This house was a great place for us to stay with our extended family. The beach was huge and had easy access, great amenities at the house and fantastic location close to the park and downtown Suttons Bay. Highly recommend!!
We needed a place to stay for my daughter’s wedding to be held in Sutton’s Bay at a winery, and Erin and Tracy’s house fit the bill!! There were 10 of us, so we needed enough beds and bathrooms to accommodate! The home is beautifully decorated with nice upgrades and the view of the water and the dock outside made for wonderful mornings enjoying our coffee! Would highly recommend!!
We were attending a wedding at one of the local wineries and chose this beautiful home to stay at vs staying at a hotel in T.C. So glad we did ! Close to Suttons Bay for shopping and restaurants.
Our two sons and their families joined us for a week in celebration of our birthdays. Not only was the house perfect for a family of nine, but the house is located only minutes from from the heart of downtown Suttons Bay. We enjoyed all of the amenities that came with the house and especially loved the hot tub, the fire pit where we enjoyed making s'mores in the evening, and the dock with a pergola that provided shade when desired.
This is our second stay at The Beach House and we loved it! The weather gods blessed us with sunny skies and temps in the low 80’s. We had a chance to use the cabana on the dock and it was a game changer! My 2 1/2 years old got to “push” his 11 year old cousin into the lake and the kids played nonstop with the water blasters we bought. We’re going to re-book to next year!
This is a great property for a large family and has a fully stocked kitchen. Everyone had their own space so it never felt crowded. The dock/ beach and water were beautiful. Because the water temp was cold we used the hot tub a fair amount after swimming. The kids loved it. We also loved that the Suttons Bay village was so close. Finding a place to fish was a challenge however.
House was clean, in a great location and view of water. We really enjoyed our stay. There were limited towels, we had a group of 8 and some had to use beach towels. Upstairs is a loft style bedroom, something to be aware of. Overall great stay, 4 stars.

Hi Sonia,
I am sorry to hear you did not have enough towels for your group. I wish you would have let us know, as it was just an oversight and we could have fixed that problem immediately. We are always available at anytime of the day/night to fix any issue that might come up. We hope to see you again in the future and thank you again for renting with us. Just to clarify, our upstairs bedroom is not a loft style, but does have transom windows set in the wall (9 feet up) for ventilation. You are the only guest to even notice them. I just wanted to clear up the misconception that the room is a loft.
All the best,
Erin and Tracy Smith

May Stay in Sutton's Bay
Wonderful home, beautiful view. Only thing that we didn't care for was the water use restriction.

