About this property

Beautiful Private Villa with South Facing Pool

The villa is located in Town Centre Reserve which is a private gated community of 95 villas all in a Floridian style, surrounded by palm trees, conservation areas, and lakes.

As well as being a short term rental the villa is our holiday home and we want to make it as comfortable as possible for our guests as well as ourselves. With this in mind we are continually upgrading the villas fixtures, fittings, furniture, and decorations.

The villa has 4 bedrooms, two of which are master suites (queen size beds) with en-suite bathrooms, walk in closets (with laundry baskets), and direct access to the pool. The 3rd and 4th bedrooms are twins which share a full bathroom.
The pool is south facing and looks out over a lily pond and lake, whilst the front of the villa looks out over a countryside conservation area
The kitchen is fully equipped with cooker, microwave, fridge/freezer, dishwasher and dishes, silverware, glasses for indoor and outdoor use etc.
There is a full size 'american' washing machine and separate drier, ironing board etc and linen/towels are all supplied.
Please note that whilst our management company initially provide a few basic essentials this is a self catering villa and you will need to stock-up with some items such as washing liquid, toilet paper and bin bags during your stay.
In the living area cable TV, ROKU, DVD player, free Wi-Fi, board games and a selection of books are provided.
The Disney park area is only 15 minutes away and the villa is ideally placed for easy access to other Orlando experiences and golf courses
There is Publix supermarket 5 minutes from the villa and various local restaurants.
We have an excellent management company who is on hand if you need anything during your stay.
The pool is south facing, but in winter months may need heating. If you require heating then please let us know and we can provide you with a costing. Please book the heating before your stay so we arrange to have it switched on in time.
If you need a crib/cot please let us know and we can arrange for one to be available.
Please note that Campers, RV's, and Trailers are not permitted at any time in any areas.

Fabulous stay

We had a fabulous 3 week stay. Communication with Martin was brilliant, as well as the property management team. The villa was very spacious, cozy and comfortable with everything we needed for our stay. The pool was lovely and secluded (not overlooked in anyway) with the sun all day which was great. The reserve is so pretty, very quiet and ideally located with supermarkets and shops etc nearby and approx 20 min drive to the Disney Parks which make it super convenient. We would not hesitate to recommend and would definitely stay again ourselves. Thank you Martin & Steph your home was fabulous.

It was a great stay besides the lack of sleep due to the Queen bed

The house was clean and spacious. The owners and property management was quick to respond. The pool was beautiful and clean. But the quality of the beds were uncomfortable. One of the masters room bed if firm and the other was too soft. The bed was super soft and the middle did not have any support. The first night my husband and I slept in it and woke up with back pains. We had to sleep separately after that. The TVs also weren’t working when we arrived. It wasn’t a big deal for myself but the kids wanted to watch cartoons and couldn’t. The cable company came to resolve it but after they left the internet wasn’t working properly. Overall it was a good experience except for the inability to use the second masters.

Dear Amber. I am sorry that the master bed was not comfortable. However I am also sorry that you didn’t inform us of a potential problem until the end of your stay. We have inspected the bed and it transpires that the frame had been broken by a recent previous guest, who obviously “forgot” to inform us of the damage they had caused. The bed was fixed easily and if you had let us know straight away you would not have had any problems. As you know our management company are extremely proactive and went out of their way to arrange to have the pool heating switched on after your late request.

Denne bolig ligger et godt sted under rolige omgivelser. Det er en bolig der passer godt til 3 par. Huset ligger så det er nemt at komme til alle forlystelser og spisesteder indenfor en overkommelig tid. Der er hvad man skal bruge af ting i huset ( vaskemaskine - tørretumbler - fryser og køleskab ). Huset er ikke nyt men det er fint rengjort. Jeg vil helt klart anbefale det.

Disney Family Trip

This property is bigger than we expected. It was a great size for our family. It’s located near several stores and restaurants. It’s about 20 mins from Disney. We had issues with the WiFi going in and out other than that everything was great. We really appreciate the accommodations that were made for us regarding the inclement weather. Overall we enjoyed our stay and would stay again.

Home Away From Home

The home is very pretty, spacious, and clean. I like the decor/furniture they use throughout the home also. We found the home to be very cozy and enjoyed the comfy couch. I really appreciated the communication between the owners/managers. Their response time is impressive with your needs. The only down side was that we had some trouble with the Wi-Fi and the pool was smaller than expected. With that said however, it is so beautiful and peaceful by the pool. It was lovely to hear the birds/wildlife out there, and its a great place to just relax. The neighborhood is quiet and we felt very safe. All in all, it was a wonderful stay and we would recommend this house to others!!

Home Base for Orlando

Overall the villa was very charming and an idyllic home base for my 13 yo son and I to explore Orlando. The location is convenient to golf and only 20 minutes to Disney. The owners are very responsive as well as the management company. The downsides were very few but could use some help. The pots and pans could really use a refresh, it would go a long way. The mattresses in the en-suite bedrooms were woeful. A burlap sack full of straw would offer similar comfort. Shared the rooms with twin beds with my boy, which made for a fun camp like experience, but it was borne out of necessity. The pool is on the small side but it worked well for the two of us. Fix those two things and this villa is a no brainer.

