Les Vignes de Carcassonne is a spacious 4-star flat of 122 m² located on the 1st floor of a large house, with a Mediterranean garden of over 7000 m² and a swimming pool.
Enjoy the peace and quiet of the countryside, yet only 15 minutes by car from Carcassonne and 60 km from the beach.
The flat has a large living room, 3 bedrooms including a master suite, a fully equipped kitchen, two bathrooms and a balcony. There's also a large 45 m² private terrace with plancha, a garden and an 8 m x 5 m swimming pool!
Ample parking space for cars. Cleaning, sheets and towels included. Pets welcome with a supplement of €5/night per pet, payable on site. Wifi access.

Accommodation:
The property, overlooking the vineyards, is situated on the edge of the village of Capendu, in the Corbières, at the foot of the Montagne d'Alaric, with views of the Montagne Noire and the Minervois. Independent access via a 6-step staircase leading to a 45 m² private terrace with plancha area and lovely views over the surrounding countryside.
You will be welcomed on site by the owners, who live on the ground floor.

The size of the garden and the partly wild vegetation mean that there are sunny and shady areas throughout the day, allowing you to take full advantage of the peace and quiet offered by the property's location on the edge of a built-up area with no direct neighbours.

- 5 minutes from the Canal du Midi and 15 minutes from the Cité de Carcassonne, Capendu, an Occitan village of 1,500 inhabitants with its typical thousand-year-old "circulade", has all local services: bakery, mini-market, post office, tobacconist's, wine cellar with tasting of local produce, hairdresser, petrol station, taxi.
- All shopping areas and supermarkets 12 km away.
- Less than a kilometre away are two restaurants and a full range of medical services: pharmacy, doctor's surgery, physiotherapist, nurses, etc.
- Carcassonne hospital is 15 minutes away.

- The medieval city of Carcassonne is 15 minutes away. A UNESCO World Heritage Site, its extraordinary fireworks display in July, its Festival, its Château and its unique atmosphere attract 2 million visitors a year.
- Just 20 minutes away are the Carcassonne Golf Club, the Lac de Cavayère leisure site (water park, swimming, tree climbing) and the Lézignan-Corbières flying club.
- 30 minutes away, Narbonne Cathedral and the Narbonnaise Regional Nature Park, Lagrasse Abbey and the giant chasm at Cabrespine.
- 40 minutes from the Cathar castles, the medieval town of Minerve and the famous Abbey of Fontfroide.
- 45 minutes away, the beaches of the Mediterranean (Gruissan), the lakes (Leucate; Barcarès) or the Sigean African Reserve.

Security:
- The house is under alarm and video surveillance. The privacy of guests is of course respected.
- Part of the garden is on a slope and is not enclosed. The presence of thorny vegetation (prickly pears, for example) may present a risk for younger children, who must therefore remain under the constant supervision of their parents.
- Departmental safety regulations prohibit fires in summer.
- Use of the swimming pool is not permitted at night.
These precautions will be outlined in a safety notice that will be handed out at reception.
