It is a clean, well maintained and as new two bedroom 1st floor apartment in a central location with private parking. Flexible check in and night check are available. Double glazed and cavity wall insulation ensures a warm apartment even in the coldest weather.
The property is always professionally cleaned and laundered. A bath towel and hand towel are supplied for each guest. Shower gel and soap is also provided together with a hairdryer.
A welcome pack contains snacks and breakfast cereals together with milk.
Safety
This property conforms to the much stricter requirements for long term rentals including fire and electrical safety. There is a heat sensor in the kitchen and smoke detectors. There is no gas to cause CO problems.
Bedrooms
There are two double bedrooms with fitted wardrobes in each. Both have double beds with good quality mattresses. Bed linen is provided and has been professionally laundered.
Living Area
The spacious bright living room has a two seater and a three seater leather sofa. There is also a smart tv in the property which is connected to the wifi.
There is a dining table for 4.
The wifi is supplied by Virgin Media and has unlimited downloads and is of a high speed.
Kitchen
The spacious kitchen has all cooking utensils and crockery covering most self catering.
There is also a dishwasher and a washing machine with a tumble dryer. A large fridge freezer ensures that you can store food at your convenience. A new glass hob further enhances the look and practicality.
Bathroom
There is a good size bathroom with a bath and electric shower. The bathroom is clean with a new bath panel, shower screen and is mould free!!
Entry
A buzzer system ensure security for guests and two locks on the door to the property further enhance security.

Transport
3 Mins walk to airport bus. Edinburgh has a fantastic bus system. DownloadTransport for Edinburgh and you can get to virtually anywhere in the city. There are numerous bus stops nearby including one that goes straight to the airport (2mins walk). The train station (Haymarket) is 15 minutes walk
Shops
The nearest small convenience store is less than a minutes walk and another is three minutes walk..
There are larger convenience stores nearby, Sainsburys (Dundee Street about 5 mins walk).A short drive away take you to the very large Supermarkets or go online and get them to deliver.
Restaurants Bars
Restaurants/bars are within walking distance. The Fountain Bar does good food and is couple friendly. The Caley Sample Rooms do good local beers and the food is excellent too. A short walk takes you to wine bars and yet more restaurants.
Entertainment.
There is a cinema complex about 5 mins walk away together with bowling. There is a wonderful independent cinema called the Dominion in Morningside about a twenty minute walk.
Fitness
There is a pay as you use gym in Craiglockart a short walk away which is of a very high standard. Nuffield Health inm fFounain Bridge ay do passes and this is a 5 minutes walk. (Contact them for details).
Location
It takes about 15 mins to walk to Princes Street. The Royal Mile is best accessed by the frequent bus service as parking is a nightmare in Edinburgh. You have the advantage of a quiet location but the advantage of being in a central location. Good for getting a good nights sleep and avoiding the noise of the tourist areas.
There are two parks nearby that are child friendly. One is less than a minutes walk. There are beautiful walks along the canal less than two minutes walk. Wonderful in the morning sun or at night. There is also a canal boat café to have a coffee. There is a great little coffee shop to have breakfast called the Piece Box. up by Polwarth Gardens by the mini roundabout.
Children
I have children myself and they are welcome although it would be best to bring a travel cot for the young. It is safe for them.
Hotwater and heating.
The water heats up overnight to ensure hot water in the morning and the following day. An electric shower provides constant water. Heating is by electric panel heaters although you may need to open the windows as this is a cosy flat!
Parking
Parking is free and is by permit which is supplied to guests at the rear of the building.
Garden areas
There are garden areas to the rear of the property.
