If you are looking for a beautiful, well-maintained, fully stocked home that is seconds to the most beautiful beach, bay and ocean in the world, this is the place! HOUSE RULES: **Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.** 1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 10 people. There shall be a minimum fine of $500 for this violation. 2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation. 3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation. 4. Must be 25 years and older to book. 5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied. 6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time. 7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind. 8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee. 9. We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances. 10. All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS) 11. Additional rules may be posted at the property or provided in materials/information at the property. 12. There are beach chairs, beach umbrella, and boogie boards and paddle boards in garage for your enjoyment. Please return where you found them. 13. You have access on a first come, first serve basis to the kayaks located on the ground level (North side of house). Please understand these are shared with the downstairs unit. Ensure to lock them back up when done. 14. NEVER leave garage door open while unattended. 15. Please do not run AC lower than 68 and heat higher than 75. 16. To avoid ants at the beach, please take out trash regularly. Please use recycle bin for recyclables.
Rental Agreement Please read and sign the agreement below Guest and Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host.
LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests. Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 8% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity. NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure. Guest shall vacate the Premises no later than the checkout time on the final date of the Occupancy Term. Time is of the essence with respect to this obligation. Guest waives any and all rights to process, notice, or judicial proceeding as a condition of removal upon expiration or earlier termination of this Agreement, to the fullest extent permitted by applicable law. Upon expiration or termination of this Agreement, any continued occupancy by Guest shall be deemed a trespass, and Host shall be entitled to pursue all available remedies, including immediate removal of Guest and Guest`s belongings from the Premises without further notice. In the event Guest fails to vacate the Premises by the required checkout time, Guest shall be liable for a holdover fee equal to three (3) times

The entire house was amazing!! The view is obviously the winner but the house was clean, and comfortable and stocked with things to do such as bikes and paddle boards.
This property is the perfect place to meet for a family vacation. The house is beautiful, with everything you need to enjoy your time at the beach. We wouldn’t hesitate to book the same property next year!!
Great location on bay and super close to beach. Easy walking to Mission Beach and Pacific Beach. Everything was provided and did not need to buy household essentials.
Had a great experience at the sand castle every step of the way. The views were priceless and the seamless indoor/outdoor living was exceptional.

We had the main unit and penthouse. Loved the convenient location with a view and parking. Would only have been improved with an outdoor couch area and firepit.
4.5 stars. Location is great. We have stayed on the bay before and just love this area. The house was unique and we loved being able to open up the living room to let the fresh air in. The hot tub took a while to heat up but was great once it got hot. Things to be aware of. There seem to be a lot of dogs living in the surrounding homes, so we heard barking late at night and in the early morning hours. Add in the nearby construction noises and it wasn’t exactly a chill and quiet environment. Not the fault of the hosts, but just something to consider.Also, just about every other VRBO we have stayed at had no issues with us checking in early if the property was clean and ready, but this host said there would be a fee to check in early. Hosts are free to have whatever policies they want to have, but it just seemed a little strange to nickle and dime us to check in a couple hours early.
We had a great stay in San Diego. The location is perfect on the bayside and has lots of extras such as bikes, kayaks, chairs and boards. Kim is very responsive to any questions. We will definitely come back.

My family and I stayed here Labor Day weekend and had the absolute best time. The property is so cool, beautiful, comfortable and clean. And the location was amazing. Easy walk to everything. It also comes with an amazing garage filled with everything you need to enjoy the bay, waves and boardwalk. We loved it so much we booked it again on our way home. Highly recommend the property.

We have a really nice quiet time here. The kitchen had everything we could want, full size washer & dryer plus the garage was full of toys. The house was just great. Better then I had imagined. The host was amazing too, easy to get a hold of for any questions I had. Hopefully next time I can stay longer.
We stayed here for a week long family vacation. Our ages for 9 guests spanned from 8 years old to 50. This is a great location with footstep access to the bay and only a short 2 block walk to the ocean side beach. Loved having all the water “toys” readily available. Plenty of room for everyone and the multiple outdoor spaces were wonderful for morning coffee, happy hour drinks, and sunset. Owner was so communicative and responsive. Only a 15-20 min to drive to everything we wanted to see: La Jolla, Torrey Pines, the zoo, sea world, downtown. Highly recommend!
This place was perfect for our family! My husband and I and our 3 daughters and their families stayed here. The house fit us perfectly...each family got their own room. We never felt crowded. You can't beat this location, right across the street from the beach, and the peaceful bay is out front. There are numerous restaurants that are a quick walk away. The house has lots of places to sit outside, and bikes, paddle boards, beach chairs, and more to use. Also room for 5 cars to park. We hope to visit again next year!! This was an easy and fun vacation for all of us!
We had the main house and the upstairs apartment which worked amazingly well for our family of four, a friend with a three-year old, and another friend who joined us for a few days. During our week's stay (March, 2024) the beach was lively and fun without being chaotic. We played on the beach, swam, used the nearby kid's park, rode the bikes that came with the house, cooked and grilled a ton, and were able to really unwind. The management staff were friendly and helpful. Loved it.
Absolutely loved this place! The management company answered every phone call and was available 24/7 to answer questions. The property is perfect for families, especially if you have young children. It is on the sand right on the bay. The property had kayaks, SUPs, bicycles, etc for use. Anything and everything you would want! The property was clean and had all the cookware you would need to prepare meals. We will definitely be going back!
I loved staying bayside. It is far more chill than surf side. We stayed in the middle floor. Ample room. I loved the big garage door fronts that allowed a lot of air flow. Lots of beach toys in the garage.
All beds were comfy and clean. Kitchen had everything you needed.
Tons of restaurants and bars in walking distance. We had a concert in Chula Vista one night and El Cajon the next. Worked out great.

Great location, very nice house that is very well stocked with everything you could need!
Our family loved this house!! We stayed here in early November. Great location and a very short walk to the beach side. It was on the bay side so not as busy but perfect for our 3 year old. The house is very well stocked with everything a family could possibly need - towels, chairs, beach stuff, bikes, the best stocked kitchen we have ever experienced! We made cupcakes for our mother’s birthday and there were 3 cupcake pans! I would definitely recommend this place. There were 9 of us and it was plenty big enough. We really enjoyed running along the beach and riding bikes. We opened the garage doors every day and it was very enjoyable!

We have been staying in VRBOs across the US, Mexico and Canada since 2004, this is by far the best appointed and better-than-advertised that we’ve ever stayed at! The beds, bedding, towels, and appliances are first class; the pantry gave us coffee and spices as well as paper products and storage options. Toys (bikes, paddle boards, kayaks, etc) for the beach and water are all available as are games, books, and TV for inside. We were given clear instructions for entry and INSTANT responses when we asked for recommendations. Seriously, this place is amazing and the location is a perfect spot to stay put OR launch to do other things. Thank you for being AMAZING hosts!

We initially had planned a family trip with my daughter and her family but at the last minute they had to cancel, so my husband and I had the whole place to ourselves. The unit was as pictured online and, besides being right on the bay, was a short walk to the ocean. Instructions for checking in were emailed prior to arrival and made accessing the property quite smooth. Parking is the only issue than could have been a problem. There was already a car parked on the outside and our Kia Sportage rental just fit in the garage. We initially had a minivan which I’m not sure would have fit. Also after washing clothes the night prior to leaving we found the dryer wasn’t working. It was too late to call anyone so we managed to air dry the clothes.
Even though we didn’t have the trip we had planned, we did enjoy our stay.
