PET POLICY: Pets are welcome under our family and farm conditions for a flat fee of $100/stay for the 1st pet ( $50 for each additional pet). We want all our guests (2 and 4 legged) to have a wonderful experience and so we ask that any pets that you bring with you MUST be other pet and people friendly!!! That means they do not growl, bare their teeth or bite others. If they have a need to protect you in this manner, they will not enjoy their stay" please find them other accommodations. In addition, they should be PEST FREE and HOUSE BROKEN. I they have a desire to get on furniture, please bring a cover. Thank you.

Absolutely beautiful. Stunning sunrises and sunsets. Clean and comfortable house. Owner set out an extra trundle bed so all family members would have a place to sleep. Firepit was great for playing guitar by in the evenings. Perfect country get away. Would book again!
It is a beautiful setting, and the house is lovely. Our family enjoyed hiking, peach picking, kayaking, and relaxing in the pool. Our dogs had the time of their life. We hope to come back.
Location is great and views of the blue ridge mountains are excellent. Bathrooms and furnishings are a bit more run down than expected. We also did not use the pool (even though we picked this home specifically for that amenity) because it was located a couple houses over and did not offer any priva
We had dinner at The Inn at Little Washington and opted to drive a few extra miles to stay here because the views looked beautiful. The setting did not disappoint. Great location in Reva.
Fresh air, rolling hills, close to hiking and wineries
Zann is a gracious and kind hostess and we now book her place every year for a wonderful Fall hiking weekend. The property has beautiful views, the comforts of home, and no fussiness. We love using it as a base of operations for hiking in Shenandoah National Park and look forward to telling stories and catching around the fire pit after a long day in the woods.
The setting and scenery around this property is definitely the star of the listing. The house is nice and has a wonderful deck to sit outside as well as a fire ring for watching stars at night. The owner was very helpful and pleasant!
Friends and I had a great time in this beautiful area. Took walks around the property, the pond and saw and heard lots of wildlife. Perfect place to unwind. TV, WiFi and cell service available if you must. The view was great in every direction.

This place exceeded our expectations! Roomier than imagined, with great outdoor space including a wrap-around porch w/ loads of outdoor seating, a fire pit. We could have used the croquet set in warmer weather. Zann is an attentive yet unobtrusive host. Came w/ immediate and extended family. Loved it.
Just back from our second stay: the first with kids and the second with just adults and a dog. We find it perfect: a beautiful and peaceful setting which we use as home base for hiking weekends in Shenandoah National Park. The home and grounds are clean and comfortable. It's a spot for great meals, great conversation, a sunrise coffee/ sunset happy hour, finding a quiet spot to read or nap. Everything is clean and modern, yet not so fussy you feel anxious about putting your feet up or letting the kids touch anything. And Zann, the hostess, is great and fun to talk to if you get a chance. My only fear in recommending the place so highly is that it might not be available when we want to return! ;)
A challenge to find the first night in the dark. After that, no problem and convenient to our itinerary. Birthday and girls trip to visit wineries… so really only slept at property. Having to make up our own beds when we arrived late was a little surprising! And it would’ve been nice to have had coffee, a few creamers and sugars to start the first morning. Overall… very pleasant;)
The property was in a beautiful setting, set among rolling hills dotted with cattle. There was a fox den in the cemetery and we were lucky enough to see a few kits the first evening of our stay. There was also a birds nest in the eaves of the porch. Pool was a short walk from the cottage and was over by the main house, but what a treat it was to have it all to ourselves, though I understand that is not always the case. House was a bit dated and furniture a little worn, but it was comfortable and well stocked. Even had a few toys for our kiddos to play with. Owner was incredibly friendly and helpful and while we were at the pool she stopped by to say hello and offer a few suggestions of activities

A little peice of hevan
From the moment we arrived zann was an incredible host, we loved every minuet of our fun, cozy, dog friendly and just spectacular vacation . One morning our french bulldog greeted a deer imagine see a small white dog sniffing a beautiful deer, we went into Washington and came home to a home not a smelly hotel where you wonder did they clean the sheets, this is a small piece of heaven and I cant wait to go back :) Please enjoy but don't tell too many or we wont be able to return :) WE cant wait till our next visit There are so many things to do even in Culpepper, let alone Washington. Try the seaway in Washington incredible fun :) Try the restraunt incredible service and attention, It's About Thyme Take care Zann

First the good: Beautiful farm and mountain views. Responsive owner who allows exploration of the farm property. Cute little dogs who like to visit.
Now the issues...
Cleanliness: piles of dog hairs kept accumulating throughout the house, toilets had hairs and splatter, bathroom sinks and showers contained hairs and whiskers.
Argumentative Host: I raised the cleanliness issues with the owner our first morning, she diminished our concern, argued with me about the type of hair, and wanted to blame me b/c I asked to check in two hours early (which she could have said no to). She later offered to return for 10 mins and take care of cleaning. The issues were beyond what she would have personally been able to address in 10 minutes.
Misleading Listing: The nicely landscaped yard with pool featured in photos is the owner's house; you cannot see that pool from your rental house.
Proximity to other Guests: While it is a large beautiful farm, the two rental houses are right beside each other. This became awkward, especially as we used the firepit space at night, probably twenty feet from the other rental party's front porch.
The dogs: The owner's two dogs have the run of the farm and can become a nuisance. They constantly try to get in the house, but we were instructed not to let them in b/c they aren't house trained. They peed on our deck. They chase your car as you arrive or leave. This resulted in guests next to us honking their horn as they tried to back out at 7a.m.

Wow. I am actually seeing this for the 1st time. I am so sorry that my guests were so unhappy. I did offer to come and reclean the areas of concern and did not limit the exercise to 10 min. He did not want me in the house while they were there or while they were gone. The two rental houses are buffered bu vegetation and we have never had a complaint about npise. The pool, well I do not know what the complaint was. The dogs: yes they can be a nuisance, they are less than a year old and love people. and yes I am working diligently on the chasing cars issue. There was nothing said during Rob's stay. I would have puyt the pups in confinement. Rob failed to mention that I gave him a partial refund on the cleaning fee as the it covers more items and areas that were not in the complaint. Nonetheless, I am sorry that he was so unhappy.
A stunning country retreat with gorgeous views and a pool to boot! Our group enjoyed meals on the back porch while gazing at the mountain views. We love the swimming pool and the ended evenings by the fire pit. Highly recommend!
This is the third summer that my husband and I have spent at this magnificent farm, and we are completely smitten with it. The Judy house is very cozy and spotless. The kitchen is equipped with everything you need, and you can choose between a charcoal or gas BBQ. We had a great time swimming in the pool. Around the property, there are many excellent vineyards and breweries. Additionally, the proprietor is really amiable, generous, and kind. I'll return there without a doubt the following year as well.
Comfortable and well-equipped with great country views
We LOVED our stay at this property--the house is well-furnished and outfitted with beautiful views over pastures and mountains, a pool and other amenities, and plenty of spaces for sitting, walking, reading, and just being. The hosts were responsive and helpful, the beds were comfortable, and we can't wait to visit again.
This was the perfect spot with us! The kids loved the pool, the moms loved the deck and sunsets. Old rag (our ultimate destination) was an easy drive and we had perfect weather!
We had a lovely stay at the Cottage while attending a family wedding. The space was perfect for our two families: two adults and their two kids upstairs, and my husband, daughter, and I in the bedroom downstairs; each family had its own bathroom. The outside space was perfect for the kids to run around during the downtime in between wedding events.
