We did not spend much time in the property at all… Fishing all morning and evening – only slept and showered here. Very clean property, but definitely showing age. The exterior entrance is worn down looking – nothing some fresh paint can’t fix. The interior was clean and in good repair but definitely needed some updating. Overall, well worth the price. The main bed was super comfortable as were the pillows. The couch was also extremely comfortable. We would definitely stay here again.
Although this home could use some updating, overall it was very nice. The beds were very comfortable, and we had everything we needed. The wallpaper definitely needs to be replaced as it's quite old, and there is paint peeling around the ceiling vent in the main bath. Overall the home was quite clean and we loved that it was just steps away from a wonderful coffee shop named Higher Grounds, which had great coffee and delicious bakery and breakfast items. There was also a fabulous women's boutique named Tangled just two doors down from the coffee shop, which carried some local artisans' jewelry etc. Additionally, there was a walking trail very close which we enjoyed each morning we were there. We had a great stay!

Pines: No more VACASA for us
Biggest problem with a VCASA rental is that there is no one to contact locally if there is a problem. The number they give to call is a “corporate “ help line and the person you get acts as a “go between” with the owner. Getting an answer about your problem can take days. The representatives answering the phone are trying to be helpful and are doing what they can but it would be a lot easier to resolve an issue if one could actually communicate with the owner. We had a last minute call while on the road about construction going on with the deck of our rental and it not being available for our use. They offered a $25 per day credit for our 6 day stay which was fine but our biggest concern was whether we were going to have to listen to construction noise all day long. Never did get an answer in regard to that so wasn’t sure we wanted to say yes to the per night credit or push for being relocated to a different unit. It turned out that the contractor only worked on the day of our arrival so not being able to use the deck wasn’t a big deal. Just was very frustrating trying to get answers from a third party. Also, had a lot of difficulty with the lock mechanism on the door. Spent 20 minutes outside on the phone trying to get in one night. They finally had to give us the code for the key box which we used for the rest of our stay. We have family that live in Pagosa and have rented VRBOs often. Have to say this was the worst experience we’ve had in the 7 years visiting there.

the property is located in a good spot. There's restaurants and a coffee shop within walking distance. Supermarket is close by too - you're not really close to the springs but it's less than 10 minutes to get there. Nice place!
