Our BIG HOUSE at Villa de Vistas is truly one of the most special places in San Pancho that makes itself available to guests. The VILLA is 6200 sq. feet. You have 2 complete kitchens, multiple living rooms/sitting areas, dining spaces, multiple terraces, a roof deck with spectacular views, and a pool to relax AND goof off. The property's expansive and distinctive character invites conversation and relaxation!
It was designed with ample space for groups to gather and also plenty of spots for intimate conversations or even solitude. The living room and the media room are both generously spaced. The dining room and an area right outside on the terrace can easily seat your party for dining.
The pool, which is perfect for young children, even infants, is also comfortable for adults. There is plenty of space for conversation, games, jumping, and splashing.

Electric generator:
Our generator sets us apart from most of our competition. The power grid going down is not uncommon. This is not an issue at our property due to our generator. AC and internet are reliable.

We have 2 internet service providers, which means if one goes down we have a back up.

The property has many steps and is not well designed for people with mobility issues.

A Brief History of our experience of San Pancho-
In 2000 San Francisco was a precious little fishing village with about 4000 Mexican citizens, most of whom had lived here for generations in relatively modest homes “in town.” It also had approximately 250 expats. All homes were built in “the old style,” which required lots of laborers and masons and stone workers, carpenters and iron workers, artists and painters.
In 2006 when we (Melissa and Bill) arrived, San Pancho still had about 4000 Mexicans and 250 expats. It also had one hotel, five restaurants, no internet, few houses for sale, and lots of parking spaces. In less than a week, we fell in love with the village. So, we bought land and began to design and build a home for our family – in “the old style.” It took three years.
Sometime in 2007 the area north of Puerto Vallarta was declared an Economic Development Zone and re-named the Riviera Nayarit. (The first EDZ was the Maya Riviera, extending south from Cancun). Economic Development Zones are advertised as a place for developers to come and invest. Eventually developers did come, bought property, and began to build, but in “a new style.”
The difference between the old style and the new was dramatized to me (William) one day. When “our men” were adding finishing touches to our home, we drove into town and for the first time, we saw a cement truck and a pumper blocking the road. They were pouring concrete for a house or hotel, a condo or apartment complex that would soon be completed and ready in a matter of months to bring the ROI (return on investment), that made San Pancho attractive to investors. Before long, our precious little fishing village became a bustling beach town. What does this history lesson mean for you as you consider where to rent?
Well, if you mostly want to go to the beach during the day and relish the nightlife in the evening– and do so for a super cheap price, and experience a cramped, pressured, loud version of San Pancho – it makes little sense to consider renting our home.
On the other hand, if you wonder what it might be like to stay in a gracious, expansive Mexican villa that was built in “the old style,” check us out. The Villa de Vistas is a home, built with love and care, with art, tile, and crafts sourced from all over Mexico.
San Pancho might be divided into three areas.
- The bustling “downtown.”
- The more sedate residential area of Costa Azul
- The Jungle Road
The Villa de Vista is located at the beginning of the Jungle Road. We delight in sharing this remarkable home.
