Two king rooms plus a double sofa bed sleep up to 6, which suits contractors, professionals or a small group who want room to spread out rather than queue for the kitchen.

A Home to Relax and Unwind
The whole back of the flat is one open space for cooking, eating and slumping in front of the smart TV with Netflix, and the French doors open straight onto an enclosed lawn so you can leave them wide when the weather is good. There`s a gas hob and full-size oven if you`d rather cook properly than reheat, and the front king room has a bay window with blackout blinds for a proper lie-in.

• Outdoor space: Enclosed private lawn with a patio and seating, fully fenced.

Location
Clarendon Park is an easygoing residential area with leafy streets and plenty within a short walk. Queens Road, the heart of the neighbourhood, is lined with independent shops, cafés and places to eat, and you`re a minute or two from takeaways and a supermarket right on the doorstep. New Walk, a Georgian pedestrian promenade, leads from nearby towards the museums and city centre.

Good to Know Before You Book
The flat is the right-hand part of the building, with its own front door, and you have the whole place to yourselves. The front bedroom windows face the street and have security bars fitted. Parking is on the street only, and a permit is needed weekdays between 9.30 and 10.30am, so it`s easiest to park a minute or two away during that hour; outside those times it`s free. There`s a security camera at the front ring doorbell. Check-in is self-service via a lockbox at the front door, with full instructions sent the day you arrive.

Extra charges
Early check-in and late check-out can be requested and are subject to availability, so send your request after booking and we`ll arrange it where we can.

Booking policy
Guests are required to pay a security deposit of £250 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
