Sunny "STUDIO 52" - Porto Baixa Apartment

"STUDIO 52" is located at Factory Street, 120 meters from Freedom Square, in the hearth of the Historic Downtown Port, one of the most privileged areas of Porto - World Heritage Area by UNESCO.

All the most important tourist sights, bars and restaurants are within walking distance!

Is a nice and very bright apartment able to host up to 4 people.

THE SPACE:
"STUDIO 52" is an apartment fully renovated and tastefully decorated with some refined details.

The space is cozy and very bright thanks to 4 large windows and is furnished with:

- 1 good double bed with comfy mattress encased coils
- 1 large chaise long sofa double bed.
- 1 dinning table with chairs

The bathroom is provided with a large contemporary marble shower.

The kitchen is equipped with a modern boost induction hob, combo-fridge, microwave with grill (dishes, cutlery, glasses, pans & frying pan are included), immersion blender, toaster, electric kettle and Nespresso coffee machine.

Some essentials like fresh water, beers, wine, coffee, tea, salt, sugar, spices, olive oil, vinegar and cleaning products are provided FREE.

Air conditioner, Full HD Led TV by cable, hi-speed Wi-Fi Internet connection, bed linen, towels, soap, shower gel, toilet paper, hair dryer and cooking utensils are all included.

All the windows frames are new with 8 + 8 mm Climalit double glass for the best thermal insulation and soundproofing.

GUEST ACCESS:
"Studio 52" is located on the 5th and top floor, accessible by lift.

During the morning the concierge service exist.

Guests have access to all the amenities of the apartment.

INTERACTION WITH GUESTS:
When you arrive you will be welcomed by me (or by Eventually a friend) for check-in and share with you nice suggestions about where to find special places to eat, visit and have fun.

A good bottle of wine, some Super Bock beers, fresh water, snacks and coffee will be provided to your arrival, plus maps for your visit to Porto.

I speak Italian, Portuguese, Spanish and so Inglês Also we can easily communicate by phone, email, skype or whatsapp.

Any-kind of info or support you'll need I will present to help you.

THE NEIGHBORHOOD:
The district has many restaurants with different types of cuisine, coffee shops, bakeries, grocery stores, supermarkets, shopping centers, banks and ATM's, libraries, beautiful gardens, art galleries, museums, theaters and trendy nightlife clubs.

The location is perfect to visit the old town, to enjoy the night life of the city, take a boat trip on the Douro River, visit the Port Wine cellars and taste the regional cuisine of Porto.

If you need very close there is a modern and clean Self-Service Laundry (350 m far> 4 min by walk). You do not need to bring soap, because the Miele machines are already loaded with Them (soap, softener, disinfectant). Less than 5 € for each load, with € 1.80 you can Also dry.

GETTING AROUND:
Several Car parking (150 m) Metro station (150 m), Railway station (350 m), Touristic bus (250 m), Tramway and city bus (150 m) and taxis (250 m) are available.

If you will arrive by flight from downtown to Metro by the journey it will take +1 hour.

If you prefer to transfer, you or a friend of mine, can pick up you with car and it will take only around 20 minutes. We ask 25 € luggages included, cheaper than a regular taxi, if you are interested please let me know.

In case you arrive by train the nearest station is the São Bento terminal train station, located only 300m from Rua da Fábrica.

In case you are going to eat by car, you can try to park in the neighboring streets and squares but I suggest to park the car in the underground park of Praça Dom Joao I, which is also only 300 meters from Rua da Fábrica. The price is nice: € 14 for 24 hours parking.


HOUSE ROULES:
No big rules, just treat the house like it will your home! ;)

By the way smoking is not allowed inside the studio, only at the window-sill.

The apartment is cleaned prior to your arrival. Please, keep the apartment tidy and clean the reasonably possible all During the time of your occupancy. If you require extra cleaning During your stay, please contact me - I will arrange it.

Be careful with noise During the night and respect neighbors, give Them a hello and a smile;)

If you will use the kitchen please be careful with the extra white marble countertops because it is a natural stone and sensitive Therefore any liquid (Especially coffee, red wine, olive oil, vinegar, lemon juice ..) can stain if not clean will be and dry quickly.

When you check out please leave the keys inside the "Studio 52" and just shut the door.

Check out time is 12:00, but a later check out time may be available on request.
