Do not rent this home unless you plan on having fun. Whether you are gathering at the table with family and friends, practicing your poker face around the game tables in your very own "saloon", playing pool or ping pong, or sitting on the picnic tables grilling burgers and playing horseshoes - this is the place for memories!

LOCATION:

The location and scenery could not be more beautiful. You are a convenient 10 minutes to Chico Hot Springs, 1/4 mile from putting your toes in the Yellowstone River, 45 minutes from the Bozeman airport, 20 minutes from Livingston, and 35 from the north entrance of Yellowstone National Park. You wake each morning to towering views of the Absaroka-Beartooth and Gallatin Mountain ranges, and of course, plenty of fresh, Montana air! The property sits on 20 plus acres which includes a horse barn, seasonal stream, and 2 RV hookups (additional fee).

The INSIDE SPACE:

The home has 2 levels: The main level that welcomes you has 3 bedrooms. The master suite has a California King bed, sitting area, and attached bathroom and private outdoor deck. There are 2 other bedrooms, each with queen beds, closets, and vintage tv / vcr combos with a legendary library of VHS movies. These 2 rooms share a full bathroom. The kitchen is open with a breakfast banquette and island seating, and stocked with all you need for cooking large meals. The living room is extra cozy with plenty of seating, a gas fireplace, and big screen TV. All rooms have incredible natural light and amazing views from any window you look out!

There is a mini split air conditioning unit in the upstairs family room area to help cool the house down as well.

The laundry room has as full size washer / dryer, lots of storage and a 3/4 bath.

The lower level of the Rancho Deluxe is outfitted for ALL the fun! Ping pong table, more dining and seating, a large wrap around couch and big screen TV for watching games and shows. There is a treadmill and weights so you can stay on top of your fitness goals on vacation.

The large and open downstairs bedroom allows you to pack in the kids and friends that don't mind sharing space. All new beds and mattresses - 2 queens, and 2 bunk style beds with full size on bottom and twin on top.

The favorite room of the house will surely be the swinging door "Saloon." A Cantina wet bar, tv, real full size poker, black jack, and pool table are just the highlights. It's decorated head to to with all the details of your favorite Western... we even include the cowboy hats and poker chips. Decorated and outfitted to take you back in time .... Guaranteed to be the most memorable vacation rental you will ever find.

This 5,000 square foot house and large property allows for all kinds of people to kick up their feet, relax, play, and explore - indoors or out.

There are 2 RV hookups on the property and plenty of room to park them- RV water and electric are included. No solid waste dump. $100/addl a day each. Maximum number of guests still applies with the addition of the RV. MUST be pre-approved.

We ask no pets, take care of all the fun amenities and leave it better than you found it.... but most importantly... we only accept those who know how to have a great time!

Garbage service is not available at this location, there are several places nearby to dispose of your bagged garbage, a map will be provided.

You will want a vehicle to explore the area. Preferably a 4 wheel drive of some kind.
