This one is all about the view! From the living room, to the master bed, to the basement walk out, the Hilltop House will stun you from every angle. Send your luggage up the original trolly car built by my great grandfather in 1952. The master bed features a king and in room full bath. The second upstairs bedroom has a king and a built in desk, perfect for someone who needs to get some work done. A full bath is just outside this room in the hall that leads you to the living space. Gather around and play a board game in the new sectional couch or enjoy a meal at the full dining room table. This unit features a full kitchen and in unit washer and dryer for longer stays. Head downstairs and there is a bedroom with two twins. A third full bathroom separates this room from the fourth bedroom that has a queen, small built in desk, and beautiful walk out patio with a view of the river.

The property was lovely. Great location that was close to town with wonderful restaurants and shopping. The cottage was clean, very comfortable and roomy and had everything we needed. Even with chilly rainy weather we had a great time.
We decided to stray away from our normal beach vacation (Carolinas) and went to West Michigan.
So many fun things to do in this area. Dune rides, Oval beach, restaurants, shopping, pontoon rentals.
The kids loved the heated pool at the resort.
Holiday hill was absolutely incredible. The staff was kind and checked in on us multiple times. The unit was very clean and accommodating. The scenery was beautiful. I would highly recommend to those coming to Saugatuck. It was steps away from the ferry to get into town. There is plenty of convenient parking. Overall, it was amazing. Great weekend getaway.
Our stay at Holiday Hill gets an A+ from my family and I. We received excellent care at every level, from the owner Nick, to our hosts at check in and check out, and every casual interaction we had with staff as they moved about the resort taking care of the property. Our accommodations were beautifully cared for and exceeded our high expectations in every way. They seem to cultivate a gracious environment, which is clearly contagious - keep up the amazing work. We already booked again for next year!
We had three generations staying to celebrate with a little birthday getaway! The place was super clean and cozy! We had plenty of space, and everyone had own bathrooms (except kids shared with someone) which worked well! Great location!! Beautiful view of the sunrises each morning!!
Staff at check in was friendly.
Only note is pool is shared with a few other units, not completely private, but it never felt crowded.
Overall the experience was good. Plenty of room to spread out, views from the riverside deck relaxing, and the amenities were nice. The trolley was a lifesaver for transporting luggage and groceries. I dropped the rating by a star based on cleanliness. Mouse droppings were evident throughout the kitchen. Owner was responsive & sent family member to address issue but I don’t care to address such issues while vacationing. Owner refunded cleaning fee but that seemed minimal to the inconvenience. Owner expressed surprise at mice issue while local family member seemed well informed & not surprised. Traps around the home should have clued us in. Has the potential to be a perfect location.

We again are terribly sorry for the issue. We as a family strive to make sure each of our guests has the best experience possible when staying at Holiday Hill. We have professional pest control service schedule throughout the summer, as we are at the edge of the state park and forest. The house has since been thoroughly inspected again and additional preventative measures have been taken. We are thankful you brought this to our attention so we could respond as soon as possible. Our refund to you included the cleaning fee as well as an additional credit for the trouble. Please let us know if there was an issue with the refund transaction as we want to solve this for you immediately. We hope to have you visit us again in the future.
Warmly,
Nick & Family
We went to Saugutuck for a wedding. The location is quaint beachfront property. The sunrise and sunset are beautiful watch. There were wild turkey and deer on our morning walks. The sound of the water is so very pleasant. The house is located on a steep hill. We recommend you drive around to the back part, unload your luggage into the trolley and then park where convenient. Parking was limited. The owner was very kind and gracious. The house has most of the amenities we needed. We didn’t really cook there. We heated up some foods. It was clean and spacious. The bathrooms were nice. We didn’t experience the pool. The staff were friendly. We went to the local farmers market are tried some of the local fare. Most things are a bit of a drive away but we were looking for a little bit of seclusion. The local coffee shop Woosah and the Barrel (which we missed) are romantic parts of the town. We throughly enjoyed our trip due to the location and the house. Well worth it in soo many ways.
Great location, clean property, friendly and helpful management
We stayed four nights in mid-July, total of six adults and two school-age kids. This is a great spot for a summer getaway for a family or group of friends. The patio and deck offer a great views over the Saugatuck riverfront, where you can have a drink or meal while watching boats go by and even hear some live music from local restaurants. And the private swimming pool (shared with 1-2 other units) is great for a leisurely dip right at home.
We grilled some chops and cooked some basic dishes on the stove. We also did a couple small loads of laundry. Some areas of the house are recently remodeled (upstairs bathrooms) and some are showing some age (kitchen). Overall the house was very clean inside, and there were friendly cleaning staff that stopped by daily to offer fresh towels, remove trash, and help with any other questions that come up. Be aware that everyone will need to be able to climb a hill and/or several stairs to get to and from the place.
Oval beach is just around the corner, a 15-min walk or a short drive on a road through the woods. Or if you're up for a challenge, you can walk north a bit to Mt Baldhead park and climb the staircase and go over the dune to the beach trail. Walking saves the $10 daily parking fee. The chain ferry is a convenient way to get over to the restaurants in town, and it docks about 50 yds from the house. The main downside is that it stops running at 9pm, a pretty early end to an evening out. We also learned that it closes in windy weather, a call they can make at any point in the day, so it’s good to have a backup plan for getting back.
Overall we had a good experience and would consider staying here again in the future.

