Overall view- the place was nice. We loved the living room electric fireplace and use of the garage. The fire pit on the back deck was a nice surprise. Upon a closer look, I was unhappy with the quality of the bed sheets in the lower guest room. They were old, cheap and worn with fabric pills that felt like sandpaper. The pots and pans were teflon coated. They were scratched so badly they just needed to be tossed. The cabinet door below the sink was barely hanging by a screw. The ice maker was broken. The patio cushions on the covered porch area were comfortable but stained. The cushions on the chairs at the patio table were so worn and old and not comfortable at all. All the towels downstairs were musty. After we used them once, I washed them all. Turns out the front load washer is the problem. I guess for the price we paid for 3 nights, I would expect a little more attention to detail. I think VRBO owners need to spend a weekend from time to time in their homes to catch these types of issues. Would I say there again? No. Would I recommend to a friend? Yes, but let them know if the little things don’t bother you, it’s a nice place.
We had a wonderful time. The walk to the lake was a little steep but the teenagers handled it just fine! Everything was clean and the location was wonderful. We would love to come back!
Beautiful home on Beaver Lake We brought our kayaks and used the dock daily to fish and swim. Had a great time here. Would definitely stay here again Thank you for sharing your beautiful home with us
The house is awesome, clear directioms and instructions. Communication with owner was good very early on when making the reservation. I did call and email them during the stay and didnt get a response, not a huge deal for what i was calling about. The light bulbs in the garage ans front porch didnt work, we let them know about that upon our departure. Again, not a huge deal, we found ways to cope with it. I would definately stay here again. We loved the location, space and defi ately the deck.

Family trip
Nice, quiet and clean house. Wish there were better steps in the back to walk down to the dock.
Group of four guys on a fishing trip. House was as described in good location central to almost everything at Beaver lake. Lake is just a short walk to the water although slightly steep. Well stocked and everything we needed for our stay.

Thank you so much for staying with us. We enjoyed hosting you.
Stayed here as a luxury while on a striped bass trip. Spacious, very well stocked, comfortable. Excellent location 15 mins from town, 10 mins from beer and food. Feels secluded, very private. Dock is very nice, not an old junker you can't use. Just all around a very very nice place to be. Evening view and deck is a top flight place to grill and drink. Stay here, you'll LOVE it.

Thank you so much for the review. We appreciate you staying at The Perch.
Lots of room, large kitchen with everything you need to cook & bake, large deck…we had a short stay this time we will come back here for a longer stay! A/C works great!
Very steep to get to water, not bad for us but could be a problem for others.
House very clean, TV, games, left us bottles of water, bottle of wine, coffee
Easy & clear check out instructions
Very quiet & within 10 minutes to Roger’s
Very happy with our stay!
I was a little worried about getting the code to get in, as it wasn’t sent until right at check in time which made me uneasy because we had driven so far. Other than that, we were very happy with the property, very clean and nice. Owner left nice bottle of wine with hand sanitizer and masks which was nice. The deck was so wonderful with plenty of seating, we spent a lot of time there. Having a boat dock was great because our friends could pick us up on their boat easily. The walk to the dock challenging because of the steep hill but because we are all in good shape we were able to navigate it without problems.

Thank you for staying at our lakehouse. We are happy you guys had a great time.
The home itself was nice. Backyard was fairly steep to walk down to the dock and back up to the house. Back yard could be cleaned up a bit, lots of tree branches down. Home has a bad ant problem in the kitchen. They were everywhere crawling on the counter top, cabinets, island, and on anything left on the counter or island. Even crawling on our arms when we were trying to cook or sitting at the island to eat.
Owner let us adjust our check in/out date by approving our 1 day change. Home is just ok, could tell owners haven't spent much in keeping up or maintaining home as previous rentals we had stayed in around Beaver. Dock was good but hill to get down was very steep & rocky so footing was unstable. Worse part was the kitchen fridge was broken; was slightly cool when we arrived so we stocked up our weeks food. Left to go explore/hike the next day & came back to a fridge that was warm and food that had spoiled. Messaged owner & were told "we've had that looked at twice" but otherwise didn't offer to fix or repair. My husband finally got a hold after several phone attempts & they offered us their families garage fridge which was padlocked & filled almost completely with their drinks & had dog medication (w/ needle) & the freezer had what looked like frozen blood on the shelf. They told us they would reimburse us for the almost $200 of food we had to trash & re-purchase. This has not happened. As the week went by, the kitchen fridge continued to SMELL & could only described as a DUMPSTER FILLED WITH DIAPERS; this filled the ENTIRE house & was the most disgusting, unpleasant experience. I updated the owner on how it still was broken & her response was "aren't you using the garage fridge", completely unprofessional. Contacted VRBO & they attempted to help remedy but owner never answered them either. AVOID this property & owners, there are much nicer places to stay while on vacation.

This tenant was the rudest and most hostile tenant we have ever hosted in over 5 years of doing short-term rentals. He notified us that the kitchen fridge wasn't cooling. We told him last year we had a guest mention that and we had 2 technicians go out and they both told us the fridge was fine but when you leave it empty (between guests) it takes longer to cool. After he informed us that it had been several hours and still did not appear to be cooling we knew time was of the essence. With it being a weekend I knew we would not be able to have someone look at it or have it replaced quickly enough if it was indeed not working. We have a fridge in the garage we use so we told them where the key was hidden. We told them it would be full of drinks so move those out so they would not be without a fridge. The renter mentioned he had spent $170 on groceries and was afraid they were all ruined. Obviously we felt terrible about the situation and told him to send us his v*nmo address and we would reimburse him in full. We sent him several messages through the VRBO app and he would not respond. He then sent us messages cussing us out and using the F word and being very disrespectful. My family and I travel a lot and we use vrbo a lot and I definitely understand how aggravating it can be when something at a rental doesn't work, especially an appliance, so that is why we immediately found solutions - 1. use our personal owner fridge and 2. offering to reimburse money. Somehow nothing we offered to do was good enough. I guess to be revengeful the tenant left the house a disgusting mess. The only good thing is we now do not have to worry about this renter staying at one of our properties in the future and we would advise other owners to do the same. Save yourself the aggravation! (and side note - We took that kitchen fridge and moved it to our personal property since it still works fine and WE HAVE A BRAND NEW FRIDGE FROM LOWES THAT WAS DELIVERED 6/22/23 just so we don't have to even worry about it in the future)
Property is on the lake, although tall trees block the view and there is a hill to hike down. Loved hanging out with family and friends on the back deck. Beautiful early October weather. Nice indoor table for group eating or playing games. Easy drive to War Eagle Cavern, Roger’s and Bentonville. Don’t miss the Walmart museum and Spark Cafe (for ice cream) in downtown Bentonville. And the incredible Crystal Bridges museum and grounds.
We spent the weekend and had an excellent time . Very clean and comfortable. Close lake access and peaceful surroundings. We will definitely do it again .
The house was beautiful and in a nice quiet location. We used the kitchen for most of our meals and it was well stocked. We had a wonderful and relaxing time.
