ACCOMODATION PRICES
WARNING! Please understand that we give preferential treatment to long stays: therefore, reservations for shorts stays will be confirmed three weeks before the beginning of your stay.

THE SETTING
- Charming cottage for two, 40 sq. meters inside, and a huge private terrace (80 sq. m.) with jacuzzi, pergola, solarium, lounge chairs, dining table...
- Unique, spectacular and panoramic view over the Gorges de l'Ardèche.
- A wild and totally preserved nature, absolute calm all year round, and a provençal climate
- Build in a traditional provençal "mas", the cottage has its own private entrance (we live in a distinct part of the building, facing south).
- Located in a very calm and quiet area of Balazuc, the house is a few minutes walk from the the center of the village and the river: you won’t need to take your car to go to a restaurant, have a drink in the village, or go for a little swim in the river.
- Balazuc, a medieval village classified among the Most Beautiful Villages of France and among the Villages de Caractère, is nearby first class natural, cultural and historical sites, such as the Grotte Chauvet, the Gorges de l'Ardèche, or the Aven d'Orgnac, just to mention a few of them.

EQUIPMENT & SERVICES
- Comfortable, stylish and cosy, high quality furnitures, upscale amenities.
- Main living room with an open and fully equiped kitchen (induction hotplate, oven, refrigerator-freezer, dishwasher), dining table and lounge area (sofa, flat TV, Netflix, DVD player, bluetooth station).
- Bedroom with a Pirelli Queen size bed (160x200), wardrobe, chest of drawers, and household linen.
- Bathroom with toilets, very large walk-in shower, hair dryer, washing machine, iron and board. Towels and bathrobes provided.
- Free wi-fi.
- Non smoking accomodation, access not suitable for disabled persons nor children, not pets allowed.
- We can provide you two bikes (we'll just need a 300€ deposit).
- French, english and italian spoken.

FACILITIES & ACTIVITIES IN AND AROUND BALAZUC
- In Balazuc : a few restaurants and bars, craft shops, and a little market with local products every tuesday evening in July and August.
- Bigger shops and all services can be found in Pradons, Vogüé or Ruoms (less than 10 minutes).
- Medieval villages (Labeaume, Vogüé, Thines, Saint-Montan...), beautiful landscapes (Gorges de l'Ardèche, Aven d'Orgnac, Parc naturel régional des Monts d'Ardèche...), vineyards, artists and craftsmen, typical restaurants, goat cheese makers, hiking, cycling, horse riding, climbing and via ferrata, canoe, plane: one week is usually too short to discover the richness of the area.

- Reservation confirmed after a first payment (25% of the total) is done.
- Balance is due upon arrival.
- Damages deposit: 800€ (due upon arrival), refund one week after your departure.

Perfect stay

It’s all been said about the view - it is fabulous and just sitting looking at it calms you down along with the distant sound of the river. It was a stop for us in our world rugby tour and totally did the job. Clean, well equipped and comfortable. A bonus was being to get Netflix when we had a rainy day! All the basics are there for cooking too. Tom was responsive and discreet which is the perfect combination

Nous avons passé un très bon séjour, malgré la météo peu propice. Nous avons été très bien accueilli dans ce gîte très bien équipé et très joliment décoré, où il ne manquait rien. La vue sur les gorges de l'Ardèche est époustouflante, dommage que le temps ne nous a pas permis de profiter de la terrasse et de son SPA. Nous avons tout de même pu visiter la région qui regorge de sites exceptionnels comme la grotte Chauvet 2 et les gorges et de pleins de villages médiévaux de caractère. Nous retournerons avec plaisir en Ardèche. Christiane et Christian

Traumhafte Ferienwohnung mit einzigartigem Blick

Wir hatten eine super schöne Woche bei Tom und Alice in Balazuc. Die Wohnung ist modern eingerichtet und lässt keine Wünsche übrig. Die Küche ist voll ausgestattet und sogar mit Gewürzen und Öl etc. bestückt. Das besondere an der Wohnung ist jedoch die riesige Terrasse und der einzigartige Ausblick auf den Fluss. Wir haben unseren Aufenthalt rundum genossen und werden sicherlich wieder kommen.

