This is our second year staying at The Reserve and it was great as expected. The views are unmatched and the condo is perfectly appointed. We’ll be back and hope the whole community is doing ok after Helene.
We really enjoyed our weekend stay. The condo was well appointed, beautifully decorated, clean and had amazing mountain views. communication with management was good!
The property is nice with a nice view and we enjoyed our stay. I would have rated it 5-stars but for 3 things - there were no sheets for the pull out sofa so we had to make due the first night with a set of twin sheets we found (that did not fit). Management brought proper sheets the next day. They also do not provide any extra towels and the refrigerator had a bit of a rotten food smell in it.

We arrived in snow & a temperature of -1. The roads were fine for our rear wheel drive f150 with ko2 bf goodrich tires, all the way up the mountain! Luckily an early check in was available for us to beat the worst part of the storm. The sunrise from almost any point in the unit is like it sounds..perfect! It is an extremely long walk to the slopes. We were able to park at the end of the street & hike in though. It snowed & never made it above 30 degrees & we never had trouble on the roads!! This place is business as usual in the high country during snow storms!!! Definitely wont dissapoint infront of the fireplace!!! Kept every1 warm!!!! Thanks for the adventure!!!!

Beautiful Views and nice location but...
The views at this condo are breathtaking. It has a nice big deck on the back with lots of furniture. The gas fireplace in the living room is a nice place to cozy up when you feel a chill in the air. The decor however could use some updating. It was equipped with most of the necessities you need. But... the main bedroom mattress and pillows are extremely hard and uncomfortable, we did so much tossing and turning we hardly slept and woke up with back aches. They are so rock hard that the second night of our stay we searched for some better pillows and we had to layer the bed with whatever blankets and additional comforters that we could find within the condo to give us some comfort, which helped a bit. So in order for this to be a 4-5 star review I feel that the sleeping conditions should be a top priority. The hot shower & whirlpool tub in the bathroom gave some relief for our back aches. Also, when we arrived we weren't sure if we were at the right place as the door to the condo was wide open and the key was left in the door, which we thought was very odd.

Needs a good cleaning
We picked this place because it was a last minute trip and the pictures were gorgeous! First let me say, the view was breathtaking and the fireplace was nice to curl up next to after a cold day. However, the unit itself was problematic. No where does it state it’s on the bottom floor so hauling luggage and ski equipment was awful. The hot water heater definitely could use an upgrade. Only one person can take a shower before it drains and you have to wait another hour for the water to heat up so the next person can go. The jacuzzi tub I was looking forward to soaking in was disgusting. Soap scum build up and when you turn on the jets, mold came out. While using the pull out bed, we found old food and melted m&ms, along with a slight urine smell. They only provide 4 towels so you have to do laundry if you are there more than 2 days or if you have a spill that needs to be cleaned up. Also, only provided 2 rolls of toilet paper which sounds like a good amount but when you have 4 people there for many days, you run out. All in all, I would rent again if I needed to but would definitely contact management prior to doing so to make sure it has been cleaned.

This apartment has plenty of space, well decorated and the view is gorgeous. However, the issues and lack of response from the management made this listing a NEVER AGAIN for us. There is not HOT WATER! There is warm water for about 10 min if you are lucky. Think about coming from the slopes seeking a hot bath!!! Nope, it won’t happen. INTERNET IS WEAK. Wifi only in the living room and streaming is almost impossible. ANTS! My daughter was bitten by ants while sleeping on the guest bed. There are ants and insects traps and sprays everywhere in the apartment for a reason. CLEANING NOT DONE. When we arrive the master bath tub was dirty!!! The microwave had left over food from previous guests!! So that was our experience on this listing for 3 days during Christmas week :-(

The unit was very clean and the furnishings were up to date and comfortable. I like that there were so many drawers full of things you may have forgotten. The bed was also comfortable. The deck was wonderful and indeed you could see the swinging bridge at Grandfather Mountain.

Clean and beautiful place to relax!! Large covered porch with views of Blue Ridge Mountains. We could see the swinging bridge at Grandfather Mountain from our porch. Very well equipped for a comfortable stay.

Poorly managed property!
We just returned from a 3-night stay at this property. Although we love the Reserve at Sugar Mountain and stay there annually, this property was a letdown and we primarily blame the management company, as opposed to the owners. We are normally pretty easy to please renters; however, the following observations about this property caused a disappointing experience:
- Ant problem – One of our guests was bitten and visible traps are placed around condo
- Coffee maker doesn’t work; fortunately a spare was found in a closet
- ONE roll of tissue for each bathroom & ONE roll of paper towels were provided - ONE! And there were no additional rolls found anywhere in the condo.
Appliances are well worn
- Dried food found on plates and dirty glasses
- Broken glass pieces found in dishwasher
- Paper window blinds from the 70’s covered in brown stains
- Trash left in cans throughout the condo
- Food/candy wrappers found in multiple locations around the condo
- While we originally thought there was no laundry detergent because no was located in laundry room, we later found detergent packets under sink with dishwashing detergent and both looked almost identical. Unfortunately, we mistakenly used the run the laundry detergent packet in the dw and it made a huge mess! This properly is not well-managed at all and does need updating. Otherwise, the property met our needs for accommodations and location.

Excellent condo unit
The apartment was very clean in excellent condition. It was very complete including appliances i guess you will not even have time to use. Everything was in working order. The location is close to everything. Sugar or Beech Mountain or Grandfather Mountain Park.
The view from the balcony at sunrise or sunset was espectacular.
We would recommend for sure this place to all our friends!!
