About this property

Lovely Cotswold cottage on an award-winning private country estate

Tennyson House (45 Mill Village) is situated in a quiet corner of the award-winning 450 acre private Lower Mill Estate. Close to the Cotswold water park, in the south of the Cotswold region. The estate is fully managed and secure. It includes 7 lakes and the River Thames, the rear deck to the cottage directly overlooks the river itself and beyond, the garden runs down to the banks of Mill Lake. In 2011 Lower Mill Estate won the prestigious award for 'UK's BEST DEVELOPEMENT'.
There is a shared heated pool and sauna, tennis court, and children play area. The cottage has 3 bedrooms, one king double, one double, and a single. The cottage is fully equipped, and has a wood burning fire. All linen and towels supplied except the travel cot. Please bring your own linen for the travel cot.
During school holidays and peak times there is a minimum 3 night stay.
There is a restaurant onsite.
Wi-fi internet access available at the cottage along with a TV.

There are many walks around the estate and beyond, as well as a lovely pub and restaurant within easy walking distance. There are some areas of special interest for wildlife enthusiasts and birdwatchers, and also carp, coarse and trout fishing available on the lakes.
Wildlife and birdlife: The estate is very proud of its untouched areas of some significance when it comes to bird and wildlife.
Late in 2005 the first European Beavers introduced back into England were released and are hoped to thrive in a far corner of the estate.
There are viewing hides so they can be watched.
The estate is also home to a wide range of Bird life, from waterfowl to owls.
Details of guided walks and the best spots are available from the property or the estate office.

Fishing: There is some excellent fishing on the estate, both coarse fishing and fly fishing.
The coarse fishing is specialised and mostly specimen fishing, and the lakes would be classified as 'hard' and not really suitable for beginners. As a tenant you are able to fish (within the estate fishing rules) details of which are available at the house.

Good mid week break let down by a few issues
This was our 2nd stay on the Lower Mill Estate which is in a great location and close to various attractions. Nice well-equipped and clean property. Unfortunately one of the main reasons we booked this property was because it included the use of 2 kayaks which my children were really excited about. On arrival there were no kayaks to be found so I contacted the owner who advised that they were damaged and no longer available-very disappointing to have not been notified about this before our arrival. As mentioned in previous reviews, the dishwasher does not work properly and the washing machine is very hit and miss. We also encountered problems with the ensuite shower-if there was someone using the shower in the bathroom at the same time, the temperature of the ensuite shower fluctuated between cold and dangerously hot. No clothes storage in the 2nd bedroom and outside area overgrown. For those reasons altogether a slightly disappointing stay.

lovely, well equipped.
Pros: idyllic setting and importantly quiet, lovely house with comfy beds and plenty of towels. very well equipped kitchen. Cons : The outside of the property could do with some upgrading, no cushions on outside chairs etc, also gutters blocked, cobwebs etc, the washing machine didn't work only 2 dishwasher tabs left!

The strange waterfront
Well equipped 3 bedroom, 2 1/2 bathroom unit. It had an outdoor seating area that was overgrown with brambles which I trimmed back so we could sit outside. Spiders and cobwebs everywhere. Photo of property is deceiving, as it backs onto a hedge with a small stream which is the start of the River Thames. The picture on the web site makes it look like lake front. Overall though a pleasant stay with good walks along the Thames Path to a great pub in Ashton Keynes. The Halli balloo restaurant on the estate was worth a visit as well. Nice walks around lakes.

Decent size but needs a clean
Pros- nice large house and great to have pool towels and canoes to use. Cons- needs a good clean and quite a few things didn’t work properly (toaster, hob, dishwasher), generally needs some tlc. Sadly communication with the owner was slow and had to chase for check in information

We are originally from the local area and I used to fish the lakes surrounding the area 30 odd years ago. We have been living in New Zealand for 25+ years and purchased the cottage when the estate was first developed. We have had a dozen or so years successfully renting as a holiday home, before we returned mid 2016. We have been staying at the cottage while redecorating and renovating. Now available for holidays again as we are living closer to schools and college in nearby Cirencester

Its is a very quite corner of the estate with lovely outlook over the River Thames and across to Mill Lake.

Walking around Mill Lake and Farmhouse lake is a real pleasure, all year round.
