In 1985, a guy and his wife sailed into Coral Bay enjoying an extended honeymoon which lasted fifteen years. During that time two daughters were born and raised on their sailboat. Eventually the beauty of the island compelled them to build a home in Coral Bay. Fast forward twenty-five years when my daughters and myself designed and physically built a dream villa utilizing our vast living experience here on island.
Our greatest construction concern was withstanding the Caribbean’s hurricane seasons. For that reason, the entire structure is built with poured concrete including the decks and roof. Our family stayed at HARBOR MASTER in 2017 for Hurricanes Irma and Maria. She is a fortress and kept us comfortable, safe, and in relative quiet during the storms. HARBOR MASTER is strong but has the warmth of Caribbean living. Turquoise stained T&G Cyprus covers the 16-foot vaulted ceiling. Tiled floors and family artwork adorn the walls. And much nautical paraphernalia, both inside and out are unexpected gifts from Irma and Maria. Hurricane sliders 8’x16’ in front and 8’x12’ on pool side offer panoramic views of Coral Bay from anywhere in the Great Room and cool trade wind breezes!
HARBOR MASTER embodies the best criteria for a dream vacation, offering a peaceful retreat with private gate access. It is located strategically above Coral Bay affording full view of yachts entering and leaving the harbor, very much like the view a harbormaster would have. The panorama beyond includes hurricane holes, East End, the Sir Francis Drake Channel and parts of the BVI. Three hundred feet below several restaurants with live entertainment dot our harbor. Beaches and hikes are within 15 minutes of the property. There’s a local grocery store, bar, and beach rental gear, a minute drive down the hill. However, we do not recommend walking down such a short distance, as the hike back up is a challenge. On the other hand, some guests have enjoyed hiking the hill. We highly encourage renting a 4-wheel drive Jeep Wrangler to fully enjoy driving around St. John. Inclines and steep roads are the norm on island, our property is not the exception.
Our mountainous terrain necessitates building homes multileveled, which is perfect for mountain goats. But the main living area of HARBOR MASTER is one level, the great room and kitchen, 2 bedrooms, outdoor bathroom, pool and almost 800 square feet of tiled decks. Each bedroom has their own AC units, dressers, reading lamps, and a closet. You can enjoy the breathtaking sunrises from your bed through picturesque windows.
For the 2022 season, we opened up a third bedroom with its private outdoor bathroom downstairs. The new addition has a couch, coffee table, refrigerator, sink, AC unit, closets and a private balcony. It's the perfect addition for parties of 6 or if you want to have a private space to retire. Please keep in mind, this room must be requested for parties under 6 persons for an additional cost.
Our pool is spacious and deep, 6 feet deep, which could be a problem for non-swimmers, young or old. But the bench seat within is ideal for cocktails at the Happy Hour and pool floats allow you to relax in its depths. The outdoor rinse shower is tucked into the tropical landscaping with sounds of the banana quits and humming birds on the flowers. Stacked rocks resemble the historical ruins throughout St. John and bring a unique flavor to the gardens, which house 13 different types of palms. The pool is surrounded by this lush garden, giving you a comfortable sense of privacy. There are 3 teak lounge chairs for sunbathing and chairs with tables for relaxing on the pool deck.
The kitchen is spacious and equipped for serious chefs, who will enjoy cooking with a view and the marbled island seats six comfortably. Our custom-built dining table made from reclaimed teak debris, not only accommodates six plus, it’s perfect for that evening card game. We do have WiFi and a 55” Roku TV for streaming Netflix. A sectional couch is inviting to enjoy TV entertainment or the beautiful view through the sliders. And for the unwelcome power outages, we have a generator.
Those staying at our villa can be met in Cruz Bay, upon request by one of our smiling faces and escorted to HARBOR MASTER that first day. Property managers, Jane and Brian, are available for questions, but respectful of privacy. The world will be your oyster.

