Niolos Villas is a complex of two private, fully autonomous villas perched on a serene hillside overlooking stunning Souda Bay. Each villa has been thoughtfully designed and built to the highest standards, ensuring both comfort and style for your stay. Its elevated position provides panoramic views of Souda Bay, creating an unforgettable backdrop for your holiday.


Villa Niolos I is 180sq.m and can accommodate 7 guests in beds and up to 9 people if necessary.


Ground Floor
Entering the villa on the ground floor, youre welcomed by a spacious open-plan living and kitchen area. The living room boasts a large sofa, a 40" HDTV, a JBL Bluetooth speaker, and opens directly onto a balcony with views of Souda Bay. The kitchen is fully equipped with modern appliances to make self-catering a breeze, and the dining table comfortably accommodates up to 8 guests.
This area also features a bathroom with a stand-up shower and a storage closet for added convenience.


First Floor
Ascending to the first floor, you will find two bedrooms.


Bedroom 1: This bedroom features a king-size bed (1.80 x 2.00 m), which can be converted into two twin-size beds (0.90 x 2.00 m) upon request. It also includes a self-controlled A/C unit, a closet, and an orthopedic mattress, ensuring a restful nights sleep. Step out onto your private balcony to enjoy panoramic views of the sea and the surrounding area.
Bedroom 2: This bedroom features a single bed (0.90 x 2.00 m). It also has a self-controlled A/C unit, a closet, and an orthopedic mattress, ensuring a restful nights sleep. Step out onto your private balcony to enjoy panoramic views of the sea and the surrounding area. In this bedroom, a folding bed can also be provided to accommodate an eighth guest


The first floor also features a bathroom with a bathtub and a shower.


Second Floor
The second floor features a spacious attic. This area includes a Queen-size bed (1.60 x 2.00 m), a closet, a mini fridge, and a bathroom with a shower enclosure. There is also access to a private balcony.


Independent Studio
Situated just below the main villa, an independent studio opens directly onto the pool area. Inside, the studio features a welcoming open-plan layout with a cozy living area that includes a sofa bed and a fully equipped kitchen.


It also offers a bedroom with a queen-size bed (1.60 x 2.00 m), a fan, A/C, a vanity, and a closet. There is a well-appointed bathroom with a shower and a washing machine.
Finally, the 9th guest can sleep on the sofa bed.


Outdoor area
The beautifully landscaped outdoor area of Villa Niolos I, filled with flowers and palm trees, offers amazing sea views, as well as a variety of facilities which include:
- A private, 50 sq. m. ecological swimming pool completed with a special childrens section for family fun. The pool can be heated with an additional daily charge, upon request (Please note that the pool heating can be used upon advance request for the entire stay, and it requires at least one weeks advance notice).
- A 5-seater hot tub
- The pool area features 4 sunbeds, 2 umbrellas, and 2 unique built-in double beds in the pool for the ultimate lounging experience.
- A fully equipped outdoor kitchen with gas barbecue, wood-fired oven, and sink.
- Outdoor dining areas
- A lawn-covered area by the pool is perfect for kids to play -- plus, theres a ping pong table for extra fun!
- A variety of furnished spots, with sun beds, umbrellas, a shaded outdoor living room, hammocks, and a cozy fire pit area with a cushioned sofa, for relaxing.
- Parking space for 4 cars




**Accommodation cost excludes Climate Resilience Tax. The amount for the accommodation type is set at EUR15 per night from April to October and EUR4 per night from November to March, payable upon check-in.