Hi Sherman,
Thank you for your feedback. We are happy you enjoyed our beautiful home and view.
Regarding your comment on water use restriction, we would like to take a moment to clarify. Our home, like many on beautiful Suttons Bay, is situated in a delicate ecosystem and is located on a high-water table. Because of this we must use holding tanks for household sewer waste. Our tanks are fully pumped and ready for each visit, and normal water usage is never a problem. We have no explicit water use restrictions but we do ask our guests to be mindful of water use as a holding tank can fill up prematurely due to a faucet accidentally left on, etc. This is a very rare occurrence and we regret if you limited your water usage during your stay.
We very much appreciate you bringing this to our attention and your feedback on this matter is very helpful to us.
With Kind Regards,
The Smiths
This property is extraordinary! It has everything you could possibly want and more. The best compliment that we can give is that we hope to come back and make more incredible memories.
House was clean and accurately listed. Owners responded fast to emails prior to stay. Weather was amazing. Highly recommended. We had 6 adults and 5 children- plenty of space. The kids loved the kids room / game room.
We had a wonderful vacation in this beautiful waterfront property. Everything was just as listed. Lake was gorgeous. Even though Mother Nature didn’t cooperate a few days, it was still the perfect getaway with our family!! Highly recommend. Property owners were great!
We stayed at this beautiful home the weekend of our son's wedding at Black Star Farms. The home was exactly what needed for our family. The home was clean and the rooms were perfect for all our adult children and their significant others. The location was close to the venue and downtown Sutton Bay. We enjoyed the sitting out on the dock as the sunset and the fire pit on the beach. We will definitely be back.
This was our fourth year of staying at Tracy & Erin's wonderful house and everything was perfect as usual! The house was exceptionally clean upon our arrival. The inside layout fits our family for activities with the grandchildren, and having meals together. The location is ideal with easy access to their beach and fantastic dock/pergola over the water. It was another amazing week in northern Michigan and we can't wait to return.
This was our fourth time spending a week at The Beach House with our family of 10 (ages 7yo-85yo). As always, the home and property were welcoming, tidy, and comfortable. Erin and Tracy are wonderful hosts and immediately responsive to any inquiries or needs. Our family looks forward to this week at their Suttons Bay home each year and certainly plan to return. For those not familiar with Leelanau Peninsula, it's a treasure and worth visiting at least once in your life.
This was our second year renting this property and we were just as thrilled as last time. A spacious, lovely home designed for a large group with generously sized community spaces as well as small nooks and corners for those desiring a bit of privacy. The back patio, front deck, private beach and dock are each well-appointed with comfortable furniture and wonderful views. Our family of 10 spanned three generations and everyone thoroughly enjoyed their stay at the Beach House.
Can’t wait to come back- treasured family memories
Tracy and Erin’s house was the ultimate place to spend a week away with family in our favorite town, Sutton’s Bay. The walkability to town as well as hoplot couldn’t be beat. The house was well appointed and had everything we needed- the hosts truly thought of everything! The house was spotless and had plenty of room for our family to relax. There was even a hot tub to relax in after a long day of shopping, eating and splashing in the water. The sandy beach, views off the dock and clear waters are what truly made this place so special. We can’t wait to continue to spend our vacations here at this beautiful house and continue to make family memories to last a life time.
Our multi generational family stayed in this lovely home just minutes from the main town area of Sutton’s Bay. The location is perfect with Hansen’s market 2 minutes away and Hop Lot brewery just down the road. We could bike from the house to the TART trail and also to our favorite ice cream shop in SB. The house is in pristine condition with all the amenities for cooking and lounging around. The private beach and amazing dock setup is the best we have seen in 15+ years of summering on Leelenau. We hope to be back again before too long.
This was our third year staying in The Beach House for our annual family vacation in Suttons Bay. We are family of 10 ranging in age from mid-80's to kindergartner. The home and grounds are beautifully kept, well-appointed with large community spaces for family meals and movie nights as well as plenty of private nooks for anyone who wants some peace and quiet. I whole-heartedly recommend this rental for families or friends who want a comfortable, updated waterfront home with a lovely private beach and dock.

This place was perfect for us! Not only is the location ideal, but the home is impeccably clean and decorated in high-end finishes. The layout is thoughtfully designed to provide one-of-a-kind lake views, and open floor plan, and plenty of privacy for ourselves, 2 adult daughters, and their families. Lots of outdoor space too, including a nicely groomed, sand beach which was great for the kids. An easy walk to Hansens Grocery Store, Hop Lot, and downtown Suttons Bay. Surrounded by wineries where we spent too much money! The TART bike trail is nearby which was a real plus for my daughter and son-in-law. We've already booked again for next year!
This VRBO met the high expectations we had for a peak season, higher end rental. Inside it had everything you could want in the kitchen, etc. Loads of matching silverware for our large group. Plenty of serving trays. Everything that you would have in your own home. It felt like we were staying at a friends home, and not a weekly rental. We encountered a water issue during our week. Totally random and no fault of the owners or home. The property owner answered the phone immediately when I called. He was at the house in 5 minutes. And the needed repair was done early the next morning. Situation handled perfectly. The owner even bought our family dinner that evening for the inconvenience. The pictures of the beach and dock speak for themselves. Wonderful place.
The house is lovely. The lake view is stunning and the dock and beach are just right. The kitchen is well appointed and the living spaces are comfortable. The 2 master suites are great - plenty of space and great bathrooms. The location is wonderful - very close to Suttons Bay so lots of restaurants/shopping close by. Black Star Farms vineyard is very close as well - we were in town for my daughter's wedding at BSF so the house was just right for our needs. There are a couple of things to be aware of. First, there are openings at the tops of the walls on the extra bedrooms and bathroom upstairs that make privacy impossible. You can hear everything going on in the bedrooms and bathrooms. We had all of our adult children and their significant others/spouses with us - they had a good laugh about it - but it was definitely odd. Also made it hard when one couple wanted to go to bed but the lights from the bathroom/other bedroom would infiltrate their bedroom. Wasn't a deal breaker for our group but we all agreed that it was inconvenient. The other odd thing is the location of the extra full bath downstairs. It is in the middle of everything - nice bathroom - but a long way from the extra bedroom downstairs. Just something to note if you have a big group with you. We loved the house. We had an incredible time with our family over the wedding weekend. Highly recommend.
