We have a Daiken HVAC mini-split system. It works great to either heat and cool the house anytime of the year. Other units nearby might have heat, but no air conditioning.
Pricing: We have a NO haggling policy. We believe it's the best way to be fair to everyone. We are aware that some other owners often inflate prices only to discount them. We don't do business that way! At our discretion, we may occasionally decline reservations that create one night gaps in our schedule and lost revenue. Unfortunately there is no way to currently designate these dates in the VRBO reservation in app. We believe you cannot find other local housing as clean, comfortable and affordable as our condo! Do you understand or have questions about the service fee that VRBO instituted in early 2016? If so, please read the help text on the VRBO website. You cannot ask owners to waive this fee because if they do VRBO will suspend the owners ad. So please don't ask.
This is our second and newest rental property at Pine Mountain Lake! We have taken several months to refurnish it and bring it up to the high standards of our original rental property which is VRBO#136125. We also suggest you check out VRBO#1605591.
This is a two floor condo overlooking the fifth fairway at Pine Mountain Lake Country Club. There are two bedrooms and two baths. Both bedrooms and both bathrooms are on the second floor. The master has a King. The second bedroom has a Queen. Downstairs there is a Queen sofa bed. So the maximum number of guests allowed is five in a total of three beds. Our condo is an end unit with a total of five condos in the structure. All necessary amenities are provided such as: refrigerator-freezer, stove top, oven, microwave, pots & pans, dishes, utensils, coffee maker, hair dryer, iron and ironing board. However, we do NOT provide an outside BBQ with this unit. If you need a BBQ, we’d like to suggest you rent 136125, which also has almost double the space.
The living room features a 55" flat screen TV with GoogleCast. There is a beautiful outside deck/patio with a table and four chairs overlooking the golf course. Our unit is also equipped with a washer and dryer. Please bring your own laundry detergent. We have our own designated parking spot, #11, right next to our front door. There are also three guest spots shared between a total of five condos. Our front door has a new Schlage keyless lock for easy access for our guests. A minimum of THREE days before your check in date, we email you a confidential access code to allow you access. There is a community swimming pool and 3 beaches which our guests may use at no extra cost. Other activities like golf, tennis and horseback riding are available at additional cost. Our condo is located within the private gated community known as (PMLA) the Pine Mountain Lake Association. As a renter you must agree to follow all rules stipulated by PMLA. You must enter only at the PML main gate off of Ferretti Road. In 2026, PMLA will charge renters $50 for each vehicle entering the community. One fee is good for up to a maximum of 7 nights and 8 days. These fees go towards maintaining our network of private roads and facilities. We ask for your understanding in this. Homeowners like ourselves also must pay such fees, but much larger ones. For 2026, our home owner’s fee for this unit is $3,300. Other area owners may not tell you about such fees in advance, but you will still be charged when entering our gated community. We have been in the vacation rental business since 2003 and have many satisfied return customers. We are not only owners, but VRBO/HomeAway customers as well! We have rented from VRBO in faraway places like Venice, Rome, Bali, Chiangmai and Cairns & Botany Bay, Australia. If you have any questions about our property and/or the surrounding area, please do not hesitate to ask.
Addendum to Cancellation Policy:
In cases where CA state issues an evacuation order for Groveland, CA for any reason, 100% of all rental fees will be refunded.
Wildfire Considerations: During 2013, we refunded 100% in rental fees due to the Rim Fire which which was much closer to our Groveland home than 2018’s Ferguson Fire. We want to be fair to all guests, but all fires are not the same. As such, we reserve the right to assess a fire’s impact on the local area and compensate guests appropriately.
During 2018, we refunded 50% in rental fees due to the Ferguson Fire when the air quality in the local, Groveland area was considered borderline unhealthy. However, this policy does not apply to fires in further away places like the 1200 square miles of Yosemite National Park where the air quality in Groveland is not impacted or marginally impacted.
We recommend travelers purchase travel insurance if they are concerned about fires during the peak fire season of roughly July 1 - October 15.

