"Manu Kai" Elegant beachfront retreat for the larger family or two families. Beautifully decorated 5000 square foot beach house with 100 feet of beach frontage overlooking the Gulf of Mexico. Six bedroom six bath private home with swimming pool and hot tub, Maximum occupancy 12 persons.

The "Manu Kai" is located within the exclusive Shores Subdivision. The floor plan is very open with expansive living spaces separating the bedrooms, three bedrooms on one side of the house and three bedrooms on the opposite side of the house with living area in between. Large balconies and windows throughout the home allow for natural light and a real feeling of being right on the beach.

Lush gardens surrounding the property create an ambiance of serene sanctuary. Location is great and beach access is convenient. We have stayed all over the country and we are used to paying higher rates for large, 5 bedroom homes. This home was by far the least well equipped. The cleanliness of the home was far from what we expected. The fridge and freezer don't dispense water or ice. The ice bin in the freezer is black with mold. The downstairs pool area is nice at first glance. The pool, hot tub, and sauna were great. The grilling area is falling apart. None of the outlets work, the grill barely works, the sink is falling apart. Multiple faucets leak and the showers were dirty. We were left with ONE garbage bag, no dishwasher soap. Overall, this place could be great. It is extremely outdated, needs to be completely cleaned, painted and updated. Not worth the price.

We really enjoyed our stay at Manu Kai and look forward to returning to visit again. The house was very comfortable and accommodating. There were a few things like the door locks and handles that were not fixed when we got there but other than that the location was exceptional and it made our family reunion one to remember.

Great Location

The home was very large, which is just what we were looking for to host my husband's office staff. The pool area was wonderful, shaded. The walk to the beach was short and perfect. The views were gorgeous from every room.

Amazing views! Comfortable beds! We had 9 people there and you couldn’t hear anyone getting up or in the main area while you were sleeping. Perfect pool and hot tub area! Love the location 1 mile walk on beach to bar with live music!

The house is spacious and accommodated our large family in the six bedrooms. This house is all about the location! While there were certain challenges while we were there, the property manager/owner was quick to answer our calls and respond to our needs ... even on Christmas Day.

Girls Reunion

Six friends spent a week at the beach. The house was right on the beach with a gorgeous pool and hot tub. The furnishings were Tommy Bahama, very pretty and comfortable. Each of us had our own bedroom and bathroom. When we needed help from management, the response was immediate. We were 10 minutes away from town with shopping and dining. The only problem we had was there were lots of stairs and we are all 70 and live in one-level homes. 😄

Lovely Location

Our family of 11, ages 73-6, had a great time. The house accommodated all of us easily. The beach access was surprisingly easy on the hay covered path, we ordered umbrellas every day, but still brought a Wabolay beach tent, you can't leave anything on the beach overnight. The beach was great, and even better was the shaded pool at the house, some of family played pickleball in the evening at the community courts. Franke rentals was very responsive to any calls. We would recommend this home to friends and revisit ourselves. Just FYI, there are a lot of stairs and no elevator, so ice chests will require some healthy lifters. Also remember this is a house on the beach and the salt air is merciless to hardware, so some wear and tear showed. Debi M.

You're paying for location.

Despite everything that follows, I'd rent the property again, but I would definately force a cleaning when I arrived. The property is in a great location, its big, plenty of rooms for a good number of guests -- we have a large family. I think some of the rules are crazy, 800$ fine for playing music outside, but understandable. Overall the house was dirty, and there were many things that needed maintenance. I was a bit disappointed at how unclean the home was when we arrived, and how little it was staged with creature comforts, like 2 ply toilet paper. Either way, we were able to get everything we needed. Stellar location, friendly property manager, but dirty and staged poorly for the price. I can't help but feel taken advantage of given the dirty house, however, my wife is very pleased with the location and had a blast. Reminder to those that rent, make sure they actually clean the home prior to your arrival. I'm pretty sure the maid service has never really thoroughly cleaned that home given the blood/boogers/dirt/whatever on the walls, baseboards, and apparently stained sheets. At over 1,000$ a night, I expect a clean house, without trash and broken items everywhere -- call me crazy.

Fine, But Not A Luxury Home

Great for privacy, quiet/beautiful sunrises, quick walks to the beach. Our experience was not on par with words like premier, luxury, exquisite, exceptional. The house needs some TLC investment & higher attention to hospitality details. There were burned out lightbulbs throughout the property. None of the balconies had furniture. The bunkbed room was locked & missing the inside handle so access to that oceanside balcony was unavailable. Online pictures of the furniture in the pool lounge area were completely different from what is actually there, & two of the lounge chairs are rusty/unusable. Two selling points that we were excited about (the hot tub and sauna) were non-functioning during our stay. Make sure you visit the house before shopping for groceries. Basic cooking items (salt, pepper, olive oil, foil, lighter for the grill) & simple cleaning products are not provided. There is a broom, but no dustpan. We understand that these things can add up for a host, but, considering the nightly rate we paid and the "luxury" descriptions, this added to our feeling that either the house wasn't ready to receive guests at all or that hospitality isn't (or wasn’t for us who only stayed a week) a priority. We felt like more of an annoyance.