In allen Belangen eine absolut hervorragende Ferienwohnung. Sehr sauber, sehr zuvorkommende Vermieter, wunderschöner Blick direkt von der Terrasse, sehr schöne Umgebung, das Haus ist sehr nahe bei Balazuc und doch sehr ruhig. Wir können diese Unterkunft wirklich nur empfehlen!

Un séjour inoubliable dans une très belle région et surtout un logement magnifique dans un cadre grandiose. Les photos sont déjà très belles mais quand Tom nous a ouvert la porte de la terrasse vous ne pouvez que succomber à la beauté de ce lieu. Tout simplement WAOUH ! Pouvoir prendre le petit-déjeuner et le dîner et même un spa en face de ces falaises et de la tour de la reine Jeanne vous permet de vous déconnectez rapidement de votre train train quotidien. Un gros coup de coeur pour ce gite de charme

Que dire de plus que ce qui a été dit et redit à raison? Le 180 est l'endroit idéal où passer ses vacances ! Le cadre est superbe avec sa terrasse (et son jacuzzi) avec vue sur les falaises et la rivière, l'appartement est cosy et contient tout le nécessaire pour rendre le séjour des plus agréables, et la région est magnifique et offre de multiples possibilités - que ce soit pour les sportifs, les gourmands, les amoureux de la nature ou les fans d'histoire, il y en a pour tous les gouts... Mais ce qui rend le 180 encore plus magique, ce sont ses propriétaires, Tom et Alice, qui ont à coeur de partager avec leurs locataires leur amour de la région. Un havre de paix !!!

Déjà dans un premier temps nous somme arriver le soir, les propriétaires nous attendez, sa était très gentil de leur pars, au niveau de l'accueil rien a dire, on est vraiment bien pris en charge de A à Z, le jaccuzi mis a notre disposition était même prés à être utiliser. On était déjà combler rien qu'à l'arriver... Ce qui était dommage c'est que nous n'avons pas pu voir la vue tout de suite vu que nous somme arriver tard le soir mais finalement sa était pour nous une magnifique surprise le matin a notre réveil, une vue juste impressionnante et dépaysante... Rien a dire non plus sur l'appartement en lui même, une déco splendide et une propreté impeccable, je dirais qu'il à été conçu a leur image et déborde de bonne énergies. Nous avons été skotcher par cette région et par les habitants qui y habite et je dirais même que nous sommes tomber littéralement fou amoureux de leur joie de vivre et surtout de leur simplicité qui en dégage... Balazuc est un endroit pleins de caractère créer par ses propres habitants et ressource le corps et l'esprit. Nous remercions déjà Alice et Tom pour leur attention envers leur hôtes et toutes les personnes qu'on a rencontrer à Balazuc qui nous ont rappeler qu'il existe encore de très bonne personnes simple et vrai avec le coeur sur la main... Merci encore !!! Je recommande a tous ceux qui hésite a réservé ce gîte de charme et à découvrir ce havre de paix !!! A très bientôt Mickael et Elisabeth.

I can only repeat what the other reviewers have already stated. The gite was very clean and tastefully furnished and decorated. The position of the gite couldn't have been better with the stunning view over the gorge from the bedroom and the terrace. We enjoyed our strolls on the footpath near the gite to the village and the river. Tom and Alice were the perfect hosts - very friendly and welcoming, but unobtrusive. We have recommended this gem to our friends. Thank you Tom and Alice for such a wonderful holiday x

J'ai la chance, de par mon métier, de parcourir la France et parfois même un peu plus... Et sincèrement, le 180 reste l'un des plus beaux endroits que j'ai vu dans ma vie. Un véritable coup de coeur visuel, conforté par un accueil chaleureux et authentique... Bref de quoi s'abandonner le temps d'un séjour, aux merveilles de l'Ardèche et de Balazuc...