Overall stay was very good. Great location and communication. Perfect distance for our 3 day trip into Yosemite. They are doing some outdoor work and indoor updating which will be lovely! We would go back again!
The stay was great. The host was very prompt in communicating and answered my questions right away. The only reason this is a 4 is because of construction on the exterior.
A good place to stay for a few nights. The inside was modern and clean. The outside is under construction by the HOA and was a mess. After this is complete I would change to a 5 star rating. Note: both bathrooms are upstairs which could be an issue for older / disabled folks.
Stayed two nights while visiting Yosemite. Older condo that needs a little love but interior was great. Wonderfull atmosphere on the patio wat hing deer and turkeys. Would stay again if in area.

Thanks for your fair review! Yes. While the inside of our condo is nice we agree that the outside is in need of work. We have been lobbying hard to get our Condo Association to approve this work and are hopeful that this will happen next spring.
Comfortable and affordable accommodations about 30 mins from the entrance to Yosemite. We enjoyed the scenic drive to the park everyday. Great condo with plenty of space. Quiet street. Overall a great trip!!
This was a great condo for our small family. It was clean, had the basic kitchen stuff for breakfast and dinner, and the A/C was top notch during those almost 100F days. The owner is easy going and he has written very clear instructions for anything you might need.
Groveland is a cute town and this property is very conveniently located to the town and to a number of national parks.

Nice property with nice value
Great value being 30 minutes from Yosemite with access to adjoining cities. The neighborhood was very nice with a lake and deer on the golf course out of the back door every evening.
Nice comfortable and good location. Outside conditions are not very appealing!!

We are glad you are generally pleased by the inside of our condominium.
Unfortunately, our condo association has been slow to remodel the outside of our building. We are hopeful that this will happen next spring as a contractor has already been hired.
We had a delightful stay in this condo. The lake is beautiful and we enjoyed using the pool. The condo is basic, well equipped and well located. The beds were comfy and we enjoyed being on the golf course. The TV was a little difficult to connect but we figured it out. Definitely worth the money for our stay!
This was a great condo and location for a trip to the Yosemite area. The condo was immaculately clean, well stocked with everything we needed. The bedding, linens, and towels felt luxurious. All the furniture was comfy and we felt right at home. The location is beautiful. We saw geese and deer every morning. The community amenities are very inviting. The town of Groveland is adorable with several eateries/bars. The grocery store is well stocked with everything including prepared foods and lots of gluten free options. The proximity to Yosemite can't be beat especially at this price point. Very responsive and considerate host!! I'd definitely stay here again!

loved the stay, nice quiet little town, close to yosemite
the house was very clean. lots of wildlife right out the back door. you felt safe because there were people around but you also felt free and open at the same time. one of my favorite places i’ve been to so far... planning on coming back
We've enjoyed spending time overthere. Nice place, nice environment. A lot of stuff to do: fishing, boating, swimming, golf. Close to Yosemite. This apartment is very cozy. It has ac units which were helpful in hot weather.
Place was quiet and peaceful with good view of the 5th fairway & the numerous deer that roam around
Very convenient place to get to although the driveway is a bit steep. The outside needs updating with paint, etc. but over all it was a very nice place to stay.

Totally agree! Our HOA and it’s members have been slow to remodel the outside of the building, but there are no leaks or structural issues. On the inside, many have told us, we have the best furnished unit in the association.
overall good! would recommend staying there. a few little things missing that might make it better. long lines to get past security after already having checked in one day but only happened the one time.

Thanks for the opportunity to respond to your concerns. First, some of the little things I think you mentioned privately. The floor lamp (with 3 bulbs) over the dining room table does not have any bulbs burned out. There is an on/off wall switch and there is a second round dial on the lamp itself. You have to keep turning the little knob 1, 2, 3 or 4 times to complete the cycle. The light can have one light ON or TWO or THREE or completely off.
Secondly, there is a measuring cup up there, but perhaps it was put somewhere unexpected by another guest and you could not find it, but I will be checking on this next time I'm up there.
Amenities like beach chairs, cooler, BBQ and other frills are not provided with this rental. Why?
This rental is intended as a low cost, affordable rental. We regularly are among the lowest priced rentals in the area. There is one nearby rental of the same size as ours, but it has no HVAC.
However, if you desire a rental with many more amenities, please consider our nearby home rental #136125. It offers you almost twice more space than the condo, a yard, a game room with both ping pong & billiards, BBQ, picnic cooler and yes.....beach chairs! Plus many more kitchen gadgets for roughly between $25-$50 more per night.

