower before using the spa pool.
There are two rotating shower controls:
• The top control turns the water on/off (rotate left or right).
• The bottom control regulates temperature. Turn anticlockwise (left) for hot water. Please allow time for the hot water to reach the shower. Turn clockwise (right) for cooler water.

2) NO deodorant, hairspray, fake tan, or makeup in the pool.
Contamination will require a 10-hour cleaning cycle & incur a 150 charge.

3) NO bodily fluids & NO sexual activity in the spa pool.

4) NO full nudity. Guests must wear swimwear (trunks/bikini).

5) You are responsible for your own safety in & around the pool.
NO splashing, running, diving, or jumping into the spa pool. This may cause flooding & injury.

6) If you have any health conditions, please inform the host before using the pool. Use is at your own risk.

7) Pls change clothes in the wet-room & please don’t place wet clothes on radiators. Please hang them up in the spa room to dry.

8) Guests must dry off before re-entering the main house because the living area floor is not waterproof.

9) The wet-room doors & windows are one-way privacy glass.

10) Occasionally, maintenance or cleaning may be required. The pool may be unavailable for up to 10 hours. This does not qualify for a discount.

11) Access to the spa pool may be refused at any time without explanation. No refund or discount will be given.

12) NO glass bottles or glasses in the pool area. Plastic cups are provided.

13) The spa pool lid must be replaced after use.

14) There is no switch for the main ceiling lights in the spa room. These are intentionally off.
If turned on, the one-way glass becomes transparent & privacy is reduced. The spa lighting provides sufficient light while maintaining privacy.

15) To cool the room, use the “door stay” to hold the door open approximately 20cm, allowing heat & steam to escape.
Attach the “door stay” from the inside handle to the outer handle as instructed.

House – Guidance & Rules

1) NO smoking, vaping, drugs, pets, criminal history, aggression, or threatening behaviour.

2) Please remove shoes upon entry.

3) The price includes utilities (electricity, gas, water, Wi-Fi).
EV charging is charged separately at 35p per kWh.

4) Pls respect the home & clean up after yourself.

5) Place used towels in the washing machine.

6) On departure, exit via the back door & lock it. Post the key through the front door letterbox.

7) Food & alcohol on the premises are not for guest use.

8) Guests must provide their own food & alcohol. Water, tea, coffee, milk, & sugar are provided.

9) If you arrive intoxicated or under the influence of drugs, entry will be refused or you will be removed.

10) Your plus-one guest must be someone you know personally.

11) Only confirmed guests (the booker & one guest) may enter. Maximum two people.

12) NO parties unless agreed in advance.

13) Pls keep noise at a reasonable level & respect neighbours.

14) Guests are responsible for any damage & agree to cover repair or replacement costs, plus compensation for loss of earnings if applicable.

15) Same-day cancellations are non-refundable.

16) No candles due to fire risk.

17) Maximum two adult guests on first booking. Up to four may be considered for future bookings. No children.

Failure to comply with these rules will result in removal from the property & may incur additional charges.
