Gulf-Side, Modern Coastal Design, Family Friendly + Free Attraction Tickets!

The owners of 232 first came to the white sugar sands and the emerald Gulf waters in 1992. Beachside Villas soon became their home away from home, and we all hope it will become yours too.

This 3-bedroom condo is bright, bold, and modern with a Floridian flair. With pops of blue and soft creams and greys, you'll enjoy the updates all around. The kitchen opens to the main living space with eating for 2 at the counter and additional dining seating for 4 at the table. Grab a seat outside for a quick snack or to enjoy an afternoon cocktail. Each bedroom has a TV for all your entertainment needs and there is a stacked washer and dryer in the unit for your convenience.

Sleeping Arrangements:
Bedroom 1: King bed with private bathroom and balcony access.
Bedroom 2: 2 Twin Beds. Shares bathroom with Bedroom 3.
Bedroom 3: Queen bedroom with desk. Access to .5 bathroom attached to shared bathroom.
There is also a sleeper sofa in the living room.

If you’re ready for a beach day, head down to your access right at the end San Roy Road, about a 4-minute walk. Enjoy both the Gulf and Eastern Lake. This is a 2+ acre stretch of beach with plenty of room and is the recommended beach for your stay at Beachside Villas. And, for your convenience, Beachside Villas provides transportation to and from this beach access via golf cart service from March – October (please call us for specific dates).

Beachside Villas has such a great family-friendly atmosphere. Enjoy a game of shuffleboard, tennis, or pickleball. You can even grab pickleball equipment at the onsite HOA office. Soak up the sun at either one of the 2 pools. One of the pools is heated seasonally. Grill up an amazing BBQ feast on one of the community charcoal grills. The location can't be beat - quiet and secluded but close to everything you'd want to do on your 30A vacation: fantastic restaurants, shops, golf courses, and bike rentals. Seaside and Rosemary Beach are just a few miles away.

An initial Benchmark signature box of amenities is provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, 1 pack of kitchen wipes and liners for each trashcan plus 2 washing machine pods. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

Despite the rainy weather for a few days we loved our condo! It was so Close to the beach and had easy access! The place was roomy enough for 6 but we could have slept 8. I recommend this place 100%

Hello Roy, Thank you for taking the time to review our unit. For check-out instructions; we ask for the trash to be taken out, all linen and sheets in a pile, and for all dishes to be washed and put away. The beach access for Beachside Villas is going through a legal battle with the private homeowner next door. The complex has purchased a deeded beach for its guest at the end of Sand Roy road. It is about a 3-minute walk from the complex. Also, the complex provides a tram to take the guest to and from the new beach access. We hope you will return to 30A soon!

The Perfect Family Retreat

Overall, I recommend this vacation rental. Reviewer Comments: We booked this unit for a quick family vacation before our kids went back to school and it made going back to reality so hard! The location was perfect, having us within 5 minutes of many of our favorite restaurants, a quick walk to the beach, and even still has some slim views of the Gulf from the balcony. We had 4 adults & 3 kids and there was plenty of room for us all. The trolley to the beach was a huge plus especially since we brought great-grandma along! The clean was amazing, with plenty of soaps, linens, and starter goodies. Benchmark sent the information on our unit and the area well in advance so we were all able to pack accordingly and truly relax the moment we arrived. The community was full of friendly people and we felt right at home, the kids making plenty of friends at the pool. We’ll absolutely return to this unit in the future!

Nice rental but inaccurate description.

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was very unhappy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: My family of six stayed here and had a nice stay. We made the best of the circumstances. First off it’s listed as having a master suite with king sized bed. It’s a queen bed with king bed in the front bedroom. The kitchen sink faucet was so loose it was difficult to operate one handed. Kitchen was poorly stocked for cooking. The beach access is pitiful. Yes it looks close but there is currently there is a legal battle over who owns the beach. So we had to shuttle to a public beach for rented beach chairs. Overall the condo was small but fine. The floors needed mopped as our feet turned black without shoes when we first arrived. I realize the sand makes a mess and house keeping difficult but should have been looked. Finally benchmark was very difficult to get a hold of. I tried calling multiple times. Emailed multiple times. I was just needing information on beach access. I finally reached someone and was inquiring on changing my stay dates and was charged $27 just for questioning it? I had to email and ask for myPasscode for the door. I would not stay at this property again.

Good location with great management

The management was super helpful with a couple of things that came up. They went above and beyond to take care of us. Like making it easy for us to extend our stay by a day. The condo was nice the carpet isn’t great but not a deal breaker. There are 4 houses being built so there isn’t a huge view of the ocean but you can still see it. Beach access is super easy but once you get there it is tricky finding a spot. The only public beach area is where the tide is coming up. Still not a deal breaker. I just got up earlier to claim our spot. Overall we’d stay here again.

No A/C and 87 degrees in the codo, Bad experience

Overall, I do not recommend this vacation rental. Reviewer Comments: I am upset with your company. We were with no air conditioning for 2 days. Your company did not relocate us and did not reimburse me for the two days that were terrible staying in the heat in the unit. I understand that things happen but your company should have done more than 2 box fans to make our stay more comfortable. I had three small children and four adults that slept and stayed in the heat for two days. I will never use your company again. I have tried to call your company and have not received a call back from your manager.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: View of beach is not accurately represented in the listing pictures. The pictures need to be updated for renting purposes. There are now 4 massive concrete structures which are privately owned blocking the entire beach view except for a small sliver. The owner of the 4 concrete buildings also owns the beach in front of them, so you fight for beach position unless you go before 7 am. You can only put your chairs either behind someone on the left side of the beach access or in “wet” sand on the right side of beach access which means we had to walk 100 yards to find a beach position once down on the beach. There is a security guard at the beach telling you to move your belongings to wet sand. You cannot set up your beach items in front of the privately owned (4) concrete structures unless in “wet sand.” It should be noted this condo is in building 2 which is far from the beach- approx 100 yard to the board walk. Only building number 1 is further. The unit bathrooms are also extremely outdated. The worst part of the condo is the carpet in the bedrooms. In less than an hour of being there my 1 year old’s legs were completely black from crawling around on the rugs and carpet. The carpet needs to be changed and the rugs need to be shampooed. We closed the bedroom doors and put pants on her to help keep her clean. It was disgusting. Overall I wouldn’t recommend this condo to anyone with small children or anyone elderly as my grandmother had a hard time climbing the 2 flights of stairs up to the unit, walking 100 yards to the beach, and 100 additional yards to our beach chairs. We will not be staying at Beachside Villas again until the beach situation is sorted out with the condos in front and private owner with the 4 concrete homes. Very disappointing situation at Beachside Villas.

We are planning to update the photo's but want to wait until everything has been completed to avoid having to have photo's taken again just shortly after. It is very unfortunate about the private beach being established beside the public access but that is something that we are not able to do anything about. We do try to communicate that with our renters at Beachside Villas as we don't want them to have any surprises. We will be passing your concerns about the unit itself to the correct people to address them. Hopefully, during off season, we will be able address some of the floor concerns with the group doing the deep cleans. Also, the first number of the unit at Beachside Villas always indicates the building number! We hope all of this does get sorted out too as Beachside Villas is a great place to be!