Great Getaway
My family and I stayed at the condo three nights with the intention of spending our time in Yosemite. The Ferguson fire put a damper on our plans, but Alan was great about pointing out other points of interest that we could do in and out of the park. The condo itself was very comfortable and clean. All the comforts of home. We would definitely recommend a visit.

Perfect for the two of us
This home was perfect for the two of us. We had a great time. Instructions from the owners were comprehensive and very easy to follow. The home had the amenities we needed and was very quiet. It has a great view of the golf course so we enjoyed sitting on the patio and watching golfers go by. Also enjoyed watching numerous deer on the course during the evening.
Stayed here during a trip to Mammoth and Yosemite. It was my first time using VRBO and I thought it was awesome. Plenty of space for family of 4 and very well stocked kitchen. Owner provided a very detailed guide of the area. Make sure to build some time into your trip to check out the lake and pool. Tesla supercharger was about 5 min from property and very convenient (with a nice park for kids around the supercharger)
Most importantly, internet was fast (better than some of the big chain hotel resorts that charged us for WiFi during the trip.
Here are my experience of the stay:
Pros,
Loved Groveland location and this being inside the PML golf course is a plus, the rooms were clean and opens up to a beautiful backyard, the bedroom upstairs opens up to a balcony too and you can have a star gazing night right from your bed. This place is very close to the PML Marina or restaurants and groceries there. The host is super friendly and answered all my questions and was comfortable.All rooms had its amenities like towels, soaps and other stuffs and made the stay easy for us. Kitchen also had utensils and plates and starter snacks and food.WE saw deers taking a walk in the backyard from the house and kids were super excited about it .
Cons:
This being a condo, the front side of the house could have a better curb appeal. there was a crashed window car parked in the parking which later I clarified with the host not to worry about and is safe.
there is a shared wall with the neighboring house and a construction was going on , so when we checked in around 3pm it was noisy but nothing later in the night.In the night , although this house is Non smoking house, we still could smell the smoke, may be because of the shared wall and ducts is understandable.
We would have preferred a powder room in ground floor as both bathrooms are upstairs and with kids it was a run around, couldn't make it out from the photos posted for this property while booking..
Overall a great place to Stay !!!

Just to clarify regarding the car with a broken rear window in our parking lot. The car belongs to the elderly owner of Unit 14 who crashed his car. He should not have been driving. This happened over a year ago and after that he entered assisted living in Sonora. There is no crime in our area.
I was in the unit yesterday and did not smell any smoke. Subsequent to your stay, we used a steam cleaner in our unit to remove any remaining smell from one Air customer who violated our rules.
This spot was a great choice for our family of 4 to stay at during our trip to Groveland & Yosemite. We lucked out with snow in the area of Crane Flat, kids sledded and had snowball fights. Then the next day we drove into the Valley and took an easy walk through part of the valley and along the Lower Yosemite Falls trail.
We had everything we needed- the kitchen was well stocked for us to make breakfast each morning. The boys loved sitting at the bar and lounging on the couch or one of the comfortable chairs in the living room. The DirectTV allowed my husband and I to sleep in a bit while the boys enjoyed morning cartoons. Lovely view out of the back patio, and if you walk down the street a bit you can see Half Dome in the distance. The beds were very comfortable, the heating system took a little learning curve (when the directions say be patient, really- set the temp, then walk away and make yourself a drink), but were great once they were going. The exterior leaves a little to be desired but once you open the door you'll likely have the same reaction as one of my sons "oh! this is NICE!". Overall a very positive experience, it seems like a great spot to stay in the Summer as well. Alan was very responsive to any concerned/questions we had. One piece of advice to Winter guests- the restaurant availability
/quality can vary, so check in with the area restaurants (some aren't open due to Covid/Season, some are only open for dinner), you can find a good selection of groceries at the Mar-Val market.

Thank you Bettrietta for the nice review! I think many don’t realize how nice winter in the mountains can be! Sure, it occasionally there are storms, but since we are situated well below the typical winter snow line, guests have the best of both worlds, being able to go sledding and sliding by driving a few miles east, while avoiding most nasty weather and driving conditions.