About the host
Hosted by The Conrads
Tom and Dee Conrad left Michigan on their honeymoon in 1982. After exploration of the eastern seaboard and the Bahamas, they arrived on St. John in April of 1985, and fell in love with the island and its community. Shortly after, my sister (Carrie) and I (Jane) were born Virgin Islanders. We spent our early childhood living aboard Encounter in Coral Bay. In 1990, we purchased land in Coral Bay, built our home, and moved ashore.
The time came when we needed to move stateside for school (St. Augustine, FL). Once my sister and I were attending college, my parents returned to St. John. I joined them in 2011 and within 3 years of being home we, as a family, invested in land and began to build a rental villa. The only way to afford this dream was to do it ourselves. My 72-year-old father, sister and I handled the physical labor, while Mom kept the books in order. We finished our villa just before the devastating Hurricane Irma and Maria were to sweep through the islands in 2017. Harbor Master was a fortress for us, built entirely out of concrete. She withstood the test and kept our family safe during the storms. HM has been on the short rental market for 3 full seasons. My family and I love St. John and our community. We look forward to sharing the rich culture of the ancestral natives, our knowledge and our home with visitors.

Why they chose this property
To understand why this property, it's important to look at why we chose St. John. St. John holds a special place in our hearts. The island is the true embodiment of natural beauty. In 1956 Laurance S. Rockefeller donated land to the Department of the Interior, roughly two thirds of the island remains untouched within National Park Boundaries. St. John has maintained its beauty and serenity. The island has much to offer from its rich cultural heritage, sunbathing on the pristine white beaches, hiking down tropical forest guts and up lush mountain tops, snorkeling coral reefs, sailing in the trades, fishing the drop, diving, to sight-seeing the historical sugar mill ruins.
"We're All Here ‘Cause We're Not All There," is a common bumper sticker on island. We enjoy taking it back from societal norms and living in true "island time." You can't beat the trade-winds drifting through our open homes. I wouldn't trade that fresh, clean breeze for anything. Coral Bay is located where the trades blow in and the sunrises never get old. It is a playground for boaters and snorkelers encompassing nearly half of the island. Harbor Master stands vigilant over the entire area where life is even slower than the bustle of Cruz Bay.
Four years ago, my Dad presented a business proposition to buy property together and build a house. My sister and I have been raised with the attitude that we can do anything if we try and work hard. We agreed to Dad's proposition and began doing just that. This property won our hearts with the view and location to the village of Coral Bay. We are 250’ above sea level, just high enough to feel the trade-winds, but close enough to the village to hear live music drift up the mountainside from restaurants below. Our view resembles a harbor master's looking over the entire harbor. We can see into the hurricane holes, out to east end, and into the BVI islands. Coffee on the deck at sunrise is something you don't want to miss.

What makes this property unique
We built Harbor Master as a family. Our own blood, sweat, and tears went into every stage of the building process. We built her strong to withstand hurricane seasons, while incorporating warm finish work. Our walls are adorned with custom watercolors by my sister Carrie (VeryCarrieArt.com), close friend Karin Harris and paintings from local artist, Elaine Estern. All of our art work is framed in my Dad's handmade driftwood frames.
St. John is located on latitude 18 where the trade winds are frequent and the sun is almost always shining. Harbor Master is built to accommodate the natural beauty of the island. We have large windows in the bedrooms, hurricane pane sliders spanning 12’ on the pool deck side and 16’ in the front overlooking all Coral Bay. Not only does this offer beautiful natural lighting, a panoramic view of the mountains, the harbor, and the islands in the distance, but also welcomes the cool trade wind breezes. We value outdoor living; therefore, we have plenty of deck for entertaining.
St. John is a very mountainous terrain, full of bedrock, which makes gardening a challenge. We took to the traditional ways of terracing our hillside to allow the tropical flora to grow. Landscaping is one of our passions and we have strived to incorporate as many different palms (13) and tropical flora as possible.
From the deck, you can watch as the sailboats come and go throughout the Harbor. Even if you’re not a morning person, you may find yourself rising for the beautiful sunrises.
