Our 'Classic Marchmont Charm' exudes all that is lovely about Marchmont. This property is only a short walk from The Meadows, a fantastic outdoor space for children to play, for reading a book or picnicking on a sunny day.
- Booking Requirements -
One member of the booking party must be over 25 years. We require names and ages of all guests, as well as proof of address and ID of the lead guest. This is required within 2 days of booking.
We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.
Our properties are protected by Truvi (previously known as SuperHog), the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space.
Please note that once you have booked, you will be contacted by Truvi directly to verify yourself and process a £250 deposit or £35 damage waiver. The damage deposit payment will incur a £10 fee. This Truvi verification must be completed two weeks prior to check-in.

The property is spacious and light with a huge hallway. The Master bedroom has a double bed and gorgeous high ceilings, a splendid bay window and a fireplace centerpiece. There is a second bedroom with twin beds while a small box room adjoins the master bedroom.
The kitchen is small.
This property benefits an internet speed of 500 mbps and a Virgin TV package with kids channels, Sky Sport and Cinema Collection.

A main door ground floor period property with private entrance. Lovely traditional stone Victorian building in the heart of Edinburgh. Walking distance from Michelin Star restaurants and the famous Royal Mile. Truly one of our favourite neighbourhoods in the Capital.
Local Area
The Classic Marchmont Charm apartment is ideally located in a calm residential area, with lovely cafes and shops just around the corner. The Marchmont and Bruntsfield areas surround Spottiswoode Road, giving you the best access to the city either by foot or by bus. The Meadows and Bruntsfield Links just minutes away from the front door ensures the best opportunities for a fresh air wander or somewhere to kick around a ball, have a picnic, or just to sit on some of the lovely benches in the park reading your favourite book.
For things to do in the area, we recommend Looking Glass Books which is an easy walking distance away on Simpson Loan by Middle Meadow Walk. This ‘booktique’ café boasts its own lively literary scene with regular events and author talks. Perfect for bookworms and coffee enthusiasts. Another wonderful place to have your afternoon pick-me-up is the Pastures, just around the corner on Marchmont Crescent. Considered the focal point for the local community the Friday nights, where the owners Jane and Stan stage a range of fun events such as ‘come-dine-with-us’ and ‘grub ‘n’ games’, feature a continental-style dinner and plenty of laughs (BYOB is encouraged, another rare perk).
For a bit of a wander about, the Morningside area is not too far and is yet another great location for some alternative shopping and some lovely cafes, lunch nooks and ice cream crannies. The city centre is not far away either, and Grassmarket and Princes Street are both a bus ride away, and offer a wide array of entertainment and some of the best in the arts and culinary scenes.

However you choose to arrive please do make sure that you have spoken to the property manager to arrange a time to meet you at the property on arrival as there is no reception area or onsite staff to assist you if you arrive without notice.

We had a really lovely stay - the flat was in good condition, with all the amenities you'd expect. It's a great spot and, as we already knew Edinburgh well, a good location to walk to touristy spots and the university.

The flat was very family friendly. The yard was a great hit with my 10 year old daughter. The lay out was good. There is a store a block away, coffee shops and parks. It’s a bit far to walk from city center but the area is really nice and quiet.
It was a pleasant experience.
The check in and check out was super quick and easy.

Un petit cadeau de bienvenue et quelques jeux pour les enfants auraient été apprécié pour se sentir encore mieux accueillis !
Une attention particulière serait de réaliser un nettoyage approfondi des tapis et rideaux, qui contenaient beaucoup d'acariens, et nous ont provoqué des allergies. Cela rendrait le séjour encore plus agréable !

The property is in a perfect location for exploring Edinburgh. Beds are super comfortable and having a garden attached to the property is a wonderful bonus. The only minor niggle would be the TV that uses a Amazon prime TV stick so you are unable to watch live TV on channel 4 or 5. But the TV stick does work perfectly.

Sehr netter aufmerksamer Kontakt, ideal für Familien, verkehrsgünstig und ruhig
Die Wohnung liegt in einem Wohnviertel ca. 20 Min zu Fuß von der Royal Mile und hat zwei Bus-Verbindungen 2 Fußweg Min. entfernt. Neben den 4 Betten (sleep 5) gibt es noch 2 Schlafsofas. Die Küche ist gut ausgestattet, der Esstisch reicht für 5. Für englische Verhältnisse eine großzügige Wohnung. Wir kommen gerne wieder.

Good experience, not perfect, but would recommend
Excellent Master bed, location provides easy access for coffee, wine, food, bus routes, parks and taxi, friendly neighbors and kid friendly shared garden area with cats, dogs and birds. Upholstered furniture is older and not very comfortable, especially the main couch in the sitting area. Unit smelled a bit from stale air, but remedied by leaving front and back doors open for a few minutes each time we arrived back from the city. Unit appeared very clean. Shower a bit challenging, but excellent water pressure and plenty of hot water. Tiny kitchen well organized and well stocked with equipment. We used this place to visit Edinburgh, but the location is equally well suited as a base for day trips into the countryside. Easy parking.
