5 Star Accommodation Meets Farm Life #hartlandhillfarm

The 93-acre Hartland Hill Farm (HHF) is an unparalleled family recreational retreat offering privacy and a vast array of activities within ten miles of HHF. This five-bedroom farmhouse offers 7,000 square feet of generous open floor space with a beautifully designed kitchen featuring a 62” Sub-Zero refrigerator/ freezer and a complimentary 60” dual fuel Wolf stove. A Chef’s dream to say the least. Home was custom built and completed in 2019.

Just 8 miles from the historic Woodstock, Vermont, 20 minutes to Suicide Six Ski Resort, 40 minutes from Killington Ski Resort and an easy drive to Stowe Mountain Resort and just 20 minutes from Norwich, NH where Dartmouth College sits. From taking in some glass blowing at Simon Pearce, Covered Bridge viewing to learning about the farm’s Full Blood Wagyu heard, there is something for everyone.

HHF is part of VAST, Vermont Association of Snow Travelers. If you have a snowmobile just bring it. You have direct access to the 4,700 miles of trails in Vermont right from HHF. Membership and Permits required.


House Rules

HHF aims to make your stay as comfortable as it can possibly be. Our goal is to help guests create beautiful memories at this farm property. To this end, please follow these house rules. I understand that rules in general are off putting and do not work for everyone. With that said, HHF has been a lifetime dream and we look for people who understand and will respect the property.

Check In is 3pm Check out is 12pm: These times must be adhered to allow proper time for turnover for future guest. $500 per hour after the first hour of late check out will applied. You may request early check-in or later checkout in advance and will be set at 1/2 nightly rate, if available.

Firearms. No firearms on property.

No shoes to be worn in the house except for Four Seasons Room and Mud Room. Bring house shoes/slippers. No shoes on the wood floors.

Fireplace Usage. Presently we are only using the fireplace in the Four Seasons room. IF you are not familiar with fire making, please allow a member from our team to start the fire per your request. This is not a problem and is the preference. There is a bundle of firewood consisting of 8 sticks per bundle per day for your stay which is complimentary.

Farm Animals. HHF is a fully operational farm. It is our pleasure to offer tours and talk about the different animal enterprises. If you have someone in your group who wants to “tag along” during morning or evening chores this usually can be accommodated. Keep in mind these animals for the most part are not pets and can be dangerous just by the size of them. Caution and knowing your surroundings is extremely important. Finally, everywhere you see fence wire, assume that wire is “hot” (electric).

Farm Walk About: HHF is an operational farm. Accordingly, there are some noticeable and unnoticeable hazards that exist. Keep all “playing” inside the split rail fence surrounding the house. Walking paths do exist and based on farm operation and time of year will be open for your enjoyment.

Absolutely No Pets. There are members of my family who are severely allergic. Moreover, there are guests that also have issues with pet occupied living quarters. A pet being discovered will mean immediate termination of contract without refund. You and your guest will be required to leave property. With this said, guests arriving with a pet will not be allowed access. There could be a very small work around but must be communicated and agreed to by email from myself prior to arrival. This discussion cannot take place day of check in. No exception.

No Smoking. There shall absolutely no smoking of any products to include e-smoke devices inside my home. Extra cleaning fees to remove odors will be applied. $3,000 cleaning fee will be charged. This is a serious health consideration for me. You are welcome to smoke outside if necessary. This property is NOT 420 Friendly.

There are two dishwashers in the kitchen and one in the bar area. Please make use of them upon departure.

PARKING. Please drive thru the Porte Cochere and you will find car parking spaces. No parking on the grass or front area.

Consumables in Kitchen. These rules put you and your party on notice that occasionally, I may leave consumables such as condiments or snacks left behind by previous guests if they are not open and still sealed. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. I do not take any responsibility for the consumables. IF this is an issue please advise so all items removed before your arrival. You may help yourself to all consumables that are in the kitchen.

Furniture. Please do not rearrange furniture.

Parties. If you would like to host an event (i.e. wedding, graduation, or party), Permission must be granted, and applicable fees agreed to. Your reservation is approved based on the number of people in your party. Violation is terms for immediate termination of agreement, and you will be asked to leave the property. Only Registered Guests allowed on the property without otherwise approved via email. In the event that you need to add guests to your reservation prior to arrival this can be accomplished thru communicating the same at $250 per adult per day of the stay. Your reservation allows up to 12 guests and the additional charge is for over 12..

TRASH. Please empty trash as often as needed and place trash bags in the garage which is off the Mudroom Hallway. Bags should be tied tightly.

Cooking Grease: Do not place grease in sinks. Cans or jars will be provided under kitchen sink for grease disposal. Keep in mind no garbage disposal.

Toilet Usage. Only toilet paper should be placed in toilets. No other products.

Illegal Drug Use: If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE REQUIRED TO VACATE THE PROPERTY IMMEDIATELY.

Children. I feel that the home is Children Friendly, this DOES NOT MEAN my home is CHILD- PROOF. It is the responsibility of the guardian/parent to monitor their children's actions AT ALL TIMES.

Food Consumption. Please limit food and beverage consumption to the dining room, kitchen, four seasons room. Please no food anywhere else in the home. NO eating or drinking in the bedrooms.

Checking Out. When ready to depart we ask you to NOT strip the beds. Bath towels should be piled up in the respective bathroom on the floor.

Surveillance. You acknowledge that there are outdoor cameras for security purposes.
These cameras are monitored.

If you book a stay on behalf of additional guests, you are required to ensure that every additional guests meets any requirements set by Hartland Hill Farm and is made aware of and agrees to these Terms and Conditions. The primary guests is held countable and liable for all actions of the non- registered guests.

Hello Everyone. My name is Hugh, owner of Hartland Hill Farm, located in Hartland, Vermont.

I come from a long heritage of farming. From 1623 when my ancestors first settled in Jamestown, to their movement to the Allegheny Mountains of West Virginia, there has been one common denominator: Farming.

Four years ago, I started on a journey of also becoming a farmer. I have spent the past 4 years studying animal husbandry to make this dream a reality and perfect this craft. When I started on this journey my vision was to raise vegetables and meat for farm use, focusing on Wagyu Cattle, Poultry and Pigs. To my amazement the process has resulted in some incredible tasting products.

As time passed, coupled with the incredible feedback from friends and family, I have come to a realization that these products and my farm are too special not to share with people. Without hesitation you can be assured that animal welfare is the sole priority to my farming enterprise. Simply put my animals live a very happy and healthy life. Their daily comfort is and always will be my first priority.