My experience

I stood at the rental with my spouse and our two daughters 5 and 10. The main reason for renting this property was the pool. It was 60 out the weekend we were there. The pool was not warmed, the washer did not work, and there was a horrible smell in the garage. We assumed the smell was from recently removed trash but it lasted our entire stay! We could not find where it was coming from there was a brown liquid in the garage floor where the smell was even stronger, we assumed trash leaked and was never mopped up causing the whole place to smell like garbage. After spending a whole day trying to contact maintenance to take care of smell, pool, and washer I gave up because the calls were not answered and the voicemail was full. I reached out to the property owner via email the following day and they actually were very quick to respond. However the response I got was that they would contact maintenance to contact me which I never received a call or email from anyone else. The owners proceeded to tell me I did not request a heated pool I asked if I could pay extra and have it warmed up. They stated it would take days to heat up and it may not be worth my stay. Although I read in the guest book that we could contact maintenance to warm pool so I’m not sure why they would say it takes days. I had two days left of my stay which I feel was plenty of time to warm the pool. My girls were very disappointed being it was too cold to go to the beach and they couldn’t even use the pool at the rental. Overall the stay was ok but it was very disappointing that I could not get a hold of anyone via phone and that non of my issues were addressed.

Given how important use of the pool seemed to you for your short stay, we are surprised you did not take note of the important information contained in the VRBO villa description and made no attempt to contact us from the time of the booking until your arrival. As we say in the information it is likely that during the colder months you will need heating. If you had made the request early enough we would have been pleased to arrange everything for you.

Good place to stay

A good place to spend our family vacation. The kitchen is well equipped, with the necessary for cooking. The only bad thing is the mattresses that are in the guest rooms are not comfortable at all, but I would rent it again!

Amazing home

This home was definitely just what I needed for my family of 6. It was definitely clean and we had minimal issues. Minimal issues being light dusting needing to be done and a very small ant problem but I contacted the owner and they were so polite and responded very quick to all my concerns. The pool was amazing and if 74 degrees is too hot too lounge in the house I’d suggest bringing a portable fan as we did being that we love being ice cold while we sleep. This place is definitely worth every penny. Very close to Publix, Walmart, Animal Kingdom in Disney World and food. The internet service didn’t work for us although we were connected but it was definitely worth what we paid. -Sue

The WIFI was the only bad thing about this house. It kept going in and out, it could be the house is located in the back of the subdivision and surrounded by trees. Great home in a great location

This was the 10th time we've rented a private villa while vacationing in the Orlando area, and this was one of our favorite homes! When searching for a vacation home, I have a list of "wants" that I look for in a rental (good TVs in the living room and bedrooms, two master suites, free wifi, cable, close to the parks, gated community, dark furniture, tile or hardwood floors in the living room, open concept, garage, affordable), and this home checked off almost everything on my list (the home had a garage but it was converted to a game room). Since this home was located in a gated community, I didn't have a lot of concern about parking outside, but still would prefer using a garage. It was obvious the current owners have done some upgrades to the home (new flooring and furniture in the living room...loved both!). This was the second time we've stayed in a home in the Town Center Reserve which is located in Davenport. Davenport is our preferred area to rent homes from, and it's a great location if you're a Disney Park lover. It's a quick 10 minute ride to get to the exit for Disney off the 192 and there is easy access to the Interstate 4 which can get you to the Tampa area or Cape Canaveral in about an hour. There is a Publix within a half mile and a Walmart a little further away. If you cook, there is pretty much everything you need supplied and if you don't want to cook there are a lot of fast food and dinner options within a 3-10 minute drive. The management company keeps the home clean and well maintained. I left a message with the management company about an issue that popped up and they came that day while we were out. There was only two of us in the home (me and my adult son) so we only used two of the four bedrooms. There was plenty of reading books and board games available. We only went into the garage to get the dust pan and broom, but saw a gaming table in the garage that I'm sure families with young kids would enjoy. The home owners, Martin and Steph, were great about corresponding, at first with the initial booking and later with information prior to getting to Florida. Thanks Martin and Steph for letting us stay in your lovely home! Hopefully it's available when we visit Florida the next time!

Fantastic Place !!!

WOW!!! What a fantastic place to stay in and so close to all the Disney, Universal Parks and Retail Outlets. This property has everything you need so peaceful and tranquil with wildlife literally in your back garden (we saw armadillos, racoons etc) and there are shops and restaurants nearby for your provisions. I cannot rate this place highly enough and it was an absolute pleasure dealing with Martin and Steph who were very quick to redpond to any questions I had and also provided comprehensive information which greatly enhanced our stay. Loved the villa , pictures don’t do it justice, really well located (better than we thought) for Disney. Would definitely consider staying here again if we come back in the future. Only slight niggle is someone had entered the villa at least once ( believe twice) when we were out and that was in a 4 day stay . The villa itself though was amazing x

A nice house in a quiet spot. Still needs a little updating, but has everything you need to make your stay comfortable (though it took 3 days for the pool to heat up!). Shops are not too far away for the everyday essentials and for the Disney fans, it's an ideal location, being just a couple of junctions away. In fact, it's in an ideal location for good access to most places.
