About this property

Lovely and comfy wooden house in a big garden close to beaches and the village

Lovely, wooden house ranked 3* for a 6 person capacity by the Comité départemental de tourisme des Landes.

It is based in the coastal village of Lit-et-Mixe, 10 min drive from beaches of fine sand and dunes, surrounded by the largest pine tree forest in Europe. 15 min from Contis, the most charming surfing spot of the coast.

• 83 m² wooden house, built in 2018 in a 2500 m² garden, in a very peaceful, residential environment surrounded by nature.
• 3 bedrooms (incl. 1 master bedroom with en-suite bathroom/shower/toilet) Built-in wardrobes/closets, French windows/sliding doors, in each, all overlooking the garden.
• A large living room with high ceilings, offering an open kitchen, a dining table and a television area.
• A large, wooden terrace, with a pergola for shade. Table and chairs for outdoor eating – South oriented.
• 1 communal bathroom equipped with Italian shower.
• 1 communal separate/guest toilet.
• TV with satellite, washing machine, dishwasher, oven, induction plates, microwave, air-conditioning/heating.
• Bedsheets and bath towels OPTIONAL - see fee below (*)
• Furniture and decoration chosen with love…this is above all, our family holiday home!

Activities: surfing, kite surfing, wind surfing (sea or lake), horse riding, trekking, cycling, go ape...but also visits to the surrounding, beautiful countryside and local villages, or further afield, visits to the nearby Basque country (Pays Basque) in either France or Spain.

Facilities: 5 min drive from the nearest supermarket and the village center, with grocers, bakery, and daily market (in summer).

Access: nearest international airports are Bordeaux (France) or San Sebastian (Spain), approx. 1h30 drive to Lit-et-Mixe. Alternatively, TGV trains run regularly from Paris to Bordeaux.

Conciergerie service provided: contract, check-in check-out, cleaning, availability 7 days a week.

Great accommodation

We really liked our stay. Friendly host & agency, new and comfortable house with a great layout. The only thing we really missed, was a bike way to Lit-et-Mixe. We had our bikes with us, but did not drive once in the end. Other than that: Great region and nice beaches!

While there is no direct access to Lit et Mixe village by bike from home, you can easily park your car on the supermarket parking (4min drive away) and then ride wherever you want from there! There are multiple bike paths alongside the beautiful forests, to Cap the L'Homy beach, Uza or Contis. Good to know for the next time :) Sophie

Ocean villa Lit-et-Mixe

We loved our stay at this comfortable and very cosy furnished wooden house! It’s a great place for a fine vacation close to the amazing beach of Cap de L’homy, a 10-minutes drive. We would book this house for sure again and our kids hope that there is WiFi then, that is the only thing that missed. It also makes it easier to work then. In summarum: an absolute recommender!

I am not sure at this stage whether we'll set-up wifi in short term, as we're renting the house just a few weeks per year, and the guests - even coming from abroad - usually find a good 4G connection. Great property

Lovely stay. The property is brand new and stylishly designed and sits on a very large plot. Need a car but good beaches, lake and nice villages and shops all within 15 mins driving. Good communication from the owner. Check in process a bit complicated as someone has to meet you at the property (key safe would be simpler) and they require a security deposit in cheque or cash which is tricky (credit card imprint would be simpler). Also read the small print as sheets are not included and quite expensive to rent from the agency (including those in the rental from would be simpler). Overall very happy though.

For further bookings, the deposit will no longer be requested if you book through Abritel as it will be included in the booking process. The bedsheets / towels need to remain an option as some guests prefer to bring their owns, and if they choose the option, we need to pay the laundry service (which is a unique fee whatever the duration of the stay is). Last, regarding the check in, it is important for us to have it done by the agency for safety amongst other reasons, but we can always find a solution in case of late arrival. Tolle Ferienwohnung

Wir (2 Erwachsene, zwei Kinder) haben den Aufenthalt genossen. Die Wohnung ist groß und die Einrichtung sehr schön und neu. Im deutschen Inserat fehlten Preise für Bettwäsche und Handtücher. Ansonsten war alles wie beschrieben. Wir kommen gerne wieder :-)

Wieder einmal alles top

Wir haben in diesem Jahr nun schon zum zweiten Mal diese Unterkunft gebucht. Es ist ein wunderbarer Ort um von der ersten bis zur letzten Sekunde des Urlaubs zu entspannen. Sauber, komfortabel, schön! Auch im nächsten Jahr werden wir gerne wieder kommen.

Très agréable, attention à la caution et au forfait nettoyage

Belle maison, fonctionnelle, propre avec terrasse et grand jardin. (Il manque un vestiaire, ce qui n'est pas gênant en été.) Procédure un peu lourde avec l'agence immobilière. Caution à payer en chèque ou en liquide (empreinte de carte de crédit pas possible), donc prévoyez. Première fois de notre vie qu'on nous demande de payer le ménage (90€) alors que nous comptons nettoyer nous même, en attendant de voir si notre façon de faire le ménage corresponde aux normes de l'agence. On a pu trouver une solution, mais c'est le genre de discussion dont on se passerait volontiers.

Pour répondre à vos deux points : la caution est une procédure classique nécessaire lors d'une location, précisée dans votre contrat de location initial, pour permettre d'anticiper. Concernant les frais de ménage: ils sont désormais de 75€ et intégrés dans le tarif de location, il n'y aura plus à les payer sur place. Faire venir une société de ménage professionnelle est en effet indipensable pour laisser les lieux d'une propreté irréprochable pour les prochains locataires, et la propreré de notre maison est grâce à cela toujours très appréciée. Wunderschöner Aufenthalt

Das Ferienhaus ist sehr neu. Die Lage ist perfekt, etwas zurückgesetzt von der Straße und man ist komplett für sich. Die Ausstattung ist top modern und man fühlt sich von der ersten Sekunde an wohl. Wir haben schon fürs nächste Jahr wieder gebucht.