Great Rental Company, Great House and Location, but the house description needs updating

I really enjoyed working with the rental company. They were great. The house was great, but the description really needs to be updated to help interested renters know the layout of the house and the rooms and bathrooms. It is a unique layout, but sufficient. There is one room that doesn't have a bathroom (the bunk room that actually has 2 bunk beds, not twin beds as the pictures show), so it has to share with one of the other "private bathrooms" in the other rooms, or the half bath in the living room. There are lots of stairs in this house. Several locations with half flights that go up or down to various rooms, or the card table room, or the pool area. The main entry is the pool/deck/outdoor kitchen area. This reminded me of an open air lobby you might see in an all-inclusive resort. It was completely shaded, so wonderful after a day at the beach. The living area is massive and a really great space, but there actually isn't a deck or even a door toward the ocean on this level. You have to go down the main entrance and through the pool area to get to the beach. Or go down another flight of stairs beside the living room and across a narrow cat walk to get to the ground. The beach access is a foot worn path covered in pine needles that winds back and forth to get across the dunes. It's kind of long. There is also only 1 room with a king bed, the master, even though the description says there are 2. The master and bunk room are the only ocean front rooms.

Great location wonderful pool area

The house is beautiful but I may be ready for a little updating (carpet, paint, minor repairs, etc.) The layout of the house is great, location was excellent and the pool area was our favorite part of the stay. The beds are comfortable and the bedroom setup worked perfectly for our group of 4 couples. The beach is easily accessible with a short walk very quiet during the week and not crowded at all on the weekend. The house has most of the items you will need in the kitchen and bathrooms including some board games, dishes, pots and pans, and laundry. We also had access to plenty of clean beach towels, boogie boards, inflatables and lawn chairs. The only thing we couldn't find was a pair of scissors. You will have quick access to shopping, restaurants and the night life on the southern side of the island. There is parking for 4 cars, 2 are covered spaces. Thanks for a fun stay. We would definitely consider renting again.

Great Beach House

This house has plenty of room for everyone and well furnished. There is a great view of the ocean and a shaded pool that can be enjoyed anytime. The beach is only a short walk away and never crowded. There was a sea turtle hatchling release a short distance away and two members of our party woke up early enough to walk down the beach for this amazing event. It was a great time for all.

Was probably a lovely place when new....needs to be freshened up, painted and repaired. Sadly, the least appealing home in the neighborhood. PRO’S: Roomy, Pool/hot tub good, nice views, laundry on site, In a nice development. CON’S: Run down, shabby, not maintained well. Main living areas have dirty walls, dirty/stained carpets. Upholstery and bed spreads are faded, dirty and TIRED. Entry doors look awful! Rust and peeling paint...not a good first impression. A lot of mold in outside bathroom, ick! . Kitchen poorly stocked, many things there but unusable ie. cord missing, pans warped, not enough utensils. There is more..... For the $$, it was a big disappointment. The pictures did not represent the current condition! We had a nice time as a family in spite of the CONS. Cannot recommend.

Annual Sibling Vacation

The home was beautiful and perfect for a large family gathering. Other than issues with the air conditioner not working, AC people in and out and window washer wanting to come in our last day and do windows it was a great family vacation. However, Kevin Franke, project manager, got right on top of it and cleared the house of all workers so we could enjoy our last day of vacation. He also was gracious enough to credit us for the inconveniences. For a large group we would definitely recommend this property. However, we thought it was a six bedroom with six full baths. It is a five bedroom each having its own private bathroom. The sixth bedroom had to share one of the other bedrooms private bath. Because each of the bathrooms was located in the bedroom it was a privacy issue that was somewhat challenging to deal with. We had six couples and wanted six bedrooms with six bathrooms and thought that was what we had rented. Nonetheless, it was a great location, beautiful home and fun times!

Great family vacation- room for everyone

Rental process was easy, terrific space for our group, fantastic location. Several minor maintenance issues didn’t prevent us from enjoying out time; however very disappointed in response for one important maintenance item. No lighting in room for elderly family member. 3 calls, 3 days of our 5 night rental before maintenance arrived, and it was never fixed before we left.

Spacious but layout awkward with multiple stairs.

This rental had plenty of space. Lots of stairs however and not great for little children! The house layout is awkward but spacious. For the size of the home we felt the kitchen could have been better equipped. The ac in lower floors did not seem to work well and those rooms were uncomfortably warm. When we arrived trash was overflowing and was not emptied for 2 days. When I called they said to roll it to the street for trash pick up....it wasn’t our trash and I felt it was rentals responsibility! Cleaning supplies could have been better. With glass dining table there needs to be something provided to clean that! In a positive note the access and beach location was perfect! We had almost a private beach for a mile in either direction!