Thank you for the detailed review! We hope you can stay with us again sometime soon!
Beautiful separate house, beside pool, in beautiful Saugatuck overlooking waterfront area and next to chain ferry. Property was spotless and fully equipped with everything you need. There are 2 floors with 2 bedrooms on each floor, so your guests can enjoy privacy or kids can have their own space. Staff were extremely helpful and friendly. Whether you just want to sit on the spacious deck watching the boats go by or use this as a base to explore the area and beaches, this is the perfect spot.
Great location with spectacular waterfront views! Updated modern decor and furnishings with plenty of comfortable space for our group of eight. Staff were all attentive, courteous and went above and beyond to accommodate our needs, whether requests for additional towels or suggestions for getting around town (highly recommend the Inter Urban Bus!)! Many thanks to Holiday Hill for a wonderful wedding/family reunion visit!
Our fall trip didn't disappoint. Nick and his family were amazing. We had a great time...think about having that cup of coffee and looking out across the water sun coming up...excellent!!
Loved this place, the view, and all the boats passing by our very spacious deck! Clean and comfortable, good mattresses. Email confirmation said the pool would be open for our weekend and we hoped it was one of those heated ones for cooler months but to our disappointment, it had closed 1 month prior.
Full disclosure we are repeat customers but haven't visited since 2016. What a delightful surprise at the stylish and trendy upgrades to the Hilltop. We've always been impressed by the facility, location and staff. Employees' and owners' pride is evident in the friendliness, care of the property and the condition of the assorted units. Can't wait to go back!
The property is located across the river from downtown Saugatuck. Unfortunately the chain ferry is currently only operating on weekends with limited hours, which meant we had to drive into town each day. The property is well maintained with nice outdoor updates around the pool area. Amenities were great and staff was friendly and accommodating. House is not very private - located right next to pool with lots of windows - additional blinds to help with the fishbowl effect would be lovely. We knew that the property was on a hill, but holy moly was it a lot of steps to do every day!
Returned to the Hilltop House for the great views, proximity to Oval Beach, and swimming pool just outside the back door. This year the pool area had been upgraded with new fencing, lighting, and seating areas. Inside the house was clean and comfortable for two families with kids.
Other than the slope of the floor in several spots, it was perfect. Hope to come back again with friends!
We were disappointed that the chain ferry did not run at all until Friday and then only 10 - 5, not the hours posted. It would have been so much more convenient, going back and forth to town.
Best place for a group of friends to stay in Saugatuck
We planned a short 4 day, 3 night getaway with our closest friends, a total of 4 couples. We enjoyed relaxing, shopping, socializing, eating and drinking in this perfectly located 4 bed/3 bath home away from home.
We used the grill 3 times, sat outside on the patios, used the clean and semi-private pool, played music and games, had a dance party, and just enjoyed peaceful relaxation.
We all had the best time. Not to mention we had perfect weather!
Only downsides (x 4) - #1) Be prepared for the strange bedroom setup in the lower level (bedrooms 3 & 4). You must pass through one bedroom to access the bath and 4th bedroom. Although there is outdoor access from the 4th bedroom, so we figured it out. #2) The fridge/freezer was not as cold as it should have been, no matter what we tried.
Be ready to interact with family members and others checking out this great space. It really has the BEST view in all of Saugatuck. #3) The staff was diligent about watering the landscaping, blowing grass and leaves, and doing upkeep, almost to the point where it felt just a tiny bit intrusive.
#4) The steps!!!! This place is literally on a hilltop and there is some heart pounding steps to climb to get there. Thank goodness for the trolley that lifted all the luggage and groceries up to the top!!
Loved using the chain ferry to get over to town and back. Overall, we loved the space, love Saugatuck, and will be back!
I stayed with my parents, sister, spouse and two children (2 and newborn). This property worked great for us. It is clearly newly updated in paint and decor and was very clean and comfortable. We enjoyed the semi private pool, as well as the grill, multiple places to sit outside, and generally quiet location. Great proximity to the chain ferry to easily get downtown to eat, and easy 5 min drive to Oval Beach. The property is a on a hill as advertised and has a significant walk up stairs to get to it from the street, this didn’t bother us but may be challenging for some guests. Would definitely come back.
Everything about this rental was exactly as described….comfortable bedding, lots of room, well appointed kitchen and an amazing pool…...we had everything we needed for a fun family get-a-way……. Lots, and lots of steps (59) to get to the house, but worth the hike!
We really enjoyed our stay at this property. There was enough room for all of us to hang out and the view over the river is great. The only thing I think that needs to be mentioned is the two basement rooms. The twin room is located directly at the bottom of the stairs and then there is the bathroom. The queen room is located on the other side of the bathroom. There is a door that separates the twin room/bathroom from the queen room, but the only way for the queen room to get upstairs is to either go through the twin room or go outside and around. Not a huge deal, especially depending on your group, but we were 4 couples and the two downstairs couples just had to figure out how to make it work. Like I said, not a huge deal, just wanted to make sure people knew. Would definitely recommend the property to others.
The rentals at Holiday Hill sit atop a dune with a commanding view the Kalamazoo River and the city of Saugatuck. The Sundeck and pool area provide front row seats for leisure summer days watching boats on the river while catching the rays from the sun. The hilltop offers a retreat from the bustle of summer yet is merely steps away from the chain ferry to town shops, art galleries, and restaurants, and only a short walk to the beach. Morning coffee on the Sundeck as the town awakens is as magical as evening cocktails and conversation under the stars. Holiday Hill is family owned and operated and has been in the Masters family for four generations! In fact all of us have spent years living on the property and now very close by! We pride ourselves on meeting our guests and insuring your stay is as special as the property is to us. We partner with the lovely neighboring Beachway resort to provide front desk and concierge service!
